How to Get Your First Deal Funded With 650 Credit

Dr. Toby Potter, who coaches 13,000 real estate students, wants to become a broker for a hard-money lender. The platform requires a 650 credit score minimum and specific experience levels by state. He'll submit deals through his underwriter Rochelle and is looking for a direct funding partner instead of larger platforms like Kiavi or LendingHome.

You might want to look me up, Toby Potter, Global Integrity Finance. I've been doing, I've been doing hard money loans for about 12 years. We were National Private Lender of the Year, but I've now gone into coaching. And so we now have about 13,000 students and I'm looking, I still do hard money loans, but I'm looking for somebody that I can outsource this to because my team has gone into basically been helping with the coaching and the rehabs and all that. So when I saw your guys' platform, I want— I sent in a submission to be a broker for you.
Okay.
But I haven't seen any response on that. And then this deal came in. I thought, well, let me shoot a deal over there and see how they would leverage it up. Um, but I would love to see what kind of programs you have that we could just outsource because we're too busy to continue being a direct hard money lender. Hey everybody, want to jump in here real quick. Don't mean to interrupt you. I know you're learning a lot. If you like what you're seeing, you like what you're hearing, click the link below, download this book, can be delivered to you. And let's get back to the study.
Oh, okay. All right. Okay. So the deal that you wrote in about, that's for like someone that you know?
That would be one of my students. That's correct. That was one of my students.
Okay. Yeah. Also there, we need a 650 credit score.
So 650. Well, he had a 675.
Oh, okay. In the, in the, in the form you wrote 6/20 to 6/59.
Oh, I hit the wrong because it was a dropdown, so I hit the wrong one. That's my bad.
Okay. All right. Regardless. Yeah, we can't really move forward for because of his experience.
Well, yeah, it was 6/50 and 3. Now is that so? What is that? Just Florida? And there's other experiences and others like what about Texas?
Yeah. So I, I'm going to definitely send you an email with like a hard copy of this, but yeah, Florida is the one where like we have more, we, that's the only state we have an experience level requirement.
Okay.
Okay. And we only lend in 8 counties and I'll make sure you know which ones.
That would be perfect. Yeah.
Okay.
Okay. And then would you be my rep if I signed up as a broker?
Yeah. Yeah, that works. So at this, so, okay. When I send you the email, I'll attach the broker agreement. At this point, I don't need you to send it back to me right away, like signed. It's just so we can run a background check. Um, but if we get to the point of like, you want to close, um, a deal, then yeah, we would need that back.
Perfect. Shoot that over. Let's get set up. Cause like I said, we're, we're running about 13,000 clients. We can't handle them as a lender anymore, dealing with all the due diligence and that, cause I do, I partner with them. So, and I've got, I just did 300 units last year. So I've got the experience myself, but some of these deals I won't partner with, some of them I will, but I just wanted to see if I had an outlet to get these deals funded through. Okay, good stuff. But you can go, you can go Google me and you'll see that I'm not, I'm not blowing smoke.
Okay.
Okay.
I'll just Google you. Oh yeah, you came right up.
Yeah. See, and it's just all me on there. I'm, I'm the only thing you're going to see on that page.
Where do you live?
What's, uh, Allen, Texas.
Okay. Yes, we definitely land in Texas.
Yeah, this is our backyard.
Okay. Um, all right, good stuff. Yeah, so also in the email there will be the, uh, so we handle rural, uh, properties, which I imagine doesn't surprise you. So in the email there's a link to like the, the Consumer Financial Protection Bureau puts out a tool that you just plug in the address and it tells you if it's rural or not. So make sure you have that. And yeah, so I'll be your direct contact. So feel free to shoot me or—
sorry, what?
I'm sorry, I was sleeping. Feel free to— feel free to call me directly or shoot me an email with any client scenarios you want to discuss.
That'll work. And then you have that online portal. To submit a deal, is there a better way that goes directly to you? Would it be in that email that you're sending to me to run scenarios past you?
Okay. Yeah. So at the bottom it'll say like borrow details needed, which is, you know, credit score, property address, the purchase price, rehab budget, ARV, liquidity. And then, yeah, you can— I know some brokers like to hop on the phone and just discuss a scenario that way. That works for me as well. Whatever's easier.
Easy. Yeah. And we'll, we'll probably have a, you know, a good amount of them. So I don't want to, Bury up with phone calls. Cause like this one here, hey, I can't do Florida. That's a 2-second response back.
Yep. Okay. Okay. Yeah. Maybe if you're saying whatever's easier for you, I don't care. I'm on top of my email and yeah.
And I'm, and I'll turn this over to my senior underwriter, Rochelle. So she'll be the one that you'll deal with pretty much predominantly on that. Um, but as you can see, I've been a direct hard money lender nationwide for decade more. Uh, we're just now doing— I'm doing all the speaking and coaching and we're just kind of phasing that out. And so we're looking for other than a Lima One or a Kiavi or Lending Home and all those, I don't want to go through them. I want to go through something like you guys. It's a little more intimate and a little more direct.
Okay. Well, that's music to my ears. All right.
I appreciate the call and we'll go from there. All right.
Do you want me to loop in— should I, should I grab Rochelle's email from you and also send her this?
Or— yep. So yes, it's Rochelle, R-A-C-H-E-L-L-E, at globalintegrityfinance.com.
Globalintegrityfinance.com. All right, I'm CCing her on this.
Perfect, perfect.
All right, Toby, thanks for your time, and I will— I'll talk to you soon then.
Thank you. Bye.
