This is a YouTube video titled "Waiting for the Economy to Crash? 💥" containing a monologue or single-speaker commentary recorded on December 31, 2022. The speaker discusses the current housing market dynamics, explaining why a crash like 2008 is unlikely, emphasizing low housing supply, interest rate impacts, and advising viewers that now is a good time to buy before demand surges again.
We hear from some people waiting for the economy to crash to buy a house. I think they want house prices to tank and then they'll hop on it and purchase it. Kind of like 2008. That's just not coming back. In 2008, there were 4 million homes too many and not enough demand. That's why people are getting steals on houses. That is not the case in today's market. We have less than 1 million homes available. And when interest rates were low, demand was sky high. And that's why you have this many people outbidding on this many houses, pushing the values higher and higher. Well, then interest rates went up, demand dropped, and it's kind of plateaued the last couple months. This is the crash people have been waiting for. This is the best deal people can get on a house. It's right here in front of us. Because as soon as interest rates continue to go down, we've done a lot of talks on that. Demand keeps opening back up and then you get right back to the buying frenzy you were at. And while demand has been low, builders have slowed down on their building. That's the saving grace. That's what will balance this whole thing out. But it's a long term fix. So we're still way, way short on supply because builders haven't been building. As soon as rates go down, buyer demands right back. We go right back to what we've seen the last couple years. And everybody hated that as a buyer because you couldn't get your offer accepted. So this is the time to buy because it's going to be a frenzy in the near future. And as rates go down, keep in mind, buying activity trails interest rates by about two months. So as rates drop, you won't really see it reflecting on the numbers for about two months. So this is the window of opportunity right here in front of us.
