In this YouTube video, real‑estate investor Joe Homs argues that wholesaling is far from dead despite a shifting market. He shares a recent Orange County deal—originally under contract for $300,000 with an after‑repair value of $540,000—where the seller lowered the price to $280,000 after the property proved worse than expected, allowing Joe to wholesale the contract within two days. He emphasizes that success still hinges on relentless cold‑calling, diligent follow‑up, and scaling a team of virtual and local assistants. Joe confirms that wholesaling is legal in California and does not require a real‑estate license, and he explains how licensed agents can also wholesale while keeping the MLS as a backup. He discusses the potential for wealth, noting that earnings depend on one’s definition of “rich” and the ability to build a repeatable system. Throughout, he urges viewers to subscribe, like, and watch a companion video that breaks down wholesaling step‑by‑step.

I say no. We just put a wholesale deal under contract and it's in Orange County. We bought it for $300,000. The after-repair value was $540,000. We ended up going to the property It was in worse shape than we thought and what the seller told us. So they decided, we asked that and they agreed to lower the price for $280,000. So we went into this contract, we actually ended up wholesaling that deal out to somebody else and we're like closing in 2 days and moving on. So wholesaling is not dead. You need to continue to call. You need to continue to follow up. And if anything, it's still alive and well. The market's changed, so people are starting to get the idea that they can't get $1 million for their property anymore. So if they need the money quickly and they need to get out of the property, you might be able to offer them $600,000, $650,000 for that property, and they're going to say yes. Wholesaling is not dead. Keep working it. Can you get rich wholesaling real estate? Depends how rich you want to get. Again, you can start with literally you calling. It's a lot of work to get to the point where you've got a staff that's working for you, virtual assistants from different countries, and then you've got a local staff that's putting the deals together. Yes, you can get rich. Again, it depends how, how much rich you want to get or what's your definition of rich, but you can make a decent amount of money. Is wholesaling real estate legal? Yes, absolutely it is. There is no law against it in California. You do not have to be a licensed real estate agent. Anyone can learn how to do wholesaling and start contacting sellers that are in distress for whatever reason and then getting them to agree on your price. Can a real estate agent do wholesaling? Yes, absolutely. And most real estate agents do cold calling to begin with and they call people, sellers, to find out if they're interested in selling their house. They give them the option, well, you know, we can buy it for this price. It's quick. You can— we can close in 3 or 4 days. Or if you don't want this price or you think you can get more, then obviously I'm a real estate agent so I can list the property for you. We'll put it on the Multiple Listing Service. We'll see how many people come by, how many offers we get. But always remember, at the end of the day, you still do have that wholesale offer we sent to you. So if you can't sell it on the MLS for the price you thought we could sell it for, You always have that backup plan that you can accept that wholesale cash offer. Wholesaling real estate is very much alive and well and here to stay. Although it can be very difficult to make money when you first get started, if you understand the market and potential pitfalls ahead of time, you will be able to do well as a wholesaler.
