In today's video, I'm going to show you how to build an off-market list to find your next deal. Coming up next. In our industry, like many others, data is king. There are dozens of software-based databases that have the house information that we're searching for, whether it's a single-family home to flip or a multifamily apartment complex. There are numerous ways to find out who owns those properties. It's your job to reach out to them to find out if they're interested in selling. Welcome back to the channel. I'm Joe Homs. I have over 40 years of experience as a mentor, broker, and investor. I made this channel for the new and experienced investors, so make sure that you subscribe and never miss a thing. So how to find the list? PropertyRadar, PropStream, ListSource. There's probably half a dozen others. And these are companies that acquire this information and then they sell it to consumers like myself who find this information invaluable. I personally have been using PropertyRadar for close to 10 years now, but all these services are Good. They're in different parts of the country and are all there ready for you to gather that information and then start calling them. People ask me, what list should, should I pull? And I can tell you what I'm doing right now, and it's probably something that, as we've been discussing in a previous video, We have the moratorium on evictions ending at the end of the month. So for the last literally year, we've been pulling absentee owners, out-of-state owners, owners that may be renting out their properties that are having difficulty with the eviction or not being able to evict. These are the lists that we've been pulling from these list sources and have had a lot of success with those type of lists. So now you have to figure out, okay, well, what's going on in my area or my neighborhood? And you have to find out, well, what are those needs that I can fix? And it just so happens that tired landlords are a great one to go after, and that's why we've been going after them. And probably the most important, you can subscribe to this, you can subscribe to that, you can pull this list, you can skip trace that list. If you don't actually get started doing something, you're never going to be successful. And yes, it's a little fearful when you're on the phone talking to somebody at first. You know, everybody's sensitive to what's happening with the conversation on the other end. But remember, they're not going to reach through that telephone and strangle you. Okay? So you have some safety there. The other thing that we do is we don't use, obviously, our cell phone numbers. We acquire and buy just regular random phone numbers from different companies and use those phones, phone numbers, to call people and to text people. And so literally getting out there, doing it, texting, calling, talking to people. Get your list together, your script together, and just start calling. You're going to get the same thing from people That are having issues. They're all going to be saying pretty much the same thing at the end of the day. How can you help me? This is my situation. I need cash fast. How soon can you get me the cash? I have a renter in there. Are you willing to buy the property with a renter? Oh, by the way, the renter is my son. We've had those situations and, you know, the parents don't want to evict their, their kids. So whatever it is, you have to learn how to deal with that pain point so that at the end of the day, you get a deal under contract. The key to this side of the business is consistency. Contact your prospects until A, they tell you to take them off their list. B, they threaten to drive to your house and beat you up. C, you buy the property. Or D, the world ends. Unless one of those events occurs, Please reach out consistently. You never know when your marketing efforts are going to land in their lap right at the right moment.
