This is a YouTube video titled "Understanding Latest Housing Report ✍️🤔" containing a monologue or presentation from December 1, 2022, discussing recent trends in the housing market, including the impact of mortgage rates, inflation, and housing affordability. The speaker explains the relationship between inflation, mortgage rates, and house prices, providing insights into market dynamics and future expectations.
House values are down 1% month over month. What does it mean for the housing market? Well, my job is to help people stay one step ahead and be informed, to make big decisions. So house values stop for the first time in ages. And it's all due to mortgage rates, making them unaffordable. But why did we get there? How did we get to this place? Let's take a step back. So inflation got out of control, driving mortgage rates up, which eventually meant houses weren't quite as affordable and buyers couldn't continue to pay more and more and more for the home value. And that's why they stalled. If somebody's not buying it, then the value doesn't go to that level. But, but the interesting thing is the price of homes or shelter cost is the biggest factor in inflation. So we've seen shelters starting to stall, inflation starting to stall. Last month's inflation report was a good one, and we're going to probably get another good one here in the next couple weeks on the 13th. And that means that inflation starting to get back under control, which means mortgage rates are going to start getting back under control and coming down with inflation, which I've done a lot of extensive research on that. You can see those videos. So as mortgage rates go down, that means houses get more affordable and buyers will continue to pay more and more and more. Again, we have so many buyers that are on the sidelines right now just waiting for the news to break that mortgage rates continue to drop. So the best price you can get for a home is today, because as soon as inflation continues to get better, which it already is, mortgage rates get better, buyers will pay more, the price of homes goes up next year.
