Today I'm going to talk about how a virtual assistant can benefit investors like yourself. Coming up next. As an investor, your time is best spent analyzing properties and creating the best deals. But like any business, there are mundane tasks that can just get in the way. This is where a virtual assistant comes into play. I want to say a quick welcome to all the new members to the channel. I have over 40 years experience as a broker, mentor, and investor. Be sure to share this with anyone who's looking to live the life they've always wanted through real estate. Number 1, what is a virtual assistant? A virtual assistant is kind of really what it means. You have an assistant that is working virtually, usually from another country, usually out of the US, most of the time in the Philippines, South America if you want some Spanish speakers, although Philippines has pretty much all the languages that you need. But that is really kind of the definition of a virtual assistant, somebody who's not there working at your office but working someplace else. Number 2, where to locate a virtual assistant. So if you go on Facebook, they're all over the wholesaling website groups. Virtual assistants that we have, again, as previously mentioned, they're in the Philippines. We have some in Costa Rica. They're all over. They're just wherever you can find people that are willing to work for the amount of money that they charge you. The trick is finding a good one. Number 3. I'm going to tell you about 4 tasks that are perfect for a virtual assistant. Number 1, lead generation and management. Number 2, database management. Number 3, cold calling potential sellers and investors. Number 4, document preparation. So let's talk about the task of being a virtual assistant. A lot of that really kind of depends on you and depends on the company that you hire. There's a lot of companies out there that are very experienced in the tasks that you want them to do. So cold calling, texting, shuffling paperwork virtually back and forth, whatever it is, that task, you have to kind of put down information for them to follow. So I personally have scripts that I like them to use and then they follow. But I do give them a lot of leeway. In talking with people, building up that rapport, and just trying to get me a warm lead so that once they have that warm lead, then I step in and I take the rest. Basically, you know, baseball metaphor, I bring it home. Basically, being highly productive means that you're focusing your talent on the skills that you do best, and by passing off all the other aspects of your business to a VA, you will be able to maximize your time closing deals.
