In this instructional video, real‑estate veteran Joe Homs introduces viewers to John Burley’s “7 Levels of Investing” framework, guiding them to identify their current investment stage. He begins by sharing his personal motivation—watching his father’s joy in real‑estate ownership—and highlights his own 40‑plus years as a broker, mentor, and investor. Homs then walks through each level: Level 0 (non‑existent, no savings), Level 1 (borrower, high debt), Level 2 (saver, modest regular savings), Level 3 (passive investor, participates in employer retirement plans), Level 4 (automatic investor, on a path to financial freedom), Level 5 (active investor, acquires and manages 15‑20 homes annually while training others), and Level 6 (capitalist investor, a rare elite tier). He positions himself at Level 5, emphasizing his hands‑on experience in rehabbing, renting, and client mentorship. The video concludes with a call to subscribe, reach out for mentorship, and start a real‑estate career, aiming to help both new and seasoned investors achieve financial independence.

You're here because you want to become an investor. But is it right for you? Today, we're going to break down the 7 levels of investing. Which one do you fall under? It may surprise you. All this and more coming up. I began investing in real estate after watching my father for many years. I could not get the feeling out of me after watching his face and how much joy a piece of real estate brought to him. It was a great accomplishment to see him work on his newest project and see the pride of ownership when it was complete. I bring this up because we need to know ourselves and all the ups and downs of real estate. During the numerous books, seminars, and other teachings, I encountered a gentleman in Arizona. I want to share that with you. His name is John Burley. In his book, 7 Levels of Investing, he discusses where you might fall in his hierarchy. Before we start, please consider subscribing. I have over 40 years of experience as a broker, mentor, and investor. I made this channel to help the new and experienced investors of any age create the life they've always wanted through real estate. Now let's get to it. Starting off, we have level 0, the non-existent. This financial investor is basically non-existent. They have no financial savings. This person lives their life with their head in the sand like an ostrich. They essentially have no investments or savings. Level 1 is the borrower. As implied above, the borrower is in a worse financial position than a non-existent. Though their potential for change may be greater, the borrower often has very high debt. Level 2, the saver. This person usually puts out a small amount of savings on a regular basis. Do any of these sound like you? Let me know below. Level 3, the passive investor. These investors are aware of the need to invest and usually participate in their company savings 401 programs. Level 4, the automatic investor. When you reach the level of automatic investor, your investment success is assured. You are truly on the path to automatic financial freedom. I'm about to reveal which one I am coming up. Keep watching. Level 5, the active investor. The top 2 levels of investors are only reached by a small minority of people on earth. Contrary to what most people believe, you don't have to become a level 5 or 6 investor to be successful. Level 6, the capitalist investor. The 7th level of investor is the capitalist investor. Few people in the world reach this level of investment knowledge and ability. I consider myself to be at level 5 right now. I purchase about 15 to 20 homes a year and help others do the same. I manage properties for clients who may be at the lower levels while I train them on the techniques of rehabbing, repairing, and renting a home.
