Derek Cole explains how to handle HVAC when you add a room. Get a load analysis to check if your 3.5-ton unit and ducts are sized right for the new space, then resize the ductwork and airflow to match.

A couple things to check. Love the question. Appreciate the question. A few things need to be done. Need to do a load analysis to see what the actual home needs with that room added to it. And is that duct system big enough for that three and a half ton? It sounds like the unit's too big. But again, you know something? I wouldn't know for sure until you do a load analysis on on that home with the new room to see what needs to be done. I think once you do that, you will see it's probably a little different. And then you can size the duct system and airflow, make this system be designed for that home and actually be comfortable.
