In this instructional video, seasoned broker and mentor Joe Homs (over 40 years of experience) outlines four practical strategies for locating the owners of vacant or abandoned properties. He begins by emphasizing the importance of taking action once a property is identified. The first method involves accessing tax records—either directly as a real‑estate agent, through a title representative, or via third‑party services such as PropertyRadar and PropStream. The second method is skip tracing, which uses public data and specialized companies to retrieve phone numbers, email addresses, and other contact details. The third method is on‑the‑ground canvassing: knocking on doors of neighboring residents, speaking with mail carriers, or even checking local businesses like pizza delivery services to gather leads. The fourth method is a low‑cost outreach tactic—leaving a visible physical note on the property’s front door and monitoring its presence. Joe concludes by encouraging viewers to apply these methods within their own marketing strategies, promotes his wholesaling video, and invites questions, reinforcing his role as a mentor and resource for new investors.

In this video, I'm going to show you 4 different ways how to find that owner of that vacant property that you've had your eye on. Coming up next. What's important is less about spotting abandoned properties and much more about what you do. How do you find the owners of that abandoned property so you can help them by buying the now vacant or abandoned house? I have 4 strategies that you can use to find those Before we start, I want to welcome all the new members. Do you want to create the life you've always wanted through real estate? Well, you're in the right place. I have over 40 years of experience as a broker, realtor, and mentor. Like, subscribe, and share with a friend. Number 1, tax records. Now, you can get this information if you're a real estate agent. If not, the next best thing is to go through a title rep, and he can get you the information. You just give him the address, the name of the person, and he'll look up that information. As a real estate agent, I have access to all that information that's available to me. There are other third-party sources that you might be able to get it from— PropertyRadar, PropStream. There's, there's other third-party sources that have access to that information as well. Number 2, skip tracing. And skip tracing This is the art of getting phone numbers and emails, and you send them to a company, they literally skip trace it for you and provide you with a phone number, an email address, or pretty much anything else you want on this property. There's a lot of public information out there. Every time you fill out a credit card application, an application to get something from a lottery or a prize. You may not know it, but you're filling out this application, it's being put into a system that's accessible by somebody, and then that's how they get all this information. Okay. Number 3, literally going door to door. And yes, if it's a vacant property, obviously there's nobody there, but who's going to have the next best information about that property? How about the next-door neighbor? How about the neighbor across the street? How about the mailman, if you can find them? Mailman, they pretty much know everything. I've even gone as far as checking the local pizza joint establishment, finding out if they've ever delivered any pizza there and who they delivered it to. So, these are old things that I've done in the past. I like, I like just Kind of doing skip tracing. But if you want to, you know, get your feet walking in that direction and get information that's not going to cost you anything, then go out, knock on some doors, talk to some neighbors. Number 4, leaving a physical note. And if you're going to leave a physical note, I'd leave it on the front door where you could see it. Like, let's say you're driving by every day and you decide to leave that note there. You can continue to drive by and as, as long as the note's on there, then, you know, there's nothing to do. But if you see that note disappear, maybe somebody actually got some information from there and hopefully they're going to read it and call you. These 4 methods will help you get that contact information for those owners. What you do with that information from there is completely up to you and your targeted marketing strategy.
