Avenida Larga Flip

Joe Homs walks through a three-bedroom flip prospect with good bones but cosmetic needs. Popcorn ceilings throughout require removal, Bedroom 1 lacks a closet, and the kitchen has Corian counters and an electric stove. Most work is paint, ceiling removal, and minor upgrades, making it a solid candidate for a lower offer.

Okay, here's the front entrance. Here's the gates they're talking about, and around the windows too. The unit's like right in the entrance to the place. Honestly, it really doesn't need much of anything other than maybe some painting. A little dirty. Painting. Uh, redo the fireplace. The carpeting looks nice. The flooring, the flooring looks nice. Um, maybe a whole brand new kitchen, but that's kind of really up to you guys because, well, maybe a new kitchen. I mean, I'm sure we could, uh, paint these Maybe just put granite on top. It's got, uh, it's got like Corian or something on there right now. Doesn't make it look— doesn't make it look great. I mean, it looks nice, not, not, you know, super, super nice. Um, electric stove, obviously no microwave. They covered that up. Put that thing down there. I don't know if there's any gas behind there or not. I'd have to look. The cabinets are surprisingly in really good shape. I mean, they're not bad at all. Just a matter of painting, I guess. Um, Yeah, it's like really good shape, this place. I don't know if they would take a lowball offer, but popcorn ceilings, that needs to go. These don't look in great shape, looks like they're falling off, or maybe not, I don't know. Here's a patio, nice little patio out there. I don't know what's out next. Uh, let me go look. Okay, piece of wood back there. Anyway, I don't know what's out there, but probably just some storage or whatever. Uh, these look okay here. But this is, I believe, only two bedrooms. Oh no, I take it back. Here's bedroom number one. Does it have a closet? No. Looks like they took it out. We would have to put a closet in there to make this a bedroom. Looks like, just like Burladero. Good dining room or something. A dining whatever. Dining, why'd I say dining? Just a den, a den. Again, honestly, maybe some new baseboards, you know, to make it look Like we did something. Uh, washer and dryer area, and then a bathroom here. Uh, obviously new cabinets in the bathrooms, new vanity, uh, maybe new toilet. I got the stupid door going out there. This bathroom actually looks fine. There's nothing, nothing at all wrong with it. It's looking good. And your washer and dryer, don't have to mess with that. And then bedroom number 2, and again popcorn ceilings, painting. I don't think you can— I don't know, maybe you can fix these slats. I used to have a number for somebody who did that, fix these slats. And behind curtain number 1 is just a closet, just a regular closet, nothing, nothing spectacular. And then the master bedroom, and I think this is— yeah, this is where they have the other iron gate that they're talking about possibly removing if the association doesn't want it. Who knows why it's there? I don't know. I guess a little bit more protection, security. Just like Burladero, very nice. It's got 2 little side yards and then a side yard for the trash. Looks like the air conditioning is brand new. Anyways, uh, master bedroom. Again, ceiling. And then shower's already done. Redo the vanities in here, I would say. Maybe, maybe put 2 vanities over there. I don't know, something to sit in, an area here. I don't know. Redo those. We can put some Can lights in up there. Um, this is all done. This is absolutely all done. They did a nice job. A little bench and everything. Nice job. Uh, and then the walk-in closet. Nice. I don't know if there we would like put some sort of door into this area. Um, because yeah. I mean, you know, I guess not, but you know, there's the poop station has no door. It's got this little— looks like they tried to leave it open. So I don't know, maybe we want to put a door right here where the bathroom is that somehow swings in or something. If not, we would have to put some sort of door there and then something in between here. So anyway, water softener, that's pretty much it. Again, painting, the carpet's nice, the flooring's nice, so I don't think we need to do any of that stuff. Popcorn, we can save all this stuff. So okay, that's pretty much— looks like a skylight right there. That's pretty much it. Turn these lights off. Yeah, that's pretty much it. Yeah, nobody's going to— I don't have any cards here, and I don't think anybody's gonna buy it unless Unless we make it look like Burladero, you know, brand new paint, all that sort of stuff. But again, that's easy stuff. And then this is the biggest decision of what you guys want to do here. Do you want to even eliminate this bar area, this thing? If you did that, then you'd be losing— just be losing cabinet space if you did that, but it would definitely open it up more. You could probably roll one of these cabinets over into this corner instead. You might even be able to do that, just take off this countertop and then roll these 2 cabinets, or one of them at least, over there into that corner, and then that way it completely opens up this area. So You guys want to come by and take a look at it or get the design crew over here and figure it out? I think we should just throw an offer in, um, you know, lower, lower price offer and, and see what happens, see what comes back. Okay, talk to you later. Bye.
