In this YouTube video, real‑estate investor Joe Homs explains whether house‑flipping remains a viable investment strategy in 2022. He begins by highlighting the potential upside, noting that the average flip generated about $73,000 in profit, and stresses that success hinges on mastering the numbers: purchase price, rehab costs, and after‑repair value (ARV). He outlines three main advantages: the ability to earn solid returns, the possibility of doing flips part‑time alongside a regular job, and the personal satisfaction of transforming a property. He then balances the optimism with three key drawbacks: market uncertainty driven by rising interest rates, the difficulty of securing financing—especially for larger projects that often require hard‑money loans and a 20% down payment—and the risk that a property may not sell for the anticipated price. Throughout, Joe advises viewers to conduct rigorous due‑diligence, track their financial metrics closely, and seek professional guidance when needed. He concludes with a call‑to‑action, inviting viewers to watch related flipping videos, subscribe, and contact him for personalized assistance.

All in all, you can make some decent returns with house flipping if you're good at it, you can make some seriously impressive numbers. But is it still a good idea to start this year? Let's look at some pros and cons. Number 1, ability to make decent returns. There's still that ability out there. Flipping is a numbers game. Make sure that you know your numbers going in and coming out. Yes, you can still flip in 2022. I encourage you to do that, but I would encourage you to also keep an eye on those numbers. The purchase price, rehab costs, after repair value. That's the key. Number 2, it actually can be a part-time thing. It can be something that you work after hours, on the weekends. It's your project. You have a contractor working. You're going to need to go by at least once a week. That can be on the weekends, after your 9-to-5 job, whatever it is. It can be something that you can handle on a part-time basis. Number 3, it can be an absolutely rewarding job. It is so much fun to go out and take a look at these projects and see what the possibility is at the end of the day. And that just, for me, that is fun in itself. Maybe if you're buying at 70 cents on the dollar, maybe you start going down to 65 cents. 60 cents on the dollar. You need to be careful. Number 2 con, can be difficult to start. It's not like it's easy to get into a project that you're going to buy for $1 million. If you're doing hard money, you're going to need at least 20% down. If you have $200,000 sitting around in the bank and you want to start a project like this, awesome. But sometimes it's a little difficult to get into this game. If you do it right and do the research with every property that you purchase, then house flipping can indeed be a wise form of investment. There is always money in real estate.
