I have over 40 years of experience. I've been a broker. Mentor, and investor, and I want you to like, subscribe, and share this content with your friends. First rule about texting is to always personalize your message to the individual, to the property, to some details about what you're looking to do with that text. So personalization— so personalization goes a long way. Do you like these type of videos? Do me a favor and hit that like button. Okay, number 2, Crafting that perfect hook. And it's not simply, do you want to sell your property? Maybe it's, hey, I just bought 2 homes in your neighborhood and was thinking, you know, you might be interested in selling yours. So not directing at them, but kind of like coming around the side saying, hey, you know, don't miss out on this opportunity. I I just purchased 2 houses over here. You might be number 3. So reach back out and let me know if you're interested in something like that. Obviously all that's not going to go into one text, but hopefully you get my drift is don't be so generic. Try to say same thing in a different way. Number 3, keep communication concise. Yes, you want to build a rapport, But you don't want to be on the phone with this person for an hour. Okay, so try to get to the rapport building real quick and then get to your point and find out if they're even interested in what you're trying to do. You know, wholesale a property, hire an agent, whatever it is that you're looking to do text-wise, try to be as concise as possible. Number 4, follow-up strategies. Probably number One. As important. Following up is mandatory. It's a must. It's how are you going to follow up? Are you going to send another text? Are you going to send an email? Are you going to make a call later on? These are things that you need to decide along the way. Once you've decided how to do all that stuff, please implement that on each and every text or call that you make. So that you follow up consistently with people. Because, I mean, I speak with people every day and it's like if I don't remind them of what our previous conversation was about, they tend to forget and they don't like to follow up. So it's on you to follow up with them. By personalizing your messages, crafting attention-grabbing hooks, and mastering concise communication, you'll have sellers lining up to work with you. What unique initial messages have you been sending? Let me know down below. If you want to know more about talking to sellers, click on this video right here, or feel free to reach out anytime. I'm always here to help.
