Lenders have different rules for counting income from a new job on conventional, FHA, and VA loans. The speaker explains how long you need to be employed before that income counts toward your qualification.
Getting conventional financing. As long as you've got the offer letter for your new job, you can generally use that income as long as it's salary or hourly. Some sort of a guaranteed full time income. Now if it's part time, overtime, bonus, commission, some sort of variable amount. Generally you have to be there for 24 months to have a large enough sample size to know what that averages out to. Then switching gears to FHA and va, those have the same rules. Even if it is salary or hourly, you have to be there for six months, and that's just to show that you've returned to work in full. You're going to be in the workforce, and then VA and FHA will allow you to use that so much quicker than many realize.
