Real Estate AI Software: Find Off-Market Deals In 90 Seconds

Dr. Toby Potter demonstrates AI software that searches 3.2 million off-market properties and generates an offer letter in 90 seconds. The system filters by property condition, estimates rehab costs by zip code, calculates projected profit, and creates a Letter of Intent automatically. A Jacksonville foreclosure example shows a $31k projected profit on a $114k offer.

Hey everybody, Dr. Toby Potter here, The Unshakeable Investor. Hey, one of the things that I want to show with you real quick is our new real estate AI operating system. This is that system that we're talking to you about every Tuesday night on the webinars that will revolutionize your ability to find off-market deals. Now I know there's a lot of programs out there that talk about off-market deals. There's This is an ecosystem. This takes it from the masses, narrows it down to the ones you want that show distressed properties along with distressed sellers, which is the goose laying the golden egg for you that will ensure you to be able to find the right deals, analyze them, underwrite them, and offer letters in seconds. So let me go through this real quick, show you how simple this is. So first thing we're going to do, we're going to log in. This is your homepage. Next thing we're going to do is going to log in. And once we log in, here's what this is going to show you. If you can see up here, right underneath here, it says off market 3.2 million properties, on market 28.5 thousand. So you've got almost 3.3 million properties just in this database alone. And so when you do this, you can now sort this down. I don't want to go through 3.2 million. So I just moved this over to off market. So these are all the off markets, 3.2 million of them that's showing right there. So I want to filter this down and this is my filters over here on the left-hand side. So I'm going to come over here and I'm going to filter this down. So I'm going to hit property specs. Nope, it's not the one I want. I don't care about square footage, property type. I want single family. Always the best one to look at first and foremost, single family. Next thing I want to look at is let's go for foreclosures. And then the last thing is owner occupancy, absentee and vacant. Okay, now I hit apply filter. So I just went from 3.2 million all the way to 584,000. Let me narrow that down just a little bit more. Let me go down here and hit probate. I'm going to add that and see what comes up. Oh, zero. So I know that there's none on the Tim probate. That's good. So I'm going to remove that. Let's go pre-foreclosure. 163. Okay, so I just narrowed that down from 3.2 million down to 163 that are foreclosure foreclosure auction, pre-foreclosure, vacant. We know as a smart real estate investor, if the property is vacant and getting ready to go into foreclosure, this is a distressed seller. Not only we have a distressed property, but we have more importantly a distressed seller. So with that, I'm going to look at this property right here. So, um, this property right here shows pretty good ratings. It's a cute little property in Jacksonville, Florida. So I want to click on it and analyze it real quick. So the minute I click on it, it pulls up, it shows me the estimated market value of $131,000, estimated after repair valuation of $320,000. And we have some guesstimations in there. But the first thing I want to do is I want to analyze the property. So I click that button. Now I only have Street View on the property, so I'm going to assume that it needs a full rehab. I haven't walked the property yet, but I'm going to assume it's a full rehab. So I have pre-built in for you to make it simple, to make it quick, cosmetic refresh. So that's a rental property— carpet, paint, maybe appliances. Have a mid-grade flip where I'm going in there, maybe countertops, cabinets, bathrooms, some small stuff. And then have a full gut. And all this is built based upon your zip code for this property. Cost of living, cost of material, timelines. So I'm going to assume it's a full gut, worst case scenario always. So I just got to hit that. I don't know. I haven't seen the property, haven't walked it. There's no photos. So I'm always going to assume the worst, hope for the best. The minute I did that, based upon 3 bedrooms, 2 baths, 2,012 square feet, cost of material, cost of labor gives me $126,000. $480 scope of work. And I can go through this line by line and completely add or take away. Let's say standard, uh, standard carpet floor. Maybe I want carpets in there, 100% carpet. Nope, nope, nope, going back to tile or LVT. Whatever it is, I can modify it. I can go through this. The most amazing thing, the most amazing thing is that when I'm all said and done, I can hit this download the rehab to PDF and it generates a PDF file for me right then and there. So here it is. Here's my property address, my bedroom, my bath, my square footage, year built, and line by line, it's here showing everything that I'm looking to put in. I can now walk this property with my contractor and we can analyze to make sure we're accurate. That's the one thing you want to make sure. Now, once I'm done with that, I want to make sure I'm still making a profit because I need to know if this is a go or no. So the next thing I'm going to do is look at my Profit Analyzer. And so right now, based upon the terms that we have, it's showing me netting about $31,000 in profit. But I need to make sure where I'm at with this. I don't like that. This is a little thin. I don't like that at all. So it's saying that if I bought it for $131,000, I put in that $110,000 rehab and it's going to be sold at $320,000, then that's my profitability. But it looks a little thin. I'm looking over here, it's got my loan, uh, estimations with my carrying costs, all that. All this is built in. All this is doing all the math for you so that you fully understand where you stand and you can spot check it. It's telling me that my max allowable offer is $114,298. So let's just say $114,000 is my max allowable offer to make the profit where I need it to be. So when I'm looking at this, I'm going to go in there and change this to $114,000. Okay. All right. And when I do that, See, it lights up. Now I have profitability. And then the next thing I'm going to do is I'm going to create— I'm going to create— where'd it go? Yeah, I submitted an offer. So I'm going to create my letter of intent. So right there, right now, we've gone through this property really fast, but with less than 90 seconds, I've pulled down a property from $3.2 million Narrowed it down to one, ran the analytics and know exactly what my max allowable offer is. I have a letter of intent that's got that on there. There's my max allowable offer and my rehab, and I'm ready to go submit this to the seller and know exactly where I stand. When I'm done with that, I move on to the next one. Ladies and gentlemen, this is how simple, how quick, how easy to go into a mass of properties in your county off market, as you saw, off market. Narrow that down to the top 1-200 and then start going through and analyze them immediately to know which ones you can move forward with and which ones you throw away. Get your letters of intent, reach out to the sellers, make your offers, know where your standing ground is and where your walkaway number is. I offered $114,000 on that. If he wants $114,500, I walk away. You got to understand the numbers to ensure and guarantee profit success. This is Dr. Toby Potter, the Unshakeable Investor. I'll see you next.
