This is a YouTube video titled "🚨 Latest Numbers on Housing Supply 🚨" containing a monologue or presentation from February 21, 2022, discussing housing market statistics, including the decline in housing supply since 2008 and current market conditions. The content features a single speaker providing an analysis of housing supply data.
2008 there were 3.7 million homes available. In December there was just 910,000 and that dropped to 860,000 last month, an all time low. A normal housing market would have six months of housing supply, meaning if no new homes entered the market, the current supply of homes would support buyers for six months. Pre 2008, there was 13 months supply. Right now, there's a record low of 1.6 months supply. But even with that short supply, home sales are still up over 2% compared to this past January last year.
