Those who want to create the life they've always wanted through real estate. The first way to help sellers in pre-foreclosure, simply buy the house. Borrowers in pre-foreclosures only have a few months to settle up. Often they're eager to sell, and sometimes even at a discount. If you find a home in pre-foreclosure in your area, reach out to the homeowner and see if you can make a deal. Buying the home will not only save the seller from foreclosure, but it'll also prevent the credit problems that foreclosure can cause. For you, it means a new property to flip, sell out, rent, or even live in. The second way to help sellers in the foreclosure process is to rent the home back to them. You can use this as a negotiating tool when speaking with the seller so that they feel comfortable you purchasing the house at a discount knowing that they're going to lease it back from you. Just be sure that you're ready for those duties of landlording. The third way is just to become the lender. You can also think about buying the homeowner's loan and just becoming the lender yourself. Most lenders don't want to hold on to non-performing loans, nor do they want distressed properties on their books. For these reasons, many will consider selling those loans off to the right buyer. Sometimes they'll even sell them at a deep discount. Once you own the loan, you can modify the terms and offer more payment flexibility, at least until the homeowner gets back on track. If the borrower starts making payments consistently, then you can sell this loan off to a new investor and take your profits.
