Today I'm talking about 5 improvements that do not pay when you're rehabbing a house. Coming up next. When you're flipping a property, you need to make sure that you're not over-improving or adding items that only appeal to your taste. You want to make improvements that are going to appeal to a broad base of buyers. Let's go over some improvements that you want to Skip on your next project. Welcome back, I'm Joe Homs. I have flipped hundreds of homes in Southern California. I made this channel to help the new and experienced investor. Make sure that you subscribe, like, and share with your friends right now. Let's jump right on in. Let's talk about 5 improvements that you shouldn't be doing on your next property. Number 1, marble tile. Way, way expensive. You can use less expensive products than marble. Marble I would use if you're actually moving into the property and you're going to live there and you or somebody else that's going to live with you likes marble. But I would shy away from using marble. Number 2, custom cabinets. When you're flipping, it's really a cookie-cutter type business. You're putting in the cabinets that are in style. It might be white shaker, whatever it is, the only time you're really going to customize it and make it look a lot better than just, you know, just regular Shaker cabinets is again if you're going to actually move into the property and you're going to live there, or a significant other, whoever it is that's going to live there with you wants that custom look. You can also use a custom look in the higher price range So $2 million and above, kind of expect that. But if you're just doing a cookie-cutter business in the, you know, $500,000 to $1 million range, just stick to the basics. Number 3, a hot tub. Yes, everybody likes a hot tub, but you're not going to get money back on that. There's no reason to put a hot tub in, in, in a flip. Honestly, I can't think of really any reason other than you just want to put a hot tub in a flip. If you're putting one in an Airbnb property that you're going to end up keeping, that's a different story. It's kind of expected to have a hot tub. But if, again, if you're in the business of flipping property, cookie cutter, in and out as quick as possible, hot tub is not your choice. Number 4, French doors. French doors are awesome. They're great. I like French doors, except they're very expensive. So again, if you're doing cookie-cutter stuff, you're going in and out as quick as possible, you're going to put in double-pane, just regular sliding doors into the property. If you want to put some grates into the sliding doors, that's fine and make it look like a French door, but it's obviously not going to function like a French door. So be careful where you put this high-end stuff in your flip because it may end up costing you more than you want to pay. Number 5, when you're putting fixtures in the vanity, in the kitchen faucets, make sure you don't put in solid gold stuff. You need the, the normal cookie cutter stuff that you can buy You know, at Home Depot that's going to look really nice but it's not going to be the total high end. Do you need to put a touch fixture in there so that when you touch it, it turns on? Not necessarily. Again, if you're going to buy something like that for your own use in your own home, great, but not something that you want to do in a flip. Just keep it cookie cutter, keep it You know, as, as even-keeled as possible. Don't overspend on things like this because it all adds up at the end. At the end of the day, most buyers won't really appreciate upgrades like this and will most likely still come back with items that need to be fixed. The improvements that we went over today are very costly and won't really move the meter as higher offers go. Make sure that you educate yourself on what improvements will get you that higher return.
