In this instructional YouTube video, Joe Homs addresses aspiring real‑estate investors who lack cash, credit, or access to traditional bank loans. He begins by highlighting the common belief that without these resources one cannot build wealth through property, then shares a personal success story: he responded to a newspaper ad offering a rental property whose owner wanted to offload the mortgage due to a divorce. By investigating the first and second trust deeds on the property, Joe took over both loans with zero down‑payment and still owns the home today. He uses this example to introduce seller financing as a viable “no‑money, no‑bank, no‑credit” acquisition method. He then outlines a broader creative‑financing roadmap: start with wholesaling to generate cash, use those profits to flip properties, and eventually purchase cash‑flowing rentals that can be held long‑term, especially for younger investors. Throughout, he emphasizes research, patience, and creativity, warns against discouragement, and repeatedly urges viewers to like, subscribe, and explore additional resources—including a deeper dive video on structuring seller‑finance deals and an option for one‑on‑one coaching via a link in the description.

So I pick up the newspaper one day, and in the real estate section there's an advertisement. It literally reads, uh, don't want this property anymore, take over my payment. Like, really? I said. And so I end up calling this person. This person says, I'm getting a divorce. I don't want this property anymore. I don't need it. It is a rental. Take over the payment and it's yours. And I go, wow, that, that'd work for me. That's awesome. So I ended up finding out there was a first trust deed on the property, a second trust deed on the property. I ended up taking both loans over and literally put no money down on this property and ended up taking it over. And I still own that property today. Are you following along?

This is just one example on how you can get a property with no money, no banks, and even no credit. It's called seller financing. Another path that you can take is start out wholesaling, make some money on wholesaling, and then once you get that down, keep those properties, and then start flipping them. Make more money on the flip on top of the wholesale. Do a few of those till you get to the point where you have enough money to purchase a property and make sure that it cash flows and hold on to that property. And if you're young, I suggest you hold on to it for the rest of your life. Remember, buying a property without traditional financing methods is possible. It just requires research, Patience and creativity. Don't be discouraged if it takes time to find the right deal or alternative financing solutions. Keep in mind the end goal is worth it— owning a profitable property. If you like videos like this and want to learn more about creative financing, click on this video right here.
