A short YouTube monologue by Michael Martin offering small, practical (1%) changes to improve real estate transaction workflows: hire a transaction coordinator, set clearer client expectations (especially around inspections/negotiations), create reusable email templates and checklists, document processes, and delegate incremental tasks to VAs or transaction coordinators so agents can spend more time on revenue-generating activities.

Let's talk about improving our transactions by 1%. Could we hire a transaction coordinator? Could we set better expectations with the clients so we're not haggling people over inspection negotiations? Can we set better expectations for all the processes? Can we start creating email templates? Like this is one thing I did. I created a ton of email templates that I give all my realtors in the Lazy Agent program that both set proper expectations. They have all the checklists, they have all the things that people and prospects need to do so the transaction goes as smooth as possible. And that way I'm not repeating myself the next time. Same thing is true with systems and processes, right? Start documenting your processes and start giving those things to vas. Maybe the VA can't do everything at once, or maybe your transaction coordinator can't do everything at once. But if you start giving them a few more things on every single transaction, that's going to save you more time to do more important things like showing homes and going on listing consultations and generating leads.
