In this YouTube short, two speakers debate the best path for new real‑estate investors. They argue that jumping straight to large multi‑unit deals (e.g., 32‑unit properties) is unrealistic for most beginners, citing a success rate of less than 0.001%. Instead, they advocate a "crawl, walk, run" approach: start with wholesaling to learn neighborhood demographics, understand what makes a deal succeed, and build relationships with contractors and investors without taking on risk. After gaining experience through multiple wholesale deals, investors can progress to small house flips, then to larger multifamily portfolios, scaling up as they accumulate knowledge and a reliable network. The conversation emphasizes practical, low‑risk learning steps and cautions against following experts who suggest skipping the foundational stages.
But you, dude, everyone started flipping houses.
Everybody started.
And you know, you listen to certain experts out there, they'll tell you, oh, don't waste your time with, with the flipping, just go right to the 32 units.
No.
Well, dude, people just can't do that. And some can, but most can't.
Less than 0.001%.
And I know successful—
you have to start at— I mean, it's like we talk about, you know, every successful business person will tell you, no matter what you're doing, you gotta crawl Walk, then run. And that's the same thing. Start with— and, and every one of my institutional clients who— and I say they have anywhere from 200 to, to 4,000 units— they started as a wholesaler because they wanted to understand the demographics of a neighborhood and what made a deal work and what didn't make it do without any risk. If I wholesale a deal to you, I'm getting paid, and then you worry about whether that deal flips out or not, right? So I'm, I'm— I just went and found some deals, you took one, I got paid a commission, Now I sit back and watch. Did Bradley have success on this deal? Wonder how and why. Well, now I'm seeing more and more success out of that neighborhood or that style, you know? So now I know what to look for because this is what the investors are doing. This is what they're buying from me and they're having success. And then I start following. So if I did that now 10 times and I got a feel of how it's working and the contractors are used, that's the other thing. You take somebody who's brand new, who's never done a deal, They don't know who the contractors are.
Yeah.
And they don't even know where to find them. But now that I've worked with several investors and I've found them houses, I've got to know their contractors, I got to know how they're operating. And now, hey, when you're not working for this guy, would you work for me? Great, I got a deal. And so they evolve it. Now they're walking. And now I've done 5, 10, 20 deals. Now I go into a multifamily. And I go into a 20-unit, I go into a 40-unit. And now I'm starting to jog a little bit, and then I go into a 200 unit, and now I'm running light speed.
