In this instructional video, real‑estate professional Joe Homs explains why a steady flow of seller leads is essential for both agents and investors and outlines a practical, step‑by‑step system for building that pipeline. He stresses the importance of networking with experienced, MLS‑savvy agents and staying active on social media and local meet‑up groups to uncover qualified leads. He then reviews a suite of lead‑generation tools—including PropertyRadar, skip‑tracing services, cold‑calling outsourcing, and ready‑made Facebook and Google ad campaigns—showing how to set up a daily inbound call schedule. Homs also details two high‑yield prospect categories: For‑Sale‑By‑Owner (FSBO) and expired listings, explaining the seller psychology behind each and how to position yourself as the solution. He recommends joining a seasoned real‑estate team for mentorship and rigorous training, emphasizing observation, hands‑on practice, and the value of learning from others. Finally, he urges viewers to double‑down on their strengths while diversifying prospecting methods and to maintain consistent outreach, promising further guidance on seller conversations in a follow‑up video.

In today's video, I'm going to show you how to get seller leads in real estate. Coming up next. Generating leads is the lifeblood to any successful real estate business, whether you're an agent or an investor. Without leads, you're dead in the water. Let's go over some ways to keep your pipeline full. Just wanted to say hi to all the new members. Before we begin, make sure that you like, Subscribe and share this with your friends, anyone looking to live the life they've always wanted through real estate. Let's talk about generating real estate leads. I would say be active on social media, contact as many real estate agents that you know, and the real estate agents that you contact, make sure that they know what they're doing. It's not just somebody that got their license, you know, a few months ago. They need to know how to work the MLS, They need to know how to look for properties. They should only be sending you those properties that they've already calculated that you're going to make some money at the end of the day. I don't want them putting you on a drip system that when some property comes up within your parameters, you get an email, because that really doesn't tell you anything, especially if you're just starting out. You want to know from a real estate expert that's licensed, that's an investor themselves, This is a property that you should be buying and these are the reasons why. So look for those type of people, those type of leads. They're out there. Go to meetup groups, you know, join Facebook groups as well. They're out there, you just need to find them. Let's talk about lead generation software, and I think this is awesome and you should invest in something like this. Whether it's simply pulling a list from, you know, a source like PropertyRadar or some other source and then skip tracing those and then sending them out overseas to have somebody literally cold calling. You need to set up a lead generating system and that's just one of them. There's many of them out there. There are people that have put Facebook ads together for you. Google Ads together for you, but you definitely need to get some sort of lead generation system coming in so that you're on the phone on a daily basis talking to these people, trying to figure out what their pain points are, and trying to get a good deal for yourself. You can also reach out to for sale by owners, expired listings, and I kind of categorize those 2 in the same box. For sale by owners They don't want to pay commission, and that's why they have it on there. Most of the time, they're not really sure on the price that they're selling the house for, and they're probably overpricing it. And that's probably why 95% of for sale by owners end up getting listed by a real estate agent. Expired listings are pretty much the same. You've gone through that realtor process, you've listed your home, maybe you listed it way too high, and that seller is just refusing to lower the price because, hey, somebody next door neighbor got that price 6 months ago. But this is a different market. This is way different than 6 months ago. So, you know, going after expired listings is a little bit more difficult, and it's just as difficult as for sale by owners. It is literally having a conversation with that seller to bring them into reality so that you can either buy a deal, or if you're an agent, you can list that deal for sale. And number 4, join a team and learn from that team. We have people that wholesale for us joining our team all the time, and we put them through some pretty rigorous training, and we expect a lot of things from them, but they do learn a lot in the process. You always learn a lot in the process when somebody else is doing it and you're observing, and then you get the chance to actually do it yourself. So think about joining a team. There's nothing wrong with joining a team. The way that you generate leads may vary from person to person. Double down on your strengths while also diversifying prospecting. Whatever you choose, make sure that you stay consistent in your outreach. If you're new to generating leads, make sure you don't skip this video.
