This is a YouTube video titled "Opening for HomeBuyers" containing a monologue or single-speaker discussion from November 5, 2022, about the current real estate market conditions. The speaker explains how rising interest rates have temporarily reduced competition among home buyers, creating a favorable window for first-time buyers to secure good deals before rates potentially drop again. The content focuses on housing market trends and advice for prospective buyers.
Sure, interest rates going up have put some home buyers on the sideline, but if we look at the details, it's actually a really good time for buyers right now. A lot of the investors are out of the market. People that bought the last couple years and have a 3% rate, they're staying put for a bit. So it's kind of opened the door for first time home buyers to have more of an advantage to get a good deal on a home. And that's a short window that's not going to be there forever. Once rates drop back down, you're going to have a bunch of buyers enter back in. And now you're back to the bidding over ask and crazy home price appreciation. But right now that's calmed down, you can get a good deal, get a very fair deal on a home. Home, sure, rates are a little higher. The idea is that in the next six to 18 months, rates will drop. I've done a lot of info on that. So if you can stomach another couple hundred dollar a month payment right now to get the really good deal on the home, you can refinance that in the next six to 18 months when rates probably do drop and then have the best of both worlds. The alternative is you wait for rates to drop and then you are competing against a bunch of buyers again going through that frenzy, which is not the alternative solution.
