The little things make all the difference of finding a perfect lender. Here's a couple recent examples. We had a family a few weeks back go under contract, 690 credit score, conventional loan, and we do the deal. We get them a really good 690 rate and be perfectly fine like most lenders would. But I wanted to look into how can we get them a 700 or 720 credit. We ended up showing them how to pay down credit cards to get the 720 credit while going through underwriting. This saved them the option of $3,000 less in closing cost or 3/8 off their interest rate. And that's the extra mile we could go. But they're trusting in us with their financing, so that's our duty to put them in the best possible position. Another family reach out under contract new construction, builders, litter. Didn't really check things out very thoroughly. Couldn't get them approved a 615 credit for an FHA loan. They just kind of threw in the towel by the house. We show how to get 620 got them approved. They're going to close their house before Christmas. That's the difference that a good litter can make.
