This is Toby from Direct Funding Resources. How can I help you?
Hi Toby, so I found this empty lot. It's on half an acre, about 15 minutes outside of DC. It's listed for like $80 grand. It's in a good location next to a park, kind of a quiet street. I can't build on it yet, but I was thinking maybe if I just hold on to it for a few years, is that even a smart move?
Oh heck yeah, sunshine, you are so far ahead of your generation. So absolutely, if you've got the opportunity and the ability, especially in DC, to take down some land, I would jump all over it.
Okay, great, because I was thinking it might be a great addition to my portfolio.
And how old are you again?
I'm 24. I just started learning about real estate.
So that's a great plan. That's what we actually call land banking. You know, people who really build serious net worth, you know, real estate investing, generational wealth, this is how they start. They start young, they buy something that's almost absolutely guaranteed to appreciate.
Perfect, that makes sense. I just wanted to make sure I wasn't making a rookie No, ma'am.
No, ma'am. Not at all. If you need some help when you get ready to negotiate the contract, if you need some help with drawing up the deeds and all that, give me a call. Love to work with you. And then year or 2, 3, or 4 down the road when you're ready to either build on it or exit out, give me a call. We'll guide you through that too.
Also, thank you for taking the time to help me on this. I appreciate it.
You bet. Have a great day and I look forward to working with you, girl. Bye-bye.
