I'll go first. Today we're talking about— no, um, we don't know what we're going to talk about just yet until we bring our guest in, but a tip that he might be bringing up because I've heard him speak before is Building a team. So I don't want to take your tip, but I had to—

You just did.

Well, no, we can both do a tip about building the team. Oh, mine would be, be, and it's kind of a cliché, everyone says it, be, um, hire your wife. Hire your wife, number one. Pay her well. That's it.

My tip is real simple. Build a team of people, surround yourself with people that you like. That's my tip.

I don't have to like them as long as they get it done.

Oh no, you have to like them too. It just makes it more fun. I don't like you as much as I do producing.

Well, that's true.

Yes.

That's why you hire your wife and pay her well. Anywho, let's go ahead. Let's jump in. Let's bring our guest today. We have Tyler Jordan with us. Tyler, thanks for joining us. How you doing?

I appreciate it. This is incredibly legit. I'm really excited to be here.

Martin came on, he was telling me all about it and yeah, ever since I've just lived in this world of envy.

Well, yeah.

I sort of go home at night, sit in the corner and cry and wonder when the invite's coming. And it showed up in my text the other day and I thought, this is it. This is my break.

This is my moment. You'll have an actual stamped invitation in your mailbox shortly, but disregard that because I texted you.

So why don't you go ahead and let everybody know, let the audience know, how'd you get into real estate? What were you doing before? And kind of lead us there.

For sure. Yeah. I got into real estate when I was super young. Actually, very proudly, I'm a high school dropout. So I dropped out of school when I was 15 after seeing what my father was achieving in real estate, just doing fix and flips and also some long-term rental holds. And so I dropped out of school and went all in on that, doing straight into sort of the construction side of it. And I also am a huge lover of diggers and excavators and bulldozers and things like that. So I went into the foundational side of real estate and learning how all of the foundations work from everything from single-family homes all the way up to multi-storey high-rises, big subdevelopments, things like that. And so I had a career on that side of things and went into my own deals. Realizing that I can just essentially get other people to do the things that I do not know how to do. And so, that is what I did. I brought in, as the theme, I brought in a team and started doing remote developments, which allowed me to travel. And that is how I have ended up in the US. I was doing some deals back in Australia while over here and traveling around. And now, I am doing deals in Costa Rica and hopefully other countries soon. Whilst staying here in the US. That's the 30,000-foot view.

That's amazing. Thanks for summarizing all that. And then now, maybe you could tell people about Nova House. You guys were at the meetup one time, and it's a really cool concept and idea. Maybe you could go into that as well.

For sure. Yeah, the Nova House, we develop luxury housing outside of the US. So our whole tagline, if you will, is we want to continue to become the international investment option for US investors. So we build properties that are 6 to 12 bedrooms, 8,000 to 12,000 square foot residential properties, but they're set up for groups of individuals of 10 all the way up to groups of 30. So they have all the amenities to host your events, your meetup or your company retreat, things like that, your gym, sauna, cold plunge, meeting room. We've even got podcast studios going into some of these places, the whole bit. And so that's what we do. We're a 506 fund based out of the US and doing international deals.

I love that. And some of the locations you guys have are just like, it's your dream vacation. So to be able to invest in things like that. In real estate, there's trends that come and go. What made you guys realise that the corporate retreat sort of model was an untapped opportunity?

It's actually a 2-stage realisation. The first stage, we formed an online community of investors, business owners, and developers. And we were doing meetups, in-person meetups, and creating and cultivating this community. And when we started doing in-person meetups, we realised how difficult it was to find locations to host 10, 20, 30, 40 people, 47 people come from multiple different countries for 3 nights, a 3-night retreat. And we just, we hired multiple sort of mansions and then spent a ton of money fitting them out to be what we needed them to be. And then we started speaking with other groups and other companies doing retreats and things, and all of them said the same thing. They said it's just not available. And so we said, well, we all come from real estate, why don't we just go out and build it? Why are we waiting for other people to create what we want? Why don't we create it? And so we did. And then the second realization of that was this was in the middle of COVID right when everything was starting to go remote. And so there were companies putting mandates in place for their employees that once everything goes remote, they've got to attend 1 or 2 company retreats a year. Companies are starting to fall apart from a culture perspective, so they're looking for what ways to do team bonding and all these types of things. And so it was kind of that, that double realization for us that it's what we want, and then realizing the world's going remote and everyone else is kind of wanting it as well. And so that's kind of, you know, the, the 2 pieces there for us.

That's great. Can you share like a success story of maybe like a client that has used this and loved it or anything?

Somewhat. Um, we're still in the development period.

Okay, okay, gotcha.

So yeah, this is a— we've only, we've only been at this for a couple years now, and everything that we do is ground-up development. So I can give you some investor testimonials.

Oh yeah, yeah, no, that's fine.

From an actual user standpoint, no, our hope is that by early 2026, these places will start coming online and be up and operational. But for right now, everything's under development. We only do ground-up construction.

That's amazing.

It's the ultimate delayed gratification game.

That's it. I mean, that's just real estate in general, I think. What made you guys go with the new development ground up rather than taking over something and flipping it, rehabbing it?

For the most part, multifaceted answer. One of them is the resale costs on properties in Costa Rica is quite high, which is incredible as a developer, but the building costs are really quite low. So if we were to buy something existing, we're paying quite a premium for it. Similar to what you're paying here in the US, and then paying the costs on top to make it what we want. Whereas the building costs there, you're looking at, for something really high end, you're looking at $200 a square foot. That's a third of what it costs in a lot of places in the US. And so from that standpoint, financial standpoint, it makes 10 times more sense to do ground up. And then the other piece here is that we're building these 4 groups of people. So the way that we build them is from a center point of the, of the construction. So whether that be a statue or some kind of an art piece or whatever it might be, some kind of a structure in the center of the property, and then the whole build is built out from that. And the goal of it is if you're staying there with 15 people for a family, you know, get-together or whatever it is, you're there to bond and you're there to have fun and enjoy time together. And so The places are constructed so that no matter where you are in the property, you're always kind of funnelled back to the centre of the property to meet, to mingle, to bond, and to do all these types of things. So that's— those are the— I seem to have lots of multi-level ideas.

Multifaceted.

You can't stop building even in your answers. Jeez, man.

I lay the foundation, then we're coming in with the framing.

I was gonna say Joe's built some stuff in Puerto Rico.

Yeah, really?

What's that like? Well, he okay. So what I'm trying to get to is like basically he mentioned that, and I don't know if this might have been earlier on in the years when the inspector comes by. All you gotta do is pull out well that you know that's and then it passes everything passes.

I don't I don't want to say that this happens, and actually I was speaking. With an investor from the meetup that we had just had, and he's from Lebanon. And we were comparing notes. You know, like what is it to do ground-up construction here and stuff? And and I've met with several other people. You know, I met with investor from India, and and he he was walking me through their process, and their process is okay. Well, it's time for the inspector come out to inspect this. What do you do? He goes, "I gotta." handful of cash and I give it to him and we pass. And so I'm telling him, I go, well, yeah, you don't do that here. You know, kind of in a roundabout way, you'll get taxed, what we call taxed. Okay, you'll have to pay a fee for the permit.

Right.

So in a roundabout way, you're, you know, you're paying cash, but it's not as obvious as it is in other countries. But I told him, I said, that's like, that's normal. You know, it's not like, you know, oh my gosh, the boogeyman's here against the law or whatever, but that's just the way they do business. Yeah, it's just different.

There's so many different aspects of what you just said about how that's normal in a lot of the countries. There's so many norms that are just absolutely acceptable that Americans and Australians are just absolutely not. For example, agents, that's a big one. Uh, most other countries don't have MLS systems. And so, it's not only normal, but it's almost encouraged to use as many agents as you can when you're buying or selling. Whereas, because the agents hold the— I mean, they have the properties. So, you might go to one agent and they might have 15 properties, but they have it. There's nowhere else you can find it. Whereas in America, you can use multiple agents.

Yeah, that's like 1970s here. That's how it was. We didn't have an MLS. It was literally— You know, agents in an office and, you know, you cultivated clients and yeah, you had, you know, what we refer to today as pocket listings. That's what we used to deal with. And so I'm sure it's the same as that.

Yeah, yeah, it's very similar. It's funny getting to know the norms in these other countries and then explaining them to people in the US. Like, that's taboo. You could never do that.

Yeah.

You know, I've even started, you know, looking at properties here in the US. And a lot of the things that— a lot of the questions I'm asking and the things that I'm doing, people are throwing their head back. They're like, you can't ask that. You can't do— And I'm like, oh, okay. Yeah.

Okay.

Jeez.

But anyway, nothing's off the table.

Yeah.

So would you consider these— is this short-term rentals? Short-term rentals. That's kind of like That's where you guys first started too, right? Before the retreats, was it just short-term rentals in general or was it always the retreats?

For us, it was long-term rentals from an individual standpoint. So for me, back home in Australia, I was doing all long-term rentals, but always doing development from the ground up. For Martin, he has some short-term rentals in Thailand and as well, he had some in China before Airbnb and VRBO was banned in China, but he's also had a lot of long-term rentals in California as well. But yeah, this is kind of the first short-term rental designated and 100% focused offering that we've done.

Yeah. And short-term rentals has seen an explosive growth over the last couple of years. Where do you see the biggest opportunities right now?

The biggest opportunities for me are the more saturated it gets, the better. And it's already become that. So the whole Airbnb, Airbnb bust situation where the short-term rental market got flooded and everyone's like, oh, Airbnb's crashed and there's no longer any revenue in it, things like that. For me, that's a sign of maturity and the industry is really mature now. And the outperformers start to outperform. And so that's the exciting part for me is that in traditional real estate, for example, if you're in apartment buildings and you're in multifamily, you're in whatever you're in, it's kind of a game of volume where how many single-family homes can you hold to cash flow 85 or 100 or whatever it might be? How many can you get a 250-unit apartment building in Texas, whatever it might be? Whereas I find that the opportunity lies in short-term rentals in, in experience. So how intense can your experience be to a guest compared to how many short-term rentals can you hold? You know, you might be able to get the revenue of 6 short-term rentals in one place if you spend 6 times the effort and the money making it just the most unbelievable experience for a guest. And that's kind of where the opportunity lies and where the premiums are that are people paying.

Absolutely. Do you have some tips, I guess, for people trying to get into short-term rentals? I know it's a whole hole you got to go down and it's a hospitality business. What are some things right off the bat that people can do to make the experience intense?

Like you said, you've actually answered that yourself. It's a hospitality business. So one of the biggest things we find is traditional real estate investors and developers, have moved into the short-term rental industry and they're bringing traditional values and mindset and what has worked in traditional real estate. They're bringing that to the short-term rental world. And that is the hard part. And so going at everything from a lens of hospitality, the same as you would with the dining experience or going to a theme park or anything like that, you want to overdeliver to a point where Your customers are kind of overwhelmed with the options they have and the excitement of all these unique things. And, and you can go wild with, with it compared to, you know, if you were to start putting crazy artwork in a Texas apartment building, everyone would be like, what's going on here? Whereas in an Airbnb, people will pay more for that rather than shun it. Um, so I would say go wild, uh, beyond probably what even you're thinking. Go more wild than that. Uh, and it's all about The experience, not the stay.

Right.

And how do you guys differentiate, um, your properties from like the thousands of worldwide luxury properties?

For us, it's amenities. Uh, we have been able to find very, very few properties that are built with the amenities to facilitate groups of people, um, that aren't a resort or a hotel. And so we have a residential house, but we have the resort-style amenities. And so there are properties that are doing it to some degree, but having everything in one is what we think differentiates us. To be able to have a place that has a gym, a sauna, a cold plunge, a meeting room, a podcast room, pickleball courts, the whole thing, but it's yours and it's a house. We haven't been able to find that anywhere, and it's what we want. And the more people we're talking to and the more groups that are popping up, you know, GoBundance, I'm not sure if you've ever heard of that group. They're a perfect example of groups like that that are starting to pop up everywhere, of these high net worth groups that are looking for, they're looking for all the new trends in I almost want to call it like the manosphere where everyone's like cold plunge and then, oh yeah, yeah, yeah, get on the podcast. It's like we're facilitating that, that new buzz, if you will, that's coming around.

Yeah, that would, that would definitely make for a very unique experience, especially if, you know, you have your, your, you bring out your company there and do like the culture building and all that stuff.

Yeah.

Have you ever been on a retreat or any kind of a company Joe and I just go out into the woods every once in a while, but that's about it.

Surprised you mentioned that.

You tried to go to Hawaii last week and then that failed.

That failed.

Oh yeah, we were talking about that.

What happened? We're not sure if it's a deal yet, so we're like, let's hold off and make it an actual romantic stay. Yeah, see that?

That was the other problem. It was just supposed to be him and I going.

Oh, right.

But then she wouldn't— the producer says, you're not going without me.

Right.

And so then somebody else got involved as well, and it's like, okay, I'm out.

Yeah.

So yeah, I think we invited you.

The deal fell through.

Hey, hey, don't let the truth get in front of the story.

So we put it on pause. Um, but circling back to building the team like we've been talking about, Um, Joe mentioned having to like your team members. Is that a true statement?

I mean, I think it's relative, right? Everyone's opinion is different. My opinion is exactly the same as Joe's.

Ah, nice. Thank you.

I mean, it's so stereotypical, but it's becoming— every day it's becoming more and more true in my life is— I hate to even say it, but like, the, the journey is the, is the goal, and I am realizing more and more every day that I really do prioritize the journey because it's all we got. And so if I'm not working with people that I like and I'm not working with people that are competent and confident and are great people, I, I, and I have proven to myself that I will not give up or get any kind of money for that. You know, I'll turn down anything to make sure that I'm working with people I know. Having a laugh is a big one for me.

I'm into that. I like a good laugh.

Yeah.

Alex, who do you work with that you don't like?

I'm just kidding.

I know. True.

I was in a band for like 15 years. So yeah, that's my whole background.

You were on the phone the other day for an hour with some guy and talking about World War II and it's like, oh God, he's made another friend.

Another friend.

Yeah.

Yep. Um, you—

what do you remember from World War II?

No, I talked to a guy. He, he was like in pre-foreclosure. And it started, that's how it kind of started off is, hey, we can help you. All of a sudden he's talking about all this stuff he's got in his garage that he needs to move out. And then he starts talking about this World War II, his time in World War II memorabilia. And then like an hour goes by and they're trying to leave for lunch and I was gonna go, yeah, Joe's like, He's not gonna sell. Just like, get off the phone. This guy hadn't talked to anyone in like 3 years, so he's just giving me everything. But that's—

I think that's one of the hardest parts about doing— finding good deals is half the time they're coming from the elderly or senior population. And my word, it is so hard to get away sometimes.

Yeah, I can't shut them down. I'm not good like that. Just like, yeah, keep going, come on. Let me know.

I'll cancel everything for the next 3 hours just to not, just to not hang up.

Yeah.

But then I'm like, by the end I'm like, okay, I got 'em. And then I'm like, so how much do you want for your house? And it's worth like $300,000. They're like, I'll take $700,000. Oh, okay.

So thinking rapport doesn't get you the deal is, is it's, you gotta have a little bit in there, but at the same time you gotta know when to shut it down. Key players in your international real estate investing, I guess partnership. Who are the key players? You're going to a new country. Who do you got to find to make this ground-up development happen?

As in what have we done or you mean just tips in general?

Just tips in general.

Okay.

Legal.

Legal's going to be your first one. So let's say that, let's use Colombia for example. We're not in Colombia, but just as an example, you'd go into Colombia and you would spend as much time as it takes to find the top legal firm in Colombia who are dealing with the highest net worth investors, who are dealing with the Hiltons, the Marriotts, the Waldorf Astorias, who are dealing with these huge players in foreign investment. Once you get in with them, You're kind of set because they have all of the contacts, they have all the rapport, they have all the reputation, they have everything. And your job is not in real estate for at least a year. Your job is stealing other people's reputation. I shouldn't say stealing, it's utilising other people's reputation. And so you're a nobody in Colombia. And so you go there and you have to spend as much time and you do whatever it takes to get in with the top legal firm. They have the contacts to the best architects, to the best contractors to the people in all of the county offices. They have the permitting offices, they have kind of everything. And from there, anybody that you speak to, you can say, hi, I'm Alex and I'm working with legal firm ABC, and you drop their name and all of a sudden you are the person that we need to look after because you're working with this firm. That is my number one tip is never go into a country and this is kind of our whole spiel is most people go there and they start from the bottom up. They buy property and then they're like, okay, now I need to figure everything out to try and make this work. Whereas it's just a failing game. You end up spending 5 years and half a million bucks and realise it's not going anywhere and then you've got to— it's just an endless money pit. Whereas if you start from the top and work your way down, everything could have sort of falls into place. And, you know, like the Puerto Rico thing that you were talking about with the— or the Lebanon thing with the taxes, if you will. Um, it's very similar to that. You know, you're, you're going to get screwed as a, as a foreigner who's learning the ropes of that compared to somebody who has all of the big players from the country on their side. You know, all of a sudden you're not being asked for that. All of a sudden it's, it's like, how can we help you? And how can we do whatever we can to help you so that we can have our name attached to these bigger players? And so that's essentially the secret sauce. The issue with the secret sauce is that it takes a damn long time and takes a lot of money, a lot of effort. And as you said before about spending 3 hours on the phone with an old lady to build rapport, it's 3 months and sometimes 3 years of that, trying to build that friendship and that relationship. To, to get there. But once you're there, you, you kind of set.

It's like the old, uh, you gotta sharpen your axe, you know, before, then it just takes one chop.

Exactly.

Yeah.

It's like Abraham Lincoln or something. There's a quote about that.

George Washington.

George Washington, is that what it was?

Yeah.

What's the quote?

I don't know.

It's, it's like, give me 3 hours, I'll take the first like 2 hours and 50 minutes sharpening my axe to chop down a tree. If you know the right quote, drop it in the chat. Wow, that's exciting. What countries are you looking at? I know you mentioned Costa Rica. You mentioned Thailand.

Bali.

North Korea.

Bali.

North Korea. Syria.

Yep.

No, really. What country?

I heard Syria was available.

They do have a beach there, surprisingly.

Yeah.

I mean, Thailand. Bali. Funnily enough, Colombia is is one of them that we're eyeing up. Martin is hellbent on on Singapore and and the Philippines. I I am not overly knowledgeable in those.

I think Singapore is supposed to be popping off.

Yeah, you can't even bring up bring up that S word with Martin with before he's like, oh, let's let's let's sign immigration documents.

Let's move.

It's like wait.

I know what to bring up next time I see Martin. He'd be like. How are things in Singapore these days? It's like, sit down.

Yeah.

Okay.

Now, a lot of the countries where essentially like you're, you know, they're past the hurdle of, you know, of them being a cheap country, you know, they're now an expensive country as a tourist. Costa Rica, Bali. Everyone used to go to Bali because it was so cheap. You can't— Bali's not cheap anymore. You go to Bali, you're dropping—

I know.

Tens of thousands.

I've never been.

I haven't either. That's why.

Yeah, it's great.

It's in the middle of nowhere, right?

No, Indonesia.

It's in Indonesia.

I mean, depends on where you're from.

Yeah, kind of in the middle of nowhere.

Okay.

There's not a whole lot around, but it's still relatively cheap to, to build and develop there. But it's so overpriced to visit. And that's, that's what we want. That's where you're getting those margins where, you know, you're building cheap, but you're pricing things wildly high.

Yeah, when you guys did your presentation and you showed the ROI of what you could get for building new development, it was pretty unbelievable.

Maybe it's Bora Bora that I'm thinking of in the middle of nowhere.

Bora Bora is in the middle of nowhere.

That's what I'm thinking of.

Yeah, I don't know that the building costs— no, I don't know the building costs would be cheap there. You're building everything over water for the most part.

Yeah, sure, true.

That would be cool.

That's all the viral The viral cabins over the water.

Yeah.

I imagine that's an expensive endeavor. I imagine that's a logistical nightmare.

Yeah. Oh yeah. Flood insurance would be bad.

Hurricane insurance, all that stuff. Have you guys already started building in Bali?

No.

Oh, okay.

No, no. So we've done a couple of, uh, exploratory trips out there. Um, by exploratory, I mean the The, um, that's—

I need to get into this.

Tax write-off.

I need to get into this.

Tax write-off, building the team, these types of things, right? You know, the stuff that's incredibly hard to justify to anybody.

Yeah, really.

Thursday. Okay, that's going to be pretty cool. That's going to be pretty cool. So Costa Rica is almost done this year. It'll be done or after.

Our offering closes the end of June. So yeah, we won't be— I mean, we'll be in Costa Rica hopefully forever, but in terms of actually getting involved from an investment standpoint, June 30th. And then hopefully we start having properties come online first quarter of 2026.

Wow.

So very excited.

Yeah, that is very exciting. But, um, how's that, how's that running that remotely? Are you guys just getting pictures sent back to you? Who's cracking the whip?

So we've got this 4 managing partners. Um, myself and Martin are here in the US, um, and then we have 2 managing partners in Costa Rica, um, one in San Jose and then one in, in near Tamarindo. Um, both of those gentlemen are far, far, far, far more experienced than I think I'll ever be. You know, one of them was one of the head project managers on the giga projects in Saudi Arabia and Dubai for about 25 years. Oh my God. And one of them's been doing luxury developments through Costa Rica for the last 20 years.

Amazing.

As the building— as the builder, sorry. So, you know, they're on the ground, they are part owners in the Nova House, and they're managing everything for us. So it's actually It's a very interesting feeling that I've had to deal with my whole life as a, as a control freak, um, is putting other people in place and them being so competent that you're, you're the, uh, the one that needs to stay out. So it's, um, right, I mean, it's a beautiful feeling, but it's very odd.

Yeah, yeah.

You're like, are you sure you don't need me to do anything? You're like, we got it, dude.

Yeah, you sort of—

you're gonna do—

You become the guy in the corner twiddling your thumbs and you're like, no, wait, you're like, yeah, you started it.

Throw things in there, you're like, you're wrong.

And they're like, no, we're not. Yeah, I don't even know what that is.

Oh my gosh, that's the way to do it. So are you going to do that every time you go to a new country? You got to get a couple new guys or are these same guys able to—

To be decided. We can do things fully remote. I did things in Australia for near enough 6 years completely remote without, just on my own. So I was managing everything just via emails and phone calls. A lot of the properties I'd never even still to this day have not seen in person. We went full cycle from land acquisition, permitting, designs, constructions, leasing them up, renting them out for 2 years, and then selling them. So it can be done remotely. We've been doing it 4 years. It's just a different experience having people on the ground. And then the other side of it is investors. And so when you're doing things on your own, almost everything's not a problem. But as soon as you start bringing in financial advisors and wealth managers, because that's the bulk of how we raise our capital is through financial advisors, wealth managers, asset managers, registered investment advisors and broker dealers. And as soon as you start bringing in groups like this, all of a sudden they've got a lot of liability and they need to check off— 5,000 boxes to allocate any client's capital. And if you're not there, it's a huge hurdle that probably we probably couldn't overcome doing things remote.

Right, right, right, right, right. Just too much risk for their cash.

Yeah, it's a whole different world once you start getting into that side of things.

Wow.

Yeah, maybe. What were some things that were different? What did you expect when you first started raising capital versus the reality?

I think it's funny. I mean, we've all heard of the Dunning-Kruger effect. Have you heard of the Dunning-Kruger effect?

Let people know.

So basically, the Dunning-Kruger effect is when you start something, you, for the first, however, first couple of months, couple of weeks, it's all a different timeframe. You you get really confident and you get really confident, really excited about it, but you're also incredibly incompetent at it. And then as you start to realise what's involved and how much it takes, you hit that lull and you're like, this is the hardest thing in the world. This is going to take forever. This is not going to work. I hate this, whatever. And then you essentially have to build out of that pit. And we experienced that to the absolute epitome with raising capital. So when we started raising capital, we'd never never raised any money before. Martin had raised some money from VCs for his tea company, but for real estate, we'd never raised any money. Everything was done by us. And we raised a substantial amount of money, I mean, from zero, substantial amount of money almost immediately. And almost every single person we made a phone call to said yes. It was almost too good to be true. But that just sent us on a path of destruction, um, because all of a sudden you're like, I can do anything and this is the easiest thing in the world. So it was, you know, raise a certain amount and then it was, okay, let's just go all in on this and take this to the next level. Um, and you know, that's sort of— that was a big one for us because the process of— for just using round numbers, the process of raising $1 million and the process of raising $40 million I— they're not even in the same ball game. It's like playing T-ball as a junior versus playing in, you know, uh, Major League. Yeah, yeah, yeah, MLB. Um, and that kind of— that smacked us in the face harder than I think I've ever been hit before. Um, so just the whole process— you can't, you can't raise capital the same. You can't, you can't just go out for coffees with someone, and you can't just You can't just be throwing, you know, throwing, you know, thick words across in an email that you can't legally stand behind or whatever. Like, everything changes. And I think that was the huge realization for us, is that, you know, the process is wildly different to obtain, um, as you start scaling.

Yeah, that's good to hear. That's insight from somebody actually doing it, because we'll get some people that are like syndicators at the Meetup. Yeah, but I don't know if they're— they just seem kind of fly-by-night sometimes.

Well, I don't believe anybody anyway, so I'm okay. There you go.

That's the part. But I think that, yeah, they're just kind of like, well, yeah, we got this apartment building in Texas and it makes this amount. Like, they're spitting off all the numbers like you're saying, but I think when you start playing in the big leagues Then they're like, oh yeah, well, let's see the proof. What do you got?

Yeah.

What about this? This doesn't make sense. What about that? Poking holes and everything.

Yeah. It's a whole different game. So it's been quite the experience and quite the journey.

I love that. I love that. Well, it's just a character builder.

I see it in your eyes that you've grown.

Yeah.

I always say, The fastest feedback loop for personal development is entrepreneurship. You say biting off more than you can chew. There's— you will never get a faster feedback loop.

I wonder what I'm like at sales.

Yeah, exactly.

Let's raise a million bucks and then 2 weeks later you're like, I'm shit.

Yeah, yeah, this is gonna be a lot harder than I thought.

I wonder what I'm like at handling my emotions. It's like, hey, here's 10 million bucks. I'm a child.

Yeah. I haven't slept in 4 days.

Yeah.

You built a career around creating luxury experiences for others. What's the most memorable travel experience that you've been on?

Interesting.

Yeah, we don't automatically feed you the questions before you get here. I hope everybody knows that because we got you stumped on this one, don't we?

No, well, there's so many.

I've traveled a lot. I've been to over 30 countries. Um, I've, I've sort of, I've lived in a lot of them, which has been good.

You're going through your mind thinking, okay, what is either 1 or 30? Which one is it?

I'll give you, I'll give you one that I think you'll like. I lived in Japan for a little while, for a bit over a year, in Hokkaido, the top island of Japan. And before I moved there, I knew nothing about Japan at all. I didn't know the language, didn't know anything. But I arrived in Japan and I worked. I got a job pretty much the day that I got there with a company called— they're split— Hokkaido Backcountry Club. And they also branded with DC Shoes. Oh, cool. And I got a job as basically their lead Snowcat driver for the DC team. So I would go out in the backcountry with these, the pro snowboard team and skiing team, and they'd be like, oh, we want this huge kicker built and for this movie that we're shooting. And then I'd go and spend, you know, 2 days in the, in the cat and I'd build out these 50-foot booters and things like that.

That's a job.

I know.

Yeah, but, um, I— the first day that, uh, I, I got the job and I had to spend a week in a remote part of Hokkaido, um, uh, doing all the pre-maintenance on these CATs, um, and getting to know the CAT. By CAT, I mean like the snowcat, like the big machine. And, um, we're in a little town called Shimomaki, and we, we arrived, and we were— tiny little town of about 250 people, um, on the ocean. And we went out to a restaurant that night, and I was with, uh, one of my colleagues there who He was born in Japan, but lived in the US from about two years old. So he's American accent, the whole thing, but looks Japanese. And we're at this restaurant for about twenty, twenty-five minutes, and all of a sudden there's just people were sort of flocking into this restaurant, tiny little restaurant, and everyone wanted to take photos of me because it was the first white person they've ever seen, and couldn't communicate with anyone. So there's a room full of people. you know, 20, 30 people in this tiny little box and the people are just rotating in and out to take photos, but you can't— like, there's no conversation. I don't speak Japanese, I don't speak English. So, it's just a silent revolving room of, there's a white person, let's figure this out. So, that was an interesting experience. And then later on after we finished dinner, we went to an onsen. An onsen is a natural hot spring. Now in America, the social thing to do at work and with your friends is you go to a bar or you go play pickleball or whatever. In Japan, they go to an onsen. And an onsen is, as I said, a natural hot spring, but you go there and you're completely nude. And I had no idea. So I've got first day there with a bunch of these new people that I've never met before who are now my colleagues at these natural hot springs. And everyone just strips completely nude and I'm with like 5 guys. I'm like, after spending, you know, 2 hours with 100 random Japanese strangers taking photos of me, now I'm nude in a hot tub with—

Wow.

So that is, uh, that was, that was one of the most memorable. I don't know, I don't know for the right reasons or the wrong reasons, but it was, it was one of the most, uh, interesting experiences I've ever had.

Absolutely.

It sticks out to me.

Oh my gosh, I love that.

I was in France on vacation with my wife. We were in a taxi and they have nude beaches over there.

Okay.

And so the taxi driver, for whatever reason, says, oh, you know, look over to your right. That's one of our nude beaches. And then there was an old lady and an old man.

Yeah, of course.

And I can tell you, they should not have been nude. Okay.

Well, it's not Baywatch.

That's kind of the prerequisite for a nude beach. You should not be nude.

You should not be nude. No.

Yeah, they're free.

Different experience. Younger coworkers have probably a different experience.

Yeah, everything's a little tighter. Yeah, a lot. I remember we went to Japan one time and Lauren had like bleached blonde hair and people were like asking her to take pictures. It was like platinum hair. They're like Yellowhead. I don't know what they were saying, but I don't know.

It was a couple different families, but I don't think they were Japanese. So they were another from another part of Asia and visiting Japan. But yeah, just walked up with camera and like put their kids in front of me and I was like, oh, okay.

Yeah.

You guys were freaks to them.

You've been stitched up here. You've got the, you got the audio, but no visual. People don't get to see you. That's okay.

I like it that way.

Let's keep it back there. So tell me, Tyler, what motivates you beyond the numbers? Is there a bigger overall mission that drives you?

Mm-hmm.

My kids, which I don't have yet.

Oh, I was like, did I not know that?

Yeah. No, I, um, so I argue, I'm willing to go toe-to-toe with this on anyone, but I think that I had the best childhood on planet Earth and it was incredible. And I have just been so excited to give this a similar experience to my kids one day. And I've got this huge goal of being a dad. Um, and, uh, and so I kind of One of the reasons for the Nova House is a sort of a reverse engineer of what does that mean to give my kids the best childhood in the world? And it's to have them traveling all over the world in incredible locations, but surrounded by incredible people and getting kind of a world education. And so the Nova House builds incredible properties in incredible places that are filled with I mean, incredible people. People that are into the gym, people that are into cold plunging, people that are into business, people that are into podcasting, people that are into creating things and building things and all these types of things. And so for me, it's actually looking at what do I want beyond me, and then how can I reverse engineer it so that by the time I do have kids, they kind of— their life is by default You know, surrounded by incredible individuals that I would be happy to raise my kids. I mean, because that's how people are raised, is they're raised by a community, whether you admit it or not. Whether it's whether they're being raised by the community of TikTok or whether they're being raised by the community of, you know, your family, friends, or whatever it might be. It's like I'm, I'm trying to craft that community of, of, of the guests that I want staying in the places that I also want my kids to experience.

Like a lot of other people, I follow Cody Sanchez on social media because when it comes to business, she's awesome. However, when it comes to real estate, she's wrong.

Real estate versus business buying, which one's better?

Business buying every time.

Real estate, on average, if you buy a house for $250,000 in the US, which is the average home price, you make about $462 a month.

That's your profit.

So that $462 a month is the monthly cash flow that you would get if the property were rental. However, Cody is completely leaving out the larger revenue sources that come from real estate investing, such as when I buy the property under market value and I force appreciation, regular appreciation, and debt paydown. Each of those revenue sources can equal tens of thousands of dollars within just a few years. Cody's also leaving out the the fact that managing a business, learning how to buy it, how to scale it, how to systematize it, requires a lot more skill than managing a rental property. I learned early on that my skill set was not investing in the stock market. I'd send money to, back then, a stockbroker, and it was just lose, lose, lose. And, and then I started investing in real estate, and it was win, win, win. And when we had the dot-com bubble burst, everybody was crying, you know, I lost so much money and blah, blah, blah. And I'm happy as can be. I didn't lose any. I was in real estate.

Collecting rents.

I was in real estate. I didn't lose any. So I think it just really matters on the particular person and your expertise and what you want to do. You know, like you're not going to turn around tomorrow and start investing in stocks, are you? No, no, this is—

Yeah, yeah, this is what you've chosen to do. So if that's, you know, just like him, if that's his path, then I think that's the right thing. But I don't know if I'd criticize Kody. She's a really nice person.

Buying property in Costa Rica, what are the common mistakes that you see people make and how can they be avoided?

You know, I think one of the things is not, not working with the right professionals. You know, I do think that there is a lot of value in working with a realtor or somebody to help guide you that not only knows the local market in terms of being able to show you around, but can speak intelligently to the legal process and the risks and the liability and this type of stuff. I think that is the surest way to kind of get right-footed from the beginning. People tend to come down and fall in love and they get excited. And we see this a lot where, you know, they come down and they've got an $800,000 budget, all of a sudden, well, if I did this and I got that and I talked to my cousin, we could spend maybe, you know, $1 million or $1.2 million. And I always encourage people, like, look, stay within your budget. If you reach to make it happen and now it's stressful because it's not comfortable financially, you know, that sucks the fun out of it.

So Richard Beckson, this guy here that you're seeing on the screen right now, he's actually one of the guys that's consulting us through Nice. I'm completely biased here. I don't know what— I, I can't disagree. I can't disagree at all with what the other guy said.

Yeah.

Do you know the other guy?

I do not know the other guy.

You guys will meet someday, probably. But he said, yeah, basically like what you were saying.

Find somebody that knows the legal system. Stay within your budget.

Um, what he described is, is one of the most common things of— I mean, everybody knows somebody who has property that is just an absolute money pit in another country, in any country. And it's all— it's based on what he said. If you go there for a vacation, you have the best time because you're on vacation. So, it's just phenomenal. And you're like, oh, wouldn't it be amazing to live here? And you stroll past the RE/MAX and then whatever real estate agency it is and you see some places in a window and you're like, oh, it's so cheap. We could do this. And you just— it's— you're sucked in emotionally and it's—

it's—

it just becomes this 5-year experience of just throwing money down the drain. So I agree with everything he said.

You want to know a random tidbit? That's the reason why Nicolas Cage went bankrupt.

He started buying like all these mansions. He'd go on a vacation and then he's like, oh, I want to live here. And then he'd buy like the biggest mansion, fill it with all these— like, you buy like a boat, you buy like all these cars. He'd go somewhere else, do the same thing. So we had all these mega mansions, and then one day he was like out of money.

Mm-hmm.

So he went bankrupt. I mean, I did it too. We went to Paris. I was looking at châteaux in France, like, for a dollar. Not for a dollar, but I see—

Uh, where to invest in Australia?

Ooh.

Sydney and Melbourne are not the best property markets to invest in at the moment. Have a look at the house value index on CoreLogic over the last 12 months and what capital cities have performed the best. Now across Perth, Brisbane, Adelaide, you could almost throw a dart in a lot of those areas and end up with double-digit growth in the last 12 months. Definitely wouldn't recommend doing that though. Compare that to Sydney or Melbourne. Melbourne, barely any suburbs there, as you can see, have recorded double-digit growth. In Sydney, the blue-chip areas in the eastern suburbs haven't performed very well compared to the more affordable western suburbs. And as a capital city whole, it really hasn't done anywhere near as well as Brisbane, Perth, or Adelaide, especially when you take into account the high holding costs to own property in Sydney or Melbourne. Sydney and Melbourne are not the best—

You've got to know that guy. Yeah.

Funnily enough, out of the 26 million people in Australia, he's the guy that I know.

He's the guy. I grew up with him.

Um, I don't, I don't disagree with him, but I do have, I do have other thoughts.

Yeah.

And that's, um, I, I want to preface this by saying that I have completely liquidated everything from Australia. Oh, so I am, I am, I am out of Australia. And so everything I say now is just a vanity. God, if I was to buy an Nvidia, I would have done it 5 years ago type of a situation. Um, But in between Sydney and Newcastle, which is on the east coast of Australia, is what's classified as the Central Coast. And the Central Coast has been— I mean, it's still— it's a beautiful area. But as Sydney's becoming kind of out of touch with reality for most people, and Newcastle is also, you know, it's about a 2-hour drive between the two, 2 or 3 hours. Both of those cities are becoming out of touch and everyone's sort of starting to compress inwards. And so that's— I actually had some properties there and we were seeing $100,000 in appreciation on a $700,000 build year over year. Oh my God. So it's— the appreciation's insane there. But as well as in Queensland, from Brisbane, I don't know how to explain this without like a map, but like about an hour north of Brisbane. Anywhere where you're more than 30 minutes in from the coast is kind of starting to really kick off. But Australia's a really interesting market. It's 100% a home buying market. You almost can't rent anything there and do well. For example, in America, America's a renting nation. We've got so many renters and even almost no matter what level you're at, most people are renting. And you're buying properties for half a million and you're renting them for, I don't know, a couple of grand a month. Whereas in Australia, to get a couple of thousand dollars a month in income, oh sorry, in rent, you'd be spending $2, $3, $4 million to get a property.

Wow.

You are buying and selling. If you're buying anything to cash flow for rent, Likely in, I don't know, high school.

Oh, okay.

Yeah, it's very wild. Very wild.

Are there interest rates?

Interest rates right now are around 6.2%, 6.3%. But yeah, appreciation there is just off the charts.

I've got a really, really, really important question. Where are the dingoes?

Dingoes?

I mean, anywhere from 30 minutes inside of, like, in from the ocean, you pretty much got dingoes through the whole, the whole Australia.

If I went on vacation over there, like, I like to do cruise ships.

Okay.

Is it close enough to go see a dingo? Do they let you see them?

If you have a cup— I mean, if you go to a zoo, you can. Um, but if you're not in a— if you're not in a zoo, it's actually It's relatively difficult to see them in the wild, and you would have to have a couple of days. So you'd go probably an hour, an hour or more inland from the ocean, and, uh, and then you're gonna see pretty much every animal that you stereotypically see on social media that's in Australia.

Yeah.

It's funny, 90% of Australia's population is, is on the coast, like within a couple of miles of the beach. And so these—

Because it's nice.

Inside of Australia is nothing but animals. All of them, they're ready to kill you.
