In this instructional YouTube video, seasoned real‑estate professional Joe Homs (over 40 years of experience) explains how aspiring flippers can locate a mentor by following three concrete steps. First, he stresses the importance of self‑education—learning to calculate after‑repair values (ARV), estimate rehab costs, and understand selling expenses—so you become self‑reliant. Second, he urges daily hustle: relentless outreach via email, text, calls, and meeting the mentor on‑site to view properties. Third, he advises providing value to the mentor, such as buying them coffee, sharing potential deals, and employing bird‑dogging or wholesaling tactics to control deals without capital. Homs also promotes his own mentorship services, directing viewers to a calendar link in the description and to a related flipping video for cost‑saving tips. The video includes a standard call‑to‑action to like, subscribe, and share.

I'm Joe Homs and I have over 40 years of experience. Now let's get to it. How do I know? I've been a mentor for over 40 years and I always look for these 3 things. Follow these and you'll be sure to find someone to show you exactly how to be successful. Number 1, the most important thing is to get educated. You need to learn how to do everything for yourself. You need to be self-reliant. You need to know how to do after-repair values. You need to know how much it costs to rehab a property. You need to know how much it costs to sell a property. All this information is easily attainable with a mentor, but you have to learn how to do it. Number 2, hustle. I mean every day. I mean doing something all the time. I mean reaching out, emailing, texting, calling, talking to your mentor on a regular basis. Meet with your mentor. Go out and see properties with your mentor. All this needs to be done. Number 3, it always helps if you provide some value. At the end of the day, I like lunch or a cup of coffee at Starbucks. That's the cost that you have when you meet with me. But bring a little value to the, to the table. And even if you have to share a deal, let's say you find one and you want to share that with your mentor. That's great. That's a great way to learn the process. Start learning about bird dogging and wholesaling. Get a good grasp on how you can use these strategies to control deals without having to actually come up with the money and close on any houses. Look for the real house flippers in your area And reach out. Or better yet, reach out to me. Set up a time to talk. You can find my calendar in the description box below.
