This is a YouTube video titled "How To Flip Houses | Flip Walkthrough (After)" (published 2021-02-04) that presents a property walkthrough by Joe Homs 949-625-4533 of a completed house flip in Laguna Woods. Joe narrates a single-speaker tour of the renovated unit, highlighting features and construction choices: double-pane windows and sliders, a skylight, a decorative mechanical fireplace, an opened-up floor plan after removing a non-load-bearing wall, stainless steel appliances (fridge, stacked washer/dryer), soft-close cabinets, quartz countertops, converted bathtub-to-shower, two bedrooms with balcony access, can lights and ceiling-fan wiring, mirrored closet doors, crown molding, walk-in closet with interior water heater and safety shutoff, added pantry, and the code-required outlet for a bolted island. He also notes staging, rehab costs (about $100,000 into the rehab), total cost context (mentions $210,000 and a listing around $415,000), and ends with a subscribe/CTA.

Okay, in this video, I'm going to show you what the end product looks like. And we're still in Laguna Woods. This is a little bit different than the beginning stages of this project, but I'll leave a link below to show you what the beginning stages kind of look like. So welcome, come on in. So as you can see, again, double-pane windows, sliders throughout, you get a lot of sunlight coming in. And then as I pointed out on the other construction video, this is a skylight, and you can see how much light is actually letting it into the living room area. This is the fireplace setup that we have on this unit. And it ended up on this wall because obviously there's no wall here. We have sliders there, but this is a mechanical fireplace. It really doesn't throw out any heat. It's just for decorative purposes. I'll go around here. You can see the small little dining room area and then the large kitchen area. And there was actually a wall that went from the door all the way out to where I have my hand here. Again, non-load-bearing wall. We took that down to open up the space like you see it here. Same cabinets, different sink. The other one has a farm sink. This one's a little bit different. The painting on the wall is the same. The backsplash, my daughter designer changes it every once in a while just to keep things interesting. Stainless steel appliances, they all come with the unit. Including your refrigerator, including a washer and dryer, which I'll show you in the back. Again, these are soft closing, as you can see, and then we put quartz countertops on top. And white is very popular. I don't know if it's a color, but white is very popular right now, so we try to keep it As popular as possible so we can appeal to this many people instead of a few. As we go back here, this one did have 2 bathrooms. So this bathroom, all we did was took out the bathtub, and as you can— as you walk in, you'll be able to see it. We took out the bathtub and we put a shower in here, and then everything else obviously brand new. If you want to take a look in there. So we have one bedroom here and it also does have a slider and it has access to the balcony. The balcony goes from one end to the other so you have the ability to go out there and sit down and see life go by, so to speak. We always put can lights in all the bedrooms and then we also add a fixture A socket basically for a ceiling fan here, but we don't install the ceiling fan. That's up to the end user, whoever would want to use it. We always put mirrored closet doors, and that just makes the room look bigger, and so that's why we do that. As you come into the master bedroom, I'm going to open up The area where the washer and dryer are. So you can see it's a full washer and dryer stacked one on top of each other and very convenient for somebody living in here. If you come on in, I'll get you in and then we're going to go over to this area. This is the closet space. You got a walk-in closet over here and then behind these doors is a water heater for the unit. So that's inside, and there's also safety measures in the water heater that if it detects any water going out of where the water heater pan is, it'll shut the water off. So those are just some safety things that are installed when you're doing the construction. Master bedroom, and they put crown molding throughout. I think there's some also in the other bedrooms and in those areas as well. So crown moldings add just a little bit more of a professional touch. And then if you come over here, I'll let you sneak in. This is the master bath. As you can see, double vanity, toilet, and shower area. So pretty much costs, same thing. We're at $210,000 on this one, $100,000 into the rehab, on the market right now for I believe $415,000. So it's just, it's It's just waiting for a senior. Maybe you would like to buy it. A couple of little tips I wanted to tell you about. When you have a stationary island like this, which means it's bolted to the floor, you have to have a plug. So you see where this plug is, is at? That's a code requirement, so that needs to be done. In this unit also, we decided to add a larger pantry So we decided to wall off this area here to the right, and we ended up putting a pantry in this area as well. And as you can see, as we were walking around, you see all this beautiful furniture. This furniture is staging, and I stage all my units because I want people to come in and look and say, okay, this is what I can do with the furniture that I have. This looks gorgeous. This is how I want my place to look at the end of the day. So staging is very important in my flips, and I do stage all my properties.
