This is a YouTube video titled "💥 Multiple Ways to Save 💥" containing a monologue or single-speaker discussion from November 5, 2022, explaining the benefits of lower interest rates for homebuyers and how different rate options can provide financial credits to cover closing costs, enhancing affordability in the housing market.
Sure, having access to the lowest rates is a huge benefit as a lender, but in today's market, it kind of has multiple benefits. So in any given market, having a half percent, 0.75% lower interest rate can either make the same house a lot more affordable, or in today's market, can open up an additional price range that maybe they couldn't qualify for elsewhere. That can possibly get your buyer 20, $30,000 more of a buying power. And that could be the difference of them finding the house they love or not. But in today's market, I've seen so many lenders don't have any rates that don't have discount points or additional fees for the rate, not even an option. And that's the huge difference. That's put a lot of buyers on the sidelines because they just can't come up with the down payment, the closing cost, and discount points. We have rates where we can actually give credit back. Had a family earlier today that instead of opting for the 6.875 conventional rate, they went to 7.5%, and we're giving them back one and a half percent of the loan amount in credit. On a $400,000 loan, that was $6,000 of credit we could give. That's a huge coverage that covers most all their closing costs, and that's the difference.
