This is a YouTube video titled "FHA Loans!" containing an explanation by Daniel Kahn about FHA loans, focusing on their benefits such as lenient financing options, lower credit score requirements, higher debt-to-income ratio allowances, and low down payment options. The content is educational and aimed at potential homebuyers, especially first-time buyers, recorded in 2023.
An FHA loan provides more lenient financing options for many homeowners that oftentimes it's used by a lot of first time home buyers, but not required to be a first time home buyer. On an FHA loan, you can do it multiple times throughout your life. The FHA allows a lower credit score option. You can go down to 500 credit score, whereas conventional stops at 620. It also lets you extend yourself a little bit further on your debt to income ratio, which is your monthly budget. So you can buy a little bit more of a house versus your income. And it provides super low down payment options. FHA is only 3.5% down. That's considered one of the lowest. It also does have down payment assistance options, although those rates do go up a little bit. So if credit and down payment are kind of a hot topic for you buying a home, FHA may be the way to look.
