In this solo YouTube presentation, seasoned Southern‑California investor Joe Homs (over 40 years experience, hundreds of flips) explains how joint ventures (JVs) can accelerate a wholesaling business. He defines a JV as a partnership—often likened to a marriage—between two or more parties, which may be relatives, friends, strangers, money partners, buyers‑list owners, flippers, or real‑estate agents. Homs stresses the importance of putting every JV in writing to clarify responsibilities. He outlines how to select partners based on complementary resources (e.g., a buyer‑list holder for deal acquisition, a flipper for rehab, an agent for marketing, a money partner for capital). He describes flexible JV structures that can involve two, three, or more participants, each contributing a specific role from contract acquisition to final sale. Finally, he offers best‑practice tips for maximizing JV success: work with trusted people, have systems in place, ensure all parties are confident in their tasks, and maintain clear communication so everyone benefits. Throughout, he includes calls‑to‑action to book personal coaching, like, subscribe, and watch related videos.

One way to joint venture is if you're acquiring the deals, maybe partner up with somebody who has a very good buyers list so that you acquire the deals, he sends them out to his buyers, And you end up selling the deal and you both are rewarded at the end of the day for partnering up on a deal like that. Now let's talk about navigating joint venture deals. And again, I personally think that all joint ventures should be written down and each person involved in that joint venture, whether it's a person that's acquiring the properties, wholesaling, Putting the properties under contract. They may sell it to somebody that knows how to flip the property. So there's 2 business partners right there joint venturing together. You may even bring a 3rd party into it. Maybe you want to bring a really successful real estate agent who knows how to market the property at the end of the day. And then don't forget the money partner. So you need somebody with money to do all this stuff. If you have good deals, money will flow to your good deals. So you, again, you can partner with 2 people, 3 people, 4, however many you need to get this transaction from point A to point Z. Maximizing joint venture success. And again, it's all about Working with somebody you like to work with that you trust, making sure that all your systems are in place, acquiring the property, either wholesaling it or even going further and flipping the property, money partner, and then at the end of the day, a real estate agent to sell the property for you. But, you know, make sure that the people that you're working with Are confident that all this can be done by all the parties in this joint venture.
