100k Profit Flipping A Mobile Home?! | Final Walkthrough

In this YouTube walkthrough, host Joe Homs tours a recently flipped mobile home in Hemet, California, with Lauren (Alex’s fiancée) who handled the rehab. The property was originally under contract for $80,000, renegotiated to $63,000 after revealing extensive disrepair. The team spent roughly $40,000 on renovations, focusing on cost‑effective upgrades: repainting, reglazing Formica countertops, retaining and painting existing cabinets, adding new fixtures, ceiling fans, and converting an auto‑workshop into a bonus room. The home was listed at $179,000 and went into escrow for $220,000, yielding a potential $120,000 profit split between the partners. Throughout the tour, Lauren discusses design choices, material selections, and the importance of quick decision‑making and contractor coordination. Joe emphasizes that mobile‑home flips can be as profitable as single‑family homes, especially when the land is owned, and promotes his free real‑estate flipping and wholesaling courses at getrealestatetrained.com. The video ends with a call to action for viewers to like, subscribe, and consider similar deals.

Okay, in today's video we're out in the beautiful city of Hemet and we're actually flipping a mobile home. Okay, and you ask, why are you flipping a mobile home? And I agree with you, I don't flip mobile homes, but one of my wholesalers brought it to me and I said, I don't flip mobile homes. He said, it's on land that you own. I said, oh, okay, now that's a totally different story if I own the land underneath. And there is a management here and a park and all that stuff, but they don't have a lot of control when you own the land. Okay, so we decided to take on this project. My wholesaler Alex, and this is his fiancée Lauren, And they brought it to me and said, okay, we have it under contract for $80,000. And then I came out here with them and I looked at it and it was in really, really bad shape. And I said, you need to renegotiate this. I came out, kind of told the homeowner that was here at the time that there was a lot of work that needed to be done. So Alex went back and did his work and renegotiated the price back down to $63,000. What you see at the end of the day, because Lauren's going to take us for a little tour inside, we ended up rehabbing this place for about $40,000. We just listed it for $179,000, and we have it in escrow for $220,000. So, um, can you flip mobile homes? Obviously yes. Can you make as much profit as a single-family or even a condo? Yes. And I mean, it's really surprising to me, but yes, you can. This is a crazy market right now. So Lauren's gonna take over. We're gonna go inside. She's gonna show you what she and Alex did, mostly her, and, uh, and then we'll go from there.
All right. Thanks, Joe.
Yeah.
Well, after following Joe around to a few flips, I started getting ideas for finishes and stuff. So let's go take a look. We did repaint the exterior. We went with green because that was what was previously here and was easiest to paint over. It was kind of a last-minute decision. I would have loved to do maybe more like the HGTV colors, but that'll be on the next one. This was a ramp that was completely torn off. New carpet on this, uh, this staircase here. And some of this was actually kind of like falling in, caving in, in the foundation. So that was all fixed up. But you come on in and I'm sure Alex can splice in some before footage, but we were just going for clean, bright, fresh. And I think we captured that with, you know, the, the wood— well, it's vinyl— the vinyl flooring in that kind of grayish color, the nice white on the walls with the contrasting really bright white trim. Brand new ceiling fans throughout. It gets hot in Hemet, so you need all the airflow you can during the summer. We got a new farmhouse-style chandelier here. And then this is the original built-in hutch. It came out awesome. And really all it is is paint and hardware. Everything else— we left this wood grain top because we thought it'd bring some warmth into this room as well. But yeah, and then Alex's mom actually staged everything in here with a little bit of vignette staging. And as you can see, it just really makes this hutch pop along with the other little touches she put in here. All right, let's check out the kitchen. These are the original Formica countertops. They were reglazed, refinished, and they came out awesome. They look almost as good as quartz, I'm gonna say. This used to be cabinets here, and the cabinetry in here was actually purple. So quite a color choice. We took out those cabinets, opened it up, made this breakfast nook really inviting with some pendant lights. This was a drop ceiling. There's recessed— we took that out and added recessed ceiling, recessed lighting above, and added a whole, what, foot of space there. Brand new hardware throughout, drop-in kitchen sink with the coveted black, uh, faucet here. Just more farmhouse touches. That's really what I was going for in this mobile home. Brand new appliances— dishwasher, oven, microwave, stainless steel of course. And yeah, let's keep going on the tour.
Now you guys made a decision early on in the process that you were going to keep the cabinets.
Yes.
Okay. Not put any new cabinets. Are you happy with that decision?
I am happy with that decision. I think for the layout of the kitchen, especially this kind of like curved area, they were in pretty good shape and painting them was really affordable. So I think that was the way to go.
Perfect.
All right. Next, we have the laundry room slash office. Another built-in that we kept, as you can see, kept this wood grain again to kind of flow throughout the house. And hardware and paint can do amazing things. So we've got guest bedroom number 1, and yep, upgraded to a ceiling fan, and that's the main light fixture. Previously, they had a ceiling fan that was plugged into the wall and a separate lighting fixture in here. But bathrooms, huge upgrades in the bathrooms as well. We carried through, reglazed these counters as well in here to match the kitchen, kind of keep that continuity throughout the whole home. New lighting fixture. Again, the drop ceilings, we took them out, added this lighting fixture instead. And then reglazed this shower, all new shower head and everything in here too. All right, master bedroom again with the fan. And you can actually see the original fan was here, not really an ideal place in the room, kind of strange. Uh, so we had it moved to more of the center of the room. And then the master bathroom is quite quite the space now. It's really large in here, very spacious. Same countertops, black faucets. I love the, the mirrors in here. You have so much, uh, so much to look at in here. And believe it or not, this wall used to be a sliding glass door out into an auto workshop, which we'll show you in a second, but So we took that sliding glass door out, finished the wall, and just made this a complete bathroom instead of a bathroom into an auto workshop.
Now you said you reglazed all this stuff.
Yes.
Both bathrooms.
Both bathrooms, yep.
Were reglazed.
Yeah.
You can see that, I mean, it looks brand new.
It does.
It really does.
And if you would have seen it before, it was dirty, it was like, you know, discolored, and you can't even tell now. It looks like we put a brand new shower in.
And that was way less expensive than Pulling the whole thing out.
Yes.
Replumbing, putting a brand new one back in.
Exactly.
Um, yeah, it turned out really good. I, I remember it, you know, when we bought it and stuff, and, um, it's amazing.
Yeah.
They did, they did a really good job.
Yeah, and the counters and the showers were done by the same, the same company, and it took them like one afternoon to do everything, and then it was like, let it dry for a day, don't touch anything, and it's done. So Very simple process.
Super easy.
All right, that's it for the inside. Let's go check out this workshop that we redid. So this was like an auto workshop, a storage shed. It was unfinished. We decided to finish it and treat it more of like a bonus room. Uh, there is full electrical in here, so when we are showing the house, a lot of A lot of guys were asking if they could hang a TV in here. I think it's going to be the perfect man cave. But yeah, it just kind of elevates, even though it's an outside area, just elevates this space. And our contractor did amazing work. You can see this is where the sliding glass door was. Now it just looks like this has been here the whole time. You can't even tell.
Yeah. Wow. That's amazing. Absolutely amazing. I know you just mentioned it, but I do remember the door here.
Yeah, this is like the only giveaway for the door— these little, little slats.
It belongs here, like you said. Yeah, it looks very nice. Very nice. You did a really good job.
We do. That's for the next one.
Wow, perfect. So, um, what are the things you learned during the process here?
Um, biggest thing for me was making decisions quicker. I'm— I can be pretty indecisive, so like picking out hardware and stuff, and I was looking at all the same black hardware, but it'd come down to like, this one's square, this one's round. So my OCD with that stuff, but now I have finishes that I like and can go to. And probably time management of the contractor would be the other thing.
Okay.
Yeah.
So now, uh, we're, we're here today also to look at some more mobile homes to possibly flip. Now that you've got what I would call a pattern down, would you use the same materials on the next one?
Oh yeah, yeah. And now it's just like I know exactly what to order, order it all at once, have the appliances there right away, because it was little things like that. And then even down to like We waited till like the last few days to decide to paint the exterior of the house. And now I know that's like, we must do that. It adds so much to the curb appeal. And yeah, just having all those ready to go. So as soon as our contractor is ready to implement the next phase, it's just all the materials are there, just ready to push it through.
Yeah. Any hiccups along the way? Any add-ons?
Add-ons. I'm trying to think. I feel like everything was an add-on because I've never done it before. So like picking out stuff and then I was talking to you or Alex would call you and you'd be like, ask Lourdes. And I'd have like a panic attack because I'm like, I don't know. But yeah, I mean, it's just kind of the process and I guess the next one will be smoother, definitely. And working with the same contractor again, I mean, he was really easy to work with. I think he did really good work, so I'm happy about that.
Okay, and so this, this is your actually your first flip that you've done?
Yeah.
Okay, okay, because I know Alex owns some of these mobile homes, but he leases them out.
Yeah, yeah.
And again, Alex is behind the camera there, but Alex is a wholesaler and he does a lot of cold calling, and he found this and kind of calls this— it calls it right now as a little niche, which is awesome. Again, we're out here, we're going to look at 3 or 4 other properties out here. One is in like even worse shape than this one was. Somebody came in and tore the electrical off and, you know, just it's a mess. We're gonna hopefully video that one as well.
Yeah, but that one makes me a little nervous because that feels like a whole gut job, whereas this was kind of like we could just breathe new life into what was already here. So yeah, but excited to do another one.
Okay, so $63,000, about $40,000 into the rehab, you know, round it off to $100,000. We're in escrow for $220,000. I mean, potentially, you know, we could end up splitting, you know, $60,000 each. That's amazing. That is absolutely amazing. And, you know, if you'd have done this by yourself, you'd be, you know, $120,000 ahead of the game. You know, you brought it to me and we decided to do it as a team, and, and I appreciate it. So those of you who are thinking about flipping, you know, if especially if you're in Orange County or high expensive areas, you don't have to be. You know, we— yes, we are 2 hours away from Orange County, but would you like to make $120,000 even being 2 hours away?
I would.
