In this interview, Toby talks with a company representative (Speaker A) about their real‑estate loan platform. The platform lets anyone invest as little as $10 in individual loans, with each loan funded by thousands of investors who receive the borrower’s interest at loan payoff, meaning investors get no monthly dividend but a lump‑sum return of principal plus accrued interest. The company operates in 36 U.S. states, excluding New York, Michigan, Louisiana, Mississippi, North Dakota, South Dakota, Alaska, Hawaii, California, Nevada, Utah, and Arizona. Their headquarters are in Atlanta, Georgia. A distinctive feature of their business is a broker program that rolls broker points into the loan amount, allowing brokers to be paid at closing without the borrower needing extra cash at the table – a practice the representative claims is unique in the industry. The firm has been operating for 12 years, surviving COVID‑19, high‑interest‑rate environments, and other market turbulence, indicating low default rates and sustained investor interest. Most recently, they completed a securitization of a bond, highlighting their growth and capital‑market capabilities.

Um, and what's really cool about what we do is the loans that we originate end up on our investment platform. So literally you, anybody with $10 or more can go on our website, look at all the loans that we have funding, invest as little as $10 in a loan, and whatever the borrower's paying, the investor is earning that interest. So when the loan repays, the, the investor that invests in the loan gets their money back plus their share of the interest that's accrued.
Right, right, right.
So every loan has thousands of investors in it. So really, and that model is what allows us to do the no monthly payments because our investors know they're not getting monthly payments. It allows us to—
so all their dividend is deferred till the end.
Exactly.
So they're just compiling that dividend. Exactly. Once it sells out, then they get paid their investment plus their interest earnings on the deal.
Bingo.
So what states you guys in?
We're in 36 states. Pretty much any state that you would think about, we're in except for New York, Michigan.
Louisiana, Mississippi, North Dakota, South Dakota. Yeah, those states.
Yeah. No, none of those. But yeah, the other big ones. Yeah. Pretty— not in Alaska or Hawaii.
Alaska, Hawaii, California.
Yep.
Nevada. Yep. Utah. Arizona.
Yep.
Wow. You got the ugly states in there.
Yeah, we make it work.
Where are you guys located?
Our headquarters are in Atlanta, Georgia.
Atlanta, which is amazing. Love, love the greatest city in the world. Love it. So other than that amazing program, Do you work with brokers, with direct, uh, investors? Who do you work with?
We work with both. We have a truly amazing broker program. One thing that we do, and correct me if I'm still waiting to be proven wrong here, I have never met a lender, another lender that does this. Not only do we roll in all of our points, but we're the only lender that I know of that actually will roll in broker points into the deal. So the broker gets paid at closing, right? But instead of having to bring that fee to the closing table, Their fee is just tacked onto the loan amount. So just less money out of pocket.
Front the money.
We're out.
Yeah.
So we're— yeah, we're just rolling the broker points into the loan. Yeah. Broker gets paid at closing. It's just less money the borrower has to bring to the table.
I can tell you, 30 years in the space, you're the only one that does it.
I've been yet to be proven wrong.
You're glad. No one does that shit. And I'm telling you, that's ballsy. I'm telling you, you know, I'm a pretty aggressive, you know, out-of-the-box thinker. You would have come to me and said, hey Toby, we're going to start a company and this is what we're going to do. I'm going to say, I don't know what you're smoking, but if you're not going to share that with me, I can't get on board with you because that's some funky shit right there.
It works. We've been going, I mean, look, 12 years. Exactly. Yeah, it's not like we would still be here if it wasn't working.
No, no, you've been through COVID, you've been through the high interest rates, you've been through some of the turbulence. So if you're still around, then the shit's working. Because if it's not, your defaults are too high. Your investors are going to stop investing. You ran out of money. Yep. If that was the case. Holy cow.
Not only have we not run out of money, but we recently just completed a securitization of a bond.
