Commercial brokers push their own deals, so verify their claims against free quarterly reports from JLL, Colliers, and Cushman. These reports show per-square-foot rents, vacancy rates, and ten years of history by market, letting you see what's actually happened instead of trusting a broker's projection.

This is a really other big hot tip. I don't know why I spent years investing and had no idea this existed. This drove me nuts when I found this out. Easiest way to track the per square foot rents, vacancies, everything in the market are quarterly reports that exist for every state, every city, and every submarket by JLL, Colliers, and Cushman. You can just Google them, and you could Google them over 10 years so you can see how that market has changed.
