This is a YouTube video titled "HOUSING INVENTORY IS STILL INCREASING!" containing a monologue or presentation about the current state of the housing market as of late 2024. The speaker discusses housing inventory levels, market balance, inflation effects, mortgage rates, and expected seasonal trends in home prices. The content is informational and focused on real estate market analysis.
Housing inventory has continued to improve. When's the last time we've heard that? Now, if you keep in mind a balanced housing market between buyers and sellers is six months inventory. What that means, if you take all the homes available for sale and no new homes hit the market and all the available buyers, how many months will it take for those buyers to buy up? Today's current homes available with no new ones hitting the market, six months is even. This time last year it was 7.9 months and now October 2024's numbers just came in at 9.5 months times and a half of a balanced market. So this is slowing. The increase in home values allow you to find more homes available to find the perfect one and at a better price. But this window probably only lasts through the winter months because we know as this helps thaw out, you know, inflation, because this is the last piece to make inflation get under control is home prices lower. Inflation brings lower mortgage rates. That brings a bunch of buyers back into the market and house prices will jump up probably about the same time the weather is thawing out in the spring.
