I can't find a property that makes financial sense. When I started investing in real estate 15 years ago, I took courses, I read books, and I knew exactly what I wanted to do. I wanted to house hack a multifamily property, live in one unit, rent other ones. Sounds like a great plan, right? Here was the problem. I wanted to invest in my own backyard, And my market did not have the type of multifamily properties I needed to make that strategy work. So I had to make a decision: change my market or change my strategy. I did not want to change my market, so you guess it—I had to change my strategy. Instead, I bought a single-family house, rehabbed it, pulled a HELOC out. And use that money to buy other properties. That experience taught me something I still think investors need to ask themselves before they spend hours analyzing deals and saying, I can't find a property that makes financial sense. So ask yourself, does the real estate strategy I want to pursue actually make sense in the market I'm looking to invest in? Ask that question because you can have a great strategy and a great market and still have a bad match between the two.
