This is a YouTube video titled "New 2023 Conforming Loan Limits" containing an explanation about the updated conforming loan limits for 2023, detailing the increase to $726,200 and its implications for mortgage financing. The content is a single-speaker informational presentation discussing how Fannie Mae and Freddie Mac back conventional loans and the impact on loan risk and interest rates.
New conforming loan limits for 2023 were issued today and they were actually greater than many expected. So a lot of people were estimating an increase from last year's 647,200amount to 715, but they actually came in at 726,200. That's almost an 11% increase in conforming loan limits. That does kind of go to show that Fannie Mae and Freddie Mac, with all the data that they have, which is more than anyone else out there, they confidently feel homes have increased in value another 11% in the last year. But what is it? What' the importance of a conforming loan limit? So this means Fannie Mae, Freddie Mac, the two huge government agencies that back mortgages, they are honoring conventional financing up to $726,200 on the loan amount. This means they will back or insure that mortgage, making it a lot less risky to any bank and lender out there. If something were to happen, the loan defaults, Fannie and Freddie are there to help back up the lender and make them whole again. Loan amounts greater than that don't have the backing of Fannie and Freddie, making them a little riskier, making the down payment requirements greater and generally the interest rates a little bit higher to offset that risk factor. Now, there are some high cost areas across the country where that limit actually extends from $726,000 and change up to a million and change because it warrants it in those cities. But the baseline across the country for majority of counties is 726, 200. You can get the top tier best financing if your loan amount is within that amount.
