In this solo video, Joe Homs explains how to flip a house without using any of your own cash by employing three financing methods: private money lenders, investor partnerships, and wholesaling. He describes each method—private lenders provide short‑term loans, partnerships let you contribute hustle while an investor supplies capital, and wholesaling involves contracting a distressed property and assigning the contract for a fee. Joe then tours a renovation in progress, highlighting kitchen cabinets, double‑pane windows, lighting, bathroom finishes, and bedroom updates, and shares the project’s financials: purchase price around $750,000, rehab budget $100‑125k, projected listing price $1.2 million, and a 90‑day turnaround. He wraps up with a step‑by‑step game plan: network at real‑estate meetups and online groups to find lenders, locate distressed properties via sites like peligo.com or “driving for dollars,” lock contracts, and fund the flip using the outlined strategies. The video ends with a call to action to comment, like, subscribe, and share.

You see this house? It's about to make me thousands of dollars. I didn't use a single dollar of my own money. So today I'm breaking down how you can flip houses even if you're broke by using private money, partnerships, and wholesaling. Stick with me because this is the secret wealthy investors don't want you to know. Alright, let's break it down. There are 3 main ways to flip houses with no money. Private money, partnerships, and wholesaling. Let's go step by step. Private money lenders. Think of this as a short-term loan from an individual instead of a bank. These lenders are everyday people, doctors, business owners, even your neighbor who want to make great returns on their money. You offer them a safe deal, they fund the flip, and you both make money. Partnering with investors. You don't have money, but what you do have is hustle. Find somebody with money but no time. Offer to do all the work. Find a deal, manage the rehab, and sell it. You split the profits and boom, just flipped a house without spending a dime. And wholesaling. Here's the simplest way to start. Find a motivated seller, get the property under contract, then sell that contract to an investor for a quick profit. No repairs, no risk, just pure profit. Let me show you around what's going on. We're obviously in the kitchen area here. And as you can see, they're starting to put in the cabinets. We already put windows, double-pane glass windows. The flooring was in already. And, and then now they're working on the cabinets, white shaker on top and then the wood down underneath. And we've decided to also put cabinets on this wall, which gives you the ability to put like a pantry here, which is what we've done, and more storage space. Can lights throughout. In the living room area, fireplace, can lights again throughout. We'll walk this way and we'll take a look at the bathroom that was finished here just recently. That was done just recently. He still needs to grout it, I believe. Bedroom 1, bedroom 2, and then the master bedroom over here. And the tile guy is working on this bathroom right now, which is the master bathroom. And then this is the primary bedroom here. Bedrooms are the easiest things to do. I mean, literally 4 walls. So you got painting, you got flooring, not much of anything else. It's— the money is put into the bathrooms and the kitchen areas to make them look as nice as possible. Numbers here, I think we purchased this property for about $750,000. The rehab is going to be about $100,000, $125,000, and at the end of the day, we're probably going to list this property for about $1.2 million. So we're looking to make a really good profit on this property. Turnaround time, this one's about 90 days till it gets done. I think we're like day 60 now. They've been going pretty fast on this property. So time is of the essence. Get your contractors, subcontractors, get them in and out as quick as possible. Put it back on the market, sell it, move on to the next one. All right, here's your game plan. Start networking. Go to real estate meetups, Facebook groups, and LinkedIn to find private lenders. Then look for distressed properties. You can search peligo.com or just drive for dollars and find your first deal. Lock it up under contract and use these strategies to fund it.
