Real Estate Investor Loans | 13-Second AI Deal Approval

In this interview, Toby Potter of Global Integrity Finance sits down with Alex Tatum, founder of Andi's Capital, to discuss his client‑first brokerage approach, referral‑driven business model, and the suite of real‑estate loan products he offers. Alex, a mortgage professional since 1998, emphasizes that he treats client funds as his own, refusing terms he wouldn’t accept for himself. He highlights his network of agents, appraisers, engineers, and city officials that he leverages for clients, and notes that 90% of his business comes from referrals. The conversation covers his product lineup—fix‑and‑flip, DSCR, ground‑up construction, owner‑occupied commercial, boutique hotels, and emerging student‑housing projects—and his multi‑state reach across the Southeast and beyond. Alex describes his onboarding process as a “first‑date” meeting to understand client goals and tailor a plan, then offering his extensive network. He stresses the need for speed in getting term sheets, and Toby introduces Global’s Atlas platform, which can size and approve loans in about 13 seconds, along with an AI Analyzer that quickly generates program recommendations. Alex’s near‑term growth strategy focuses on streamlining processes, deepening lender relationships, and expanding his client base. Contact information for Alex (www.andicapital.com, alec.tatum@andicapital.com) and promotional details for Global’s upcoming tools are provided at the end.

You're putting your trust in me, so when I go out there and talk to the lenders or the investors, I'm gonna spend your money like it's my money.
Is that you are really truly about doing right by your clients.
I have several clients that when I met them, they were netting maybe $800, $900 a month, and I have 4 or 5 who are at the moment netting over 5 figures.
Most of them care about the commission.
People are not going to believe this, but I don't do this for the money. Hey everybody, Toby Potter here.
Global Integrity Finance. Today we have the distinct honor to sit down and chat with Alex over at Andy J Capital. Alex has been in the business for a decade plus. He's one of the most premier brokers that we've worked with here at Global. We love the guy, we love the program, we love his synergy, we love everything he's doing. And so today I wanted to kind of sit down with Alex, talk about where they're at. Tell me, they're, they're right in the mix of all this disruption like everybody else. Higher interest rate, higher loan amounts, higher value evaluations, all this stuff that's just really slowing the business down. So we wanted to sit down with Alex and say, hey, how are things going in your world? What are you seeing? What are you guys doing? And how do we help your clients grow their book of business? Alex, thank you so much for being on here today.
Thank you, Toby. I look forward to sharing with you and the clients out there, potential clients out there, and the world as a whole. Um, one thing I've noticed as a trend in this industry, Toby, is that things are slowing down. The market is there, but the process is slowing down. And I'm glad I have the opportunity to talk to you so we can find out why, put our heads together and kind of make that better. Um, one thing I like about working with Global Integrity is y'all treat things like a family, and that's important to me. Yeah. Is knowing that I have your support.
Yeah. And, and I'm glad you brought that up, Alex, because it is something that I've always prided myself that, you know, we've always tried to treat every client like you as part of our family, part of our team, and, and to make sure that if, if we're not doing you a service, then we're not doing anybody a service. And so it's been very, very important for me to make sure that you see that, you understand that, you recognize it. And that, and one thing is that we've always, I went back and looked at some of our notes on some of your deals. You were the one that always said, hey, you guys need to fix this. You were never bashful. You were never shy. You were the guy that said, hey, if you wanna do business with me, Here's what I need from you, and this is how we evolve and grow and build our book of business together.
Well, that kind of comes from Toby. My clients are my livelihood, so I let them know when they sign on with me, hey, you're putting your trust in me. So when I go out there and talk to the lenders or the investors, I'm gonna spend your money like it's my money. So I'm gonna let them know that, hey, this is what I need for me, so I need that for my client. I'm not gonna accept terms for, from, for a deal that I wouldn't accept for myself, so I'm not gonna accept it for my client. So I let the lender investor know that I wouldn't accept stipulations that I think are unnecessary. I'm gonna let the lender investor know that it's my job to protect the client. And if I'm gonna be their intermediary, if I'm gonna represent them, then I'm gonna do it wholeheartedly, 100%, making sure that everyone is comfortable. To me, the definition of a good deal is a deal that makes the investor and the person that's putting the money up happy.
Yep.
That's what makes a good deal.
And you know, I think that's been one of the things that you've always been very pronounced about and what has set you apart from the hundreds of brokers that we work with is that you are really truly about doing right by your client. And so we've always had that pride factor that, hey, we're trying to do right by you. You've translated that all the way down to your customer. Hey, your main goal, your number one focus is, are you getting the right product, the right program for your client's needs today? And that may change on the next project. So Johnny Joe may bring you a deal today outta Tampa and you find him a great program, great product, whether it be Globe or somebody else. But then Johnny Joe brings you another deal outta Georgia and that's a whole different demographics, a whole different, but your job has been to find the right product, the right program on that particular project. And that's, that's very unique. And, and it's one of the reasons why we always love working with you.
Thank you. So a part of that comes from Toby, the fact that I don't advertise. Actually, this representation with you will be my first time actually doing any type of advertising. All of my clients are referred. The other, I say 90% of my clients are referred. Refer the other 10% come from me out there in the streets talking about what I do for a living, me running my mouth and talking about what I do and how much I love.
So let's talk about that. How long have you been in the business, Alex? How long have you been in, in, in the mortgage industry business now?
So total officially for myself since 2019, but I've been doing mortgages since 1998.
Really?
Wow. Yes.
That's, uh, quite a legacy. Quite a legacy. So let's talk about now, I know you are heavy into real estate acquisitions and stuff like that. Talk about your products, talk about your programs, tell the clients, you know, what's your avatar of a client that you're looking for that we can really, uh, get this message out to?
So the client that I'm looking for, Toby, is someone who is out there who is eager to get their loan across the table, who not only wants to do that one deal with the broker, but they want a broker who's gonna be there for the rest of their life, who's gonna support them just like they support the broker. I'm not a one-and-done type of guy. I believe in developing relationships and making them last. I believe in creating smiles and prospering families. I love to see my clients grow. I have several clients that when I met them, they were in the— and these are real estate investors— they were netting maybe $800, $900 a month. And I have 4 or 5 who are at the moment netting over 5 figures from their rental properties that we've helped them acquire. And a lot of it is I do the research, I contact the agents, I will reach out and find out the comps myself. I will go out and speak to the city officials for them if I have to. I do that extra leg. I put in extra effort to make sure that my client gets what they need, and it's paid off.
That's, you know, that it's a rare, it's a rarity anymore, Alex. We, like I said, we deal with a lot of brokers and we don't have brokers that really truly care about their client. Most of them care about the commission and, you know, they, they're willing to do a bad deal just to get a paycheck. You're not. We, Recognize that as a lender, it's so important that we have relationships, boots on the ground like you, that helps protect us as a lender. And we pride ourselves in that the same as you do with your customers. Let's talk about the products and programs. So you do both the, the fix and flip and the DSCR, right?
I do fix and flip, DSCR, ground-up construction, and commercial loans where they're loans for businesses where they're putting their business in that building. Their business wants to own that building.
So like owner-occupied businesses?
Correct. Yep. I also have outlets for like boutique hotels, flag hotels, going for the NAB hood in Florida, which is something unique.
So are you now, are you just in Florida? Where do you, where, where is your, uh, demographics of business?
So I am in Virginia.
Virginia.
But I have customer representation in Texas.
Mm-hmm.
In Mississippi. Okay. In Louisiana, in Florida, in Georgia, Maryland, New Jersey, North Carolina, South Carolina, New York, Colorado. And I'm working on Arkansas right now, working on a— this is unique, so we might have to talk about this later on, but I'm working on some student housing in Arkansas.
We like, we like Arkansas. We definitely like Arkansas. We can talk about the student housing. That gets into a little bit of a sticky deal, but here we've, you know, I'll tell you, Alex, we've done several deals. Single room occupancy student housing type projects. And the way we've made those work is that they, they work as a market rent structure, even though the client's gonna make twice, 3 times, 4 times, 5 times the money. As long as it worked as a market rent, we didn't care. So, uh, these are some of the things that we work with and we try to understand because we have to look at the worst case scenario. If this deal goes south, what is our bottom line? Where do we stand? And as long as it works that way, We're good to go. So yeah, we definitely would love to talk to you about that. Tell me, when you're, when you have a client come to you for the first time, Alex, tell me how the process goes that you vet them out to make sure that they're a client you wanna work with. Tell me about that strategy and structure.
So the initial conversation, Toby, I like to meet somewhere out, not at an office, but at like a restaurant somewhere. We sit down, something that's neutral to both of us, and we sit down and we just have a Conversations, like I call it a first date, and we talk about their goals. And from hearing what their goals are, in my head, I kind of figure out and tailor plan pretty much how to help them reach that goal. And I present that to them and I see if that's amenable to them. But I also let them know, you know, what signing on with Andee's Capital means. I mean, they get my entire network, not just me, but the hundreds of real estate agents that I work with, the appraisers that I've developed relationships with, the surveyors, the engineers, the architect, the city officials. So those are things that are a little bit different, but, um, they, they come in handy because they give us the expertise we need to make the deal flow smoothly.
So, you know, and that's, again, Alex, this is what really sets you apart from, from most people that we work with is that you really do put a vested interest in their success, your client success, by opening up your network, like you said, introducing them to the realtors, to the appraisers, to all this so that They now know that if they have questions, they have issues, Alex is there to help them work through all that versus going out there and taking the, the purchase price, the scope of work, the ARV, their credit score, their experience, and then sending it out to 50 different lenders and presenting term sheets. That's what most brokers do. But Alex, I know the one thing that, like I said, I went back and looked at several of the files and the notes. You really did have a vested interest in that client success, and you just shared that you sit down with them, you meet with them, you get an understanding, you open up your clientele, your network of people to them so that they have resources. And that's profound. I mean, that, that is very unique, especially today, but it will, it's what sets you apart from everybody else. And, and we're proud to say that we have, have known you now for 6 years, and it's something that we want to do for another 16 years. I'm retiring in 16 years. So if you can't make your millions in the next 16, I'm sorry, I'm out of here.
People are not going to believe this, but I don't do this for the money, Toby. I do it because I enjoy helping people. And that's what Andy means in Swedish. It means to help. So that's what Andy J means, to help. Yeah, it's actually pronounced Andy. Andy.
Okay.
Yep. And it means to help.
Andy's Capital. Well, I've been pronouncing it incorrectly. I apologize.
That's no problem. That's no problem. Andy's Capital. I love that.
I love that. What else does the people need to know? Like I said, we've got 100,000 viewers going to be watching this. What else they need to know about you, Alex? And How, and number one, how do they find you? Where do they go to find you, buddy?
So the easiest way to find me is www.andicapital.com. That's my website. My email address is alec.tatem@aandicapital.com.
Love it.
Reach me on either of those. On my computer all the time. I love to travel. My laptop and my cell phone are with me every time I go. I get service in Bahamas. I get service I get service in Puerto Rico. I get service in Bahrain. So wherever I am, I'm going to pick up.
That's right. So there's no excuse for people not to get a hold of you. What's on the horizon? So where are you looking at taking your business for the next 6 months? And we're just going to break this down for the rest of the year. The first of this year has been very disruptive with the new political regime, all the tariffs, the bombing Iran, all, you know, interest rates are still way up there. We really would like to see them come down by now. Knowing that we, you and I can't control that, knowing that That's something that's way out of our purview. There's things that we can control. What are you doing for the next 6 months to grow your business and where do you see that going? Where do you see that ending up?
Focusing on mainly streamlining the process for my clients that I already have, because if I take the process that we have now and streamline it even more, that makes the clients even happier. Number one, um, continually developing relationships with lenders like you. Um, I plan on coming down to Texas and call and say, hey Toby, I'm here. Let's have a break some bread together, brother. We can sit down and talk.
Yeah, I'm gonna take you to the best, the number one barbecue place in the nation. I will. That's where we'll go and you're going to go, oh my God, this stuff is amazing. Hutchins Barbecue. You can look it up. Voted like number one nationwide like 5 times. They're right here in McKinney. They are— when anybody comes to see us, it's the one place we always take them. Hutchins Barbecue. So you won't go wrong with that and you're going to love me forever because I'm telling you, it is to die for. I have a ranch. I raise my own beef. I raise my own steaks. But I go to Hutchins for barbecue.
Sounds like a plan. That sounds like a plan. I love to eat. I got this meat with right here.
It doesn't look like you've missed too many meals, but you're, you're a good-sized guy.
Yeah. I enjoy my meals. I enjoy a good glass of wine.
Good. Good. Well, yes. Come to Texas. Are you going to expand? So you've got the, we've got the fix and flip, the bridge loans. We've got the DSCR. We've got the ground-up construction. We've got the owner-occupied commercial. For us, that caps us, what we can do to help support you. But is there anything else you're seeing out there? And, and let's, let's do this. Let me back this up a little bit. So let's talk about just the fix and flip and the DSCR. As a lender, as your financial support line of credit, what do you need to be more competitive with those two products? How do we help you grow your book of business with unlimited funds on that?
The best thing to help me grow my business on that would be able to get the term sheets in a timely manner, the way the clients, we can discuss them and make a decision quicker, get into the processing, underwriting, and get, get it to the table and get it closed.
So just speed of implementation is your number one request?
Yes.
I'm gonna do you one better. We did not have this up until, well, we had it and then we shut it down. We brought it back, but we have a, a program called Atlas that will size and approve your loan within about 13 seconds. So I'm gonna have Randy call you in the morning. In fact, I may get ahold of him tonight.
Yeah.
I'm gonna have Randy send you two things. One is our, our, our Global AI Analyzer. So you can type in, hey, I got a client. He's got a 656 FICO. He's got 5 deals experience. Here's the address. Here's the purchase price. Here's the scope of work. Here's the ARV. What's the program? And it's like a chatbot, but it's my AI that I built out of my brain, my products, my programs. So if you were talking to me, it would give you the answer and it will give you an answer. I'm going to give you that. That's not a term sheet, but that does give you, hey, what we can do. And if you like what we can do on that, then we'll send that over. You just screenshot, send over. We kick out the term sheet. The thing that I'm finalizing is a true underwriting Sizer that you plug DSCR bridge in and it gives you the rate, the terms, everything right then and there. And then you put your term sheet, kick it out instantly, but you know that Global will fund that loan.
I like that. I like that.
So, speed of implementation. Yep. Speed of implementation is something I hear every day and I am rebuilding all that for people like you because I want to continue doing business with you. I want you doing more business. Whatever you're doing right now, I want to be able to add 30, 40, 50, 60% to that every month.
I like that.
So I like that a lot. Okay. So I'm, like I said, I'm going to have Randy reach out to you real quick, get that over to you. And, and Randy will be your go-to guy. He's my right-hand man, but he doesn't do anything without me signing off. So you're not, you're not losing me and you're not getting a buffer in between. He's just 24/7 readily available.
So one thing I know about you, Toby, is if they're on your staff and you vetted them, sorry, buddy.
So, hey everybody, thank you so much for being on here listening to Alex Tatum with Andeeds. I know I was gonna say it wrong. Andeeds Capital.
