So please subscribe and hit that little like button. Let's get into it. Number 1, let's start with the kitchen. Kitchen's probably the most important part of your flip. You want to make this look the best possible. Right now, white shaker cabinets are in style, quartz countertops are in style, obviously brand new appliances, lots of lighting as well. So take care of just those few things and you'll be well on your way to having a successful flip. Number 2, don't forget about your bathrooms. So you have your guest bathrooms, And you have your master. The master is probably the most important, even though they all are important. So try to make your master bathroom look like a spa. Just, you want that wow factor as people walk in. You want to have large showers. You want to have tile going all the way up the walls. You want to have a soap niche. So those type of things that you need to incorporate. Also, double vanities are also important in the master bathrooms. What is your favorite design style? Modern? Minimal? Let me know down below. So 3, the flooring. Now don't forget about the flooring. The flooring depends on the product that you're flipping. If you're flipping on the lower end We pretty much go with vinyl flooring now. It's less of a headache for us at the end of the day. We were doing laminate, but laminate is very difficult to take care of. Any type of water that sits on laminate, it starts to bend the wood. So we've gone to pretty much vinyl flooring. You can have a pool drop on the vinyl flooring and it's going to stay the same way. You go up a certain level, so here in Orange County, if I'm over $800,000, then I'm going into the engineered wood products and maybe even some, you know, fancier tile flooring. So keep an eye on your type of flip— lower, middle, or upper end. Keep watching because I'm going to give you a few design tips so that you can reach a bigger pool of buyers. Number 4 is— could be described as a feature wall. You could have other things featured, and it's basically the first thing that you look at as you walk in the front door. So it's a wall that maybe you've put a mechanical fireplace there, The TV's right above it. So something that as you're walking in, you're also getting that wow factor. Number 5, curb appeal. Again, that's the first thing somebody's going to look at as they're driving by or as they're pulling up. You would have— you have no idea how many times I've looked at other places, and as you're walking up, the front door needs painting. That's, that's number one. Great landscaping out front, not so important in the backyard, but want to put most of your effort and money in the front yard so that as people are walking up again, they look at it and they go, wow. Okay, so I want you to keep this in mind when you're designing for a flip. You want to appeal to the masses. As many people as possible. Try, if at all possible, not to put your own personal touches into the flip. You may be— you may like pink, let's say. That may be your favorite color, and so you decide to paint a room pink. It's not going to appeal to the masses. Okay, pick one color that goes throughout and use that color. Right now it is very, very light grays. Okay. And the same thing with the flooring. You're not going to want to pick dark colors, pick light colors throughout so that you appeal to the masses. At the end of the day, the buyer can do whatever he wants with that house. If he's into pink and wants to paint the whole house inside pink, then he can paint the whole house. You're done with the project. With all our projects, we use the same cookie-cutter approach. Same cabinets, very similar flooring, same paint. All the windows are replaced with dual-pane glass. So get that formula down and you'll see that your profits will go exponentially up at the end of the day with a lot less headaches. With these 5 upgrades, you're sure to add the most value To your flip. If you're new to investing and want to know more about analyzing properties, click on this video right here.
