In this instructional video, real‑estate investor Joe Homs explains how investors can acquire on‑market properties that have little or no equity, turning a market niche into a high‑return opportunity with minimal cash outlay. He defines equity, outlines what happens to sellers with no equity—including the risk of short sales—and presents creative financing solutions such as subject‑to deals and seller financing. Homs then details a repeatable sourcing system: using PropStream to filter for absentee owners and low‑equity listings, skip‑tracing contacts, employing virtual assistants to call and text leads, and having a California‑based team qualify warm leads and close contracts. Throughout, he emphasizes the importance of adapting to market shifts, negotiating commission flexibility with agents, and leveraging low‑interest existing loans. The video ends with calls to action for further one‑on‑one help, additional creative‑financing content, and standard YouTube engagement prompts.

Today we're going to dive into on-market low or no equity property. What is equity? Equity is amount of money that's in a property that belongs to the owner of that property. So whatever value you can sell it for minus all the expenses including a loan on the property, escrow, title, everything paid off, property taxes, whatever that difference is that gets sent back to the seller. What happens to a seller when they sell with no equity? There's a couple of options. Unfortunately, one is that they're actually going to have to come out of pocket, pay money into escrow to complete this transaction. And I know nobody wants to do that, but at the end of the day, you know, if it's a few thousand dollars and you're going to be able to sell this property and get out of it, Then just pay the few thousand dollars and move on with your life. The other thing is, if it's a lot of money, then you're probably going to have to go into a short sale situation, and a short sale situation is a totally different topic. Suffice it to say, it's just like the words sound— short sale. If the bank has owned $500,000 and you can only sell it for $450,000, you're $50,000 short. Now the bank has to approve that sale because they're going to lose $50,000, not the seller, but the bank. So that's a whole different topic. Hope you're getting value out of these videos. All I ask in return is that you hit that like button. Okay, so how can we help out these sellers and their agents? And there's many ways to do that. The easiest way is to find out how cooperative that agent is, if they're looking to get 6% commission on a deal, you know, you would ask them, are, you know, are you able to do less? You would ask them to ask the seller, are you willing to do some sort of subject-to deal or even seller financing so that we can put this deal together? So you're taking over that initial loan, which may have a low interest rate of 3%. They're just You know, there's no equity in the in the property. They need to move, so they need to complete this transaction because if they don't pay the bank, they're going to get foreclosed on. Nobody wants that to happen, and if there's no equity whatsoever, then they're you know they're going to have to go into a short sale situation. So where do you find these deals? I use a program called PropStream. PropStream is pretty much nationwide. It has filters on there, and you can filter. A particular area that you're looking at, and you can put down there absentee owner, little or no equity, properties that are listed or not listed, and pull these type of lists from PropStream. Then you get them skip traced, which means that you get the phone numbers and emails or both, and then you start calling these people, texting them. We pull large lists, so we have virtual assistants That do the calling, and all we ask them to do is give us, yes, I'm interested in selling. That's all their job is. And so then they send those warm leads back to us here in California, and then my team here in California follows up on those warm leads and finds out exactly what it is that they're looking to do. What are they selling? Is there any equity? What does the property look like? All those details and then put it under contract. If you want to see the exact systems that I use from skip tracing, pulling lists, following up, texting, and calling to get those monster deals, check out the description below. I've laid it all out for you so that you can do the exact same thing.
