This is a YouTube video titled "Do We Really Have 500k More Buyers than Homes?! ๐ ๐ฑ #mortgage #homeloan #residentialmortgage" created in June 2025. The content is a monologue or presentation discussing real estate market statistics, specifically addressing claims about the number of homes for sale versus buyers and analyzing the accuracy of those claims using MLS data.
You might have saw the headline from Redfin last week where they said there's 500,000 too many homes for sale and not enough buyers for those homes. What's that going to do to home prices? What make them drop? Ultimately, I think it was to get headlines and kind of clickbait and it did its job. But if you really unpack it, it's not quite the case. The numbers don't really check out there. Let's unpack it. So Redfin said that there's 1.94 million homes available for sale or sellers getting rid of their houses and there's only 1.45 million buyers for those houses. Well, that is a 500,000 deficit. Not enough buyers, it sounds like. However, there's thing called mls and that's at least, you know, hate it or love it. Most standardized form of tracking actual stats on the real estate market. Well, instead of 1.94 million, there's only 1.45 million homes available for sale, which that's right in line with how many buyers we have on the market. These are active buyers. Out of the 1.45 million homes available for sale, 500,000 are under contract already, so they're not active Listings for these active buyers to.
