Hello everybody, this is Toby Potter with Global Integrity Investments. What an amazing 2024. I look back at everything that we started in 2024. I look back at our goals and then I reflect on the accomplishments, and I couldn't be more proud of our team for everything that they did and how far we came. Starting the year knowing with all the disruption in the real estate industry When I say disruption, I'm talking about the real estate, the interest rate hikes, valuations declining. We saw a tremendous amount of multifamily and commercial properties going into high distress. We saw some absentee owners that really weren't managing the properties properly, and we took advantage of it. You know, one of the things that we've— that I've learned over the years in real estate is when you see opportunities, you must capitalize on them. This is one of the biggest opportunities we saw. We saw this back in 2008. 2010, when you had the real estate debacle, um, there was huge opportunities. There was many, many, many people that capitalized on that. So in 2023, when we saw the interest rates starting to creep up, we started getting a lot of deals coming across our desk that were distressed. Sellers were in bad position. We had notes coming due and they couldn't refinance because the interest rate hike and the valuations declining. So Global Integrity Investments said, hey, here's an opportunity for us to really take hold of this opportunity and capitalize on it. And our team did an amazing job. In 12 months, we acquired almost 300 units, almost $17 million in assets, and very proud of how we were able to cherry-pick the deals, capitalize on the deals, and really turn them into a legacy as we continue to develop, evolve them, changing lives. 2025. Holy cow, I'm so excited. I can't even come close to sharing with you how we are geared up for 2025. But I will tell you, it's going to be exciting. It's going to be amazing. We are structured to be able to really take hold of these opportunities and to really understand the valuations of units, seeing all that we've seen over the last 30 years, understanding what we've done in the last 10 years as Global Integrity Finance has been a lender for these deals, and now Global Integrity Investments coming in there and acquiring them. We're here to make a difference. One of the things that I've always prided myself in as a leader was being sure to, to, to create a culture that changes lives. When I talk about changing lives, it's not just my life or your life or the team's life. It's everybody's life that we impact. Right now in 2024, when we walked into these units and we saw these distressed properties that have been poorly managed, the housing conditions, the environment that these people were living in, it was embarrassing. It was pathetic. It was infuriating, to be honest with you, to see these people having to live like this, paying rent to live in something that was just substandard. It didn't even qualify to be slumlord housing. It was below that. It was very disheartening, very irritating, and very upsetting. But what I realized was this is maybe why we're here. Maybe this is why Global Integrity Investment is here, to be able to take these properties and make a difference. And when I talk about making a difference, I'm talking about bringing these things up to the standard they should be so that people can enjoy their life and also make a profit doing it, make a living. The legacy is not just monetarily, but it's leaving an impact that people will recognize and talk about for years to come. And that's what we did and are doing in 2024, and that's every bit of foundation that we're going to build off of in 2025. We have so much more work to do. I'm excited. I am just ecstatic about the opportunity, the vision, the direction that the team is going. And I want to start 2025 off correctly by letting everybody know who we are, what we do, and the direction we're going. And do you want to be a part of it? Are you tired of all the other hype, tired of all the misrepresentation, and tired of just maybe getting a dividend? There's more to life than just earning money, let me tell you. There's so much more to it by being able to change lives. Start internally changing your life, changing your vision, changing your mindset, and then you transfer that to the next person and the next person and the next person. That's the legacy I'm talking about. Making a difference, leaving an impact, creating, establishing, and leaving a legacy. That's what Global Integrity Investments is all about. Longview, Texas. Oh my gosh, the imagery that we're showing you right now, these images of these housing, these were— people were living in this. This is third world housing in Texas that is just appalling, irritating, and frustrating. This is what we're doing, and we're going to continue this, continue to make a difference, because now people have a good life and You would be amazed of the testimonies that we're hearing every day when we move somebody out of this dump into that housing and they're saying, "Thank you." That's what we're talking about. That's who we are. That's what we do. Follow along.
