Highlight 1:39 - 6:39 from San Clemente Flip Or HOLD

Joe Homs walks through a San Clemente home with a primary bedroom that overlooks mountains and the ocean, a short walk from the beach. The kitchen needs basic updates like cleaning and sealing cabinets, and he recommends removing the drop-down ceiling to improve headroom. He's aiming to submit an offer that afternoon.

This is the original kitchen that was here when this house was basically sold. Not that there's anything wrong other than, you know, the dark colors are out. You want more light colors in. But, you know, the doors open, they open, and it's easily paintable. And paint it and then literally maybe put some handles on it, put it back in shape. This countertop again was original. I would not necessarily replace this if you're going to rent it. I would have it cleaned, seal it up there, and then move on from this. The stove, black, you know, again, it's a little bit dark. I would go for it with stainless steel, but if it works, it works. You can see that this microwave looks a little bit newer, but Uh, the handle broke. So I mean, if you get a handle and, and put it back there— I don't know if I can open this up to put a new handle in there. That would be awesome. And just again, this is just a rentable situation. Uh, the drop-down ceiling, I'm not a big fan of. Um, you could take this— I mean, you can see it literally lowers the ceiling so much that I think if my son-in-law, he's 6'7, came in here, he'd probably maybe bump his head or something. But I would remove that and then just put some regular lighting in there to make it look a lot nicer than it is. As we go back here, we have 3 bedrooms back here. We have 2 bathrooms, and we also have a laundry area here to the right. So that's really convenient, laundry inside. And then you have the 3 bedrooms, you have a guest bathroom, and obviously there's some work that needs to be done here to get it rent ready, but it's nothing like it's major. Bedroom to your left here, we've got, we've got the heater here, and like I was saying to my newest trainee, this The way you can tell if there's air conditioning here is you'll have another box up in this area and you'll have 2 black tubes coming out in that way. However, we're in San Clemente and we're like literally a stone's throw away from the beach, so it's not like you really need air conditioner, but some people like it. But this place does not. So it is plumbed for it because you can see that this is a drain line right here. It's plumbed for it, so if you wanted to add air conditioning, it wouldn't be like something difficult to do. Bedroom number 2, and then we go into what's now known as the primary bedroom. Okay, we gotta, we gotta keep up with the times. So primary bedroom is in her closet, and then I'll let you take a peek at the bathroom here. All this stuff, let me, let me Squeeze you in a little bit more. And now have the door open, and you can see that, you know, this is not in great shape there, but this is fiberglass, and you can just paint epoxy paint, and it'll look brand new at the end of the day instead of replacing the whole thing, because it's kind of a weird shape anyway. So that's what I would do in here, especially if I'm going to rent out the space. As you come this way, again, primary bedroom. And then you've got a nice little slider here with a view out of the slider up into the mountains. And literally to the right of those mountains, you can't see it from here, is the ocean. So again, it's just a stone's throw away. You can literally walk from here down this street like 2 minutes, 3 minutes, 5 minutes at the most. Depends how quick you walk. I guess if you're walking downhill, you're walking faster. than uphill. But there's the ocean right there. You literally just take your towel, go take a dip in the ocean. This is the rest of the bed, the primary bedroom. You can see it's a very large bedroom. And anyway, so, uh, thank you for showing up. I appreciate it. And thank you for filming this. Bree's filming this. And I'm going to send this over to my client so that he can take a look at the place. And we'll hopefully put an offer in by the rest of the— or this afternoon. So thank you for showing up. I appreciate it.
I don't know how to stop it though. It's technically still running. I'm too scared to talk about. Yes.
