In this video, Toby from Global Integrity Finance addresses real‑estate investors grappling with the COVID‑19‑induced market shock. He explains how the pandemic halted many loan closings, caused secondary markets to withdraw, and pushed interest rates and leverage terms higher, effectively reverting the lending environment to hard‑money norms of a decade ago. Toby advises owners of rental properties with equity to seize the moment for cash‑out refinances, securing liquidity now to purchase distressed properties when inventory rises and the market shifts to a buyer’s market. He emphasizes avoiding reckless, short‑term deals that could jeopardize capital, and outlines a two‑step plan: pull cash out now, acquire undervalued assets, then refinance into long‑term, lower‑rate mortgages once the market stabilizes. Throughout, he promotes Global Integrity Finance’s renewed funding products, high deal‑pricing capacity, and provides contact details for investors seeking financing.

Hey everybody, this is Toby with Global Integrity Finance. I just wanted to reach out to everybody. I know we're all in a state of concern, state of panic. This pandemic is real. As everybody knows, you know, most of you, if not all of you, have felt a huge punch in the gut with what's going on with the economy, with the interest rates, with the mortgage industry, and And that's what I wanted to talk to you first and foremost. There's a lot of deals that were on the table the first week of March that never got funded. We included had a multitude of loans that we had priced out, we had approved, we had scheduled for closing and funding, and secondary market pulled out from underneath us. And that's a, that's a punch in the gut for everybody. And I completely recognize it, realize it. But what I wanted to reach out to everybody is For the last 2.5-3 weeks, Global Integrity Finance has been working diligently around the clock to get better products, to get products back on the market so that we can continue funding the deals that need to be funded. The leverages have changed, the interest rates have definitely changed, but I want you all to understand and realize we're really getting back to what hard money lending was about 9-10 years ago. We've been spoiled as a, as a society in this, and I want everybody that is serious, that has made a life change move in getting into the real estate fix and flip arena— this is temporary, this is short-term. Please, please, please do not take drastic measures and do something that in 6 to 9 months from now is going to impact you for the rest of your life. And what I'm talking about that is I'm talking about taking on deals that don't work, taking on the deal just to do a deal, taking on a deal that, um, is going to liquidate your capital. Right now, cash is king. Let Global Integrity Finance work with you on an absolute best deal out there for you. One of the things that we are seeing a huge uptick in is rental property refinances. You've got people that have rental properties that are looking to do cash outs, and originally they were looking at a 30-year around a 5.5% to 6%. That's no longer there. And if anybody in the industry is telling you it's still there, they're misrepresenting the truth. It's not. Secondary marketing has pulled all that and froze that for a while, and it's only for a short term. But if you're needing to do cash now, and here's why I would say if you have equity in properties and you're looking to do a cash out, now's the time to do it. And here's why. Get that cash in hand, and as the influx of inventory goes back to a higher rate of opportunity, then you have the cash to take down these properties really quick at low bottom dollar values, meaning you have more room to negotiate, you have more ability to negotiate. So if you've got rental properties, you've got equity, and you were looking at doing a cash-out refi and you put the brakes on that because, well, you You know, I had a 6 or I had a 6.5. Now I'm at a 10 or 11. Stop thinking that way. Stop thinking that way. That is short-term thinking. Look at the big picture. Pull that cash out. Hold on to it. Wait until the inventory gets back on the market and your sellers— it's not going to be a seller's market anymore. It's going to be a buyer's market. And you're going to be able to go in there with cash in hand and be leveraged. When you have Cash in hand. When you can go to your sellers and say, look, I've got cash, I want to buy this property, but here's what I'm going to offer you. You are in control, you're in the driver's seat, and that's where you want to be. Then you go, you buy your properties, and in 12 months from now, then the market is stabilized, our secondary marketing is back into play, we've got that 6-7% 30-year notes, then you can refinance all those properties into long-term, and in 2 years from now you'll be way ahead of the game. So be smart and talk to companies like Global Integrity Finance and find out exactly what's real, what's not. We are working around the clock to ensure that we've got good liquidity— good liquidity, it's easy for you to say— good funding, good products. My team is ready, standing by to take the deals.
