Flipping Houses | Down To The Studs!!

Joe Homs walks through a 1970s Mission Viejo house flip being gutted down to the studs. The 4-bedroom is becoming a 5-bedroom with a redesigned kitchen, new master bath with a larger shower, and a converted closet turned into a full bathroom. Three to four weeks of demolition and framing come first, then drywall, flooring, and paint.

Welcome, and in today's video we're going to take a walkthrough through one of our flips that we have going on right now. We're in Mission Viejo, California, and I'm going to point out a lot of different things that we're doing in here and improving what was originally existing. As you can see, this is kind of the front, front yard outside. All this is Going to be re-landscaped as well. But we'll start you out here. Somebody told me they wanted me to point out the little koi pond down here, so there it is. There's the koi pond. So let's, let's walk in. Come on in. This was originally a 4-bedroom, 3-bath house, and it's now been converted to a 5-bedroom, and I'll tell you how that was done. So there's railing up here because you obviously have a step down, so We're going to need to put railing back in this section here, and then you have the step down into the living room area. They haven't put them in yet, but there's going to be can lights above my head, so all this area is going to be lit up. And then you have the dining area over here. Pretty much this room is going to stay just like it is. My grandson was here the other day and he said that this would make an awesome bowling alley. So that's what he wants to do, make a bowling alley in here. We ended up reframing this wall because it was literally a triangle before, so it was, it was going to be hard to put any type of furniture or anything in here. So we reframed it, squared it out so you could put some furniture in here. And I don't think the TV's going in here. I don't know if even a TV is going down here. The stairs, you can see this portion, this actually used to have a wall that went 3 feet up, and so it was a drywall wall, and it was, you know, just sitting there, and it would like cover up the space. So we're going to put wrought iron from here up to kind of keep the space open and make it look, you know, more attractive. New windows are going to be going in, double-pane, Sliders throughout. This is the kitchen. Be careful with the wires here. So the kitchen is undergoing a major, major redesign. Let me whip back around here. So originally the kitchen configuration— this is an all-electric home— it had the stove over here, and this is, this is actually a down vent for the stove so that hot air would go down through there. All that's getting redesigned, and we're going to plumb a gas line in here. Now the stove is going to end up going over here in this area, and then the refrigerator in this area here to the left. Now there was some redesign that needed to be done with the kit— the bathroom upstairs. The master, and we'll get to that. So these are drain pipes, and then the pipes that go up like this are called vent pipes. So all that had to be redesigned, and you can see that this is a 2x6. So you can cut this out and put this pipe in there to go up, and then the drywall goes on top. So this was a 2x6 wall originally, and these are 2x4s, so they had to put these 2x2s here. So that the wall is going to be level all the way through there. Okay, we took out the drywall from all the ceilings down here because we want to make sure that this is properly insulated. So the only way to do that was to take all the drywall. So once they're done doing their electrical and their plumbing, then the guys will come in and put some insulation down here and make the house a little bit more energy efficient. There's going to be an island. You can see kind of the black marks here. There'll be an island. It goes right here, I believe, all the way to here. So pretty big island. These water lines are going to have to be moved over here because the sink is going to be in the middle of the island. Fireplace. It was brick all the way up. Brick's out of style. So all that was taken down and they'll put some stacking stone or something there to make it look nice. Around the corner, now this house was built in the late '70s, early '80s, and what you had then is what was called a wet bar. So you had the sink here, you had the water lines coming in, you had shelving going across, you had your liquor here. And that was very popular back then, not popular anymore. That's all going to be taken out. I don't know honestly what they're going to do with this area here, but we'll see as we go along. Bedroom downstairs. And then we have a bathroom. You can see this was originally a closet here, and we're going to remove that closet because it was just a really small closet. So we're going to remove that closet, and if you come in here, you can actually see the outline of where the 2x4s used to be for the wall here for the closet. So we take that out, and then we redesign this, so now you have a larger bathroom downstairs. And the toilet was there, and then this is the shower. So this was basically existing before, except the closet, and that was removed. Okay. Over here is a laundry room, and this laundry room was so small that it was really not functional. And especially with this wall here coming at an angle like this, if you put a washer, you know, a larger size washer in here, the door would come out and it would hit this wall. So they've decided to Eliminate this. They're going to turn it into a pantry, and then they moved the washer and dryer upstairs, and I'll show you that here shortly. Outside is a 3-car garage. You want to go take a trip? Okay, now we're headed upstairs, and be careful because there's 2 stairs, 2 steps there, and then as you're walking up, be careful as well. Don't, don't fall off the side. Okay, we're going to start in the master bedroom. So they reframed the door. You can see the height on it now. They want tall doors, so they decided to do that. To the left was originally a walk-in closet. However, the door was over here to my right and it was framed in, and they decided to put a door here and they're going to make it a barn door basically. So barn door goes from here and closes, or that way closes here to seal off the— The closet. Walk-in closet. In here again, '70s design, there was a wall that went here just, you know, kind of up to that point. It's just, you know, line of sight doesn't look good, so that was taken off. There was wires running through it, so those had to be relocated, which was done by going all the way up to the ceiling. You can see up there. So as you walk in, the original footprint, again, a double vanity, which is what you're looking at here. However, about 99% of the flips that we do, we always put only a shower in the master. This is a huge shower, okay? There used to be a tub on the left-hand side here, and then a really small shower area here. That's been redesigned. It's going to be from one end to the other. This window is going to actually come up to about this height here, so half of it will be eliminated. Obviously you don't want to be taking a shower here and everybody looking in on you, so it'll be like chest height or whatever here. So you'll still have a little bit of a view, maybe frosted glass, or maybe you're not going to have any view. But, and then a place for her to sit down. The toilet area. So all this was reframed, so it'll be flat here at the top. As you can see, they're going to get fancy with the shower, let's just say that. Another fireplace up here, again bricks, again they're all gone. And then we have, uh, a A deck out here if you want to go out there. Just be careful where you're walking. Okay, let's walk down this way. Okay, so up here the original footprint was 2 bedrooms up here, and you can see that the wall for one bedroom lines up with all this stuff that you see here that's been taken down. Okay, and then there used to be a door here where it's all framed in now for this bedroom, and then there was another door over here for this bedroom. It's been redesigned, it's been largened, made larger, whatever. This is going to be the baby's room and they took the drywall off the wall because they want to put some heavy insulation over there as well. And then as you can see the footprint down here, this is where the original wall was right through here for this extra room. So you can see that the hallway was kind of small, but now it's bigger. And now this is going to be the laundry room. Okay, so you have the washer and dryer over there, a bunch of cabinets over here, and so they made this into basically a large laundry room. This was originally a bonus room, so the bonus room went from that wall all the way to that wall, and what they've decided is to make 2 rooms out of this because it was so large. So there was 4 bedrooms before, that one they eliminated, but then they added these 2, so now there's 4, I'm sorry, 5. Yeah, 1, 2, 3, 4, 5 bedrooms. So the definition of a bedroom: door, closet, and window. You have to have those 3 things to be considered a bedroom. Door, Closet and windows. Okay, if you go into this other one, you have a door, you have 2 windows, but you have no closet. And that was done intentionally because they want this to be their office, so they don't necessarily need a closet in here. However, if you did add a closet in here, then this would also be considered a bedroom. Okay. To the left is a guest bathroom, and that's really just— it was just torn out. There's a double vanity there. To my right, inside here is going to be a tub and a shower. All this was really kind of a big giant box, as you can see. It was all drywalled in like from here up. And so all that was taken off just to make the space look larger. The ductwork that's going through here for heating and air conditioning, that's going to obviously be relocated someplace else so it doesn't have to go through here. And that's the next thing that is going to happen. The AC guy is going to come out and he's going to set the unit into the living area— I'm sorry, into the attic area. And then start running the ductwork throughout the house. So you will not see this, you'll just see a big open tall space here. And then if you go behind you here, you can see that this is, this is where the tub is going to go here, and then the shower on top of that as well. So you want a tub because if you have small children, that's where they're going to end up anyway, in the tub, not a shower. So This is pretty much it. This is, this is what's been going on for about 3 weeks now. I think at the end of this week it'll be 4 weeks. So started out with demo and then some framing. They've been doing wiring this week. They're going to get to some of the plumbing probably Saturday or maybe even early next week. So it's moving along nicely. Very, very, very nicely. And then after all that's done, then they're going to start sealing everything back up, putting the drywall all over the place, and start buttoning everything back up so that they can start on the bathrooms, putting the flooring on, painting, eventually painting, and doing all that stuff. Okay, hey listen, I wanted to kind of show you the backyard. And the pool as well. So as you can see, it's pretty much from one end to the other and out the back to the property line, which is, which is on the rail there. And the pool is going to get redone as well. I don't know if they're going to do it right away, but I hear talk that they're going to try to do it right away. But anyways, I want to thank you all for coming and joining me on this video tour. Thank you. Of this flip that we're doing in Mission Viejo. And if you have any comments, please comment below.
