Uh-oh, there's no deals left. I get told this all the time. The only problem is it's not true. Find out why coming up next. I've worked and mentored hundreds of new experienced and novice investors, and all the time I get told there's no deals left. But that's simply not true. Let's go over some things that you can focus on so that you can find your first or next deal. Welcome back, I'm Joe Homs. I've been a broker, mentor, and investor for over 40 years. Make sure that you subscribe to the channel so that you never miss a video. Let's go over some things that you can implement to make sure that you're headed in the right direction. Number 1, Find a niche or look for motivation. So finding a niche is something that everybody should be looking at. I always say if you have a second language, that's probably where you should be looking first because people with second languages talk to people with that language and they're more comfortable speaking in that foreign language. So they're more apt to trust you. So that's a great niche to have. Number 2, senior community. We've been doing a lot of flips in senior communities. So what you have to know about senior communities is that you have to deal with the association and obviously the seniors, the residents that are walking around peeking into your rehabs. What's going on, sonny? Do you have a permit for this? and deal with all that stuff. But a senior community is a perfect niche and actually a gold mine right now. The baby boomers are getting old, they're retiring, they're going into senior communities. So that's a really nice niche. Any other niche that you can think of? You can, you know, work on mobile home parks, let's say. And I mean mobile home parks that you actually That you actually— gosh, I did a Biden moment there. Wow. Own the land. Okay, yes. Okay, so let's go back. So, the other niche is a great— another great niche is mobile home parks, but I'm talking about mobile home parks where you actually own the land underneath, not a mobile home that's in a regular park that you pay rent fees to. The mobile home, you own the land. It's just like buying a condominium, let's say. So those are great niches as well. So you need to find what your niche is. Do you like cold calling? That's another great niche to fall into, cold calling people that are absentee landlords. And especially in this market where not a lot of people are paying on their rent, They may be tired of being a landlord, and that's a perfect niche to get into. Number 2, I would tell you to stay consistent. You need to have a plan. You need to write that plan down, and then you need to follow that plan. If you're going to make 10 calls a day, 50 calls a day, whatever it is, that's your plan. You need to be consistent. It may take you, if you're cold calling, it may take you months and months before you get a deal, but you're going to be consistent. You're going to learn by each call and each caller that you talk to. And that's what makes a successful wholesaler. Number 3, now you have to keep track of everything that you're doing. Okay? So you have to have some sort of spreadsheet or something online or a program or an app, because there's an app for everything. And you have to be consistent, and you have to follow up. So there have been times I used to knock on doors. I used to knock on doors, people who were in foreclosure, and there was many times that I would knock on that door and I wouldn't hear back from these people for six weeks, a couple of months. But they would call you back because they're getting closer to that date where they're going to get foreclosed on, and they're going to lose all their money. They would call you back and go, "Hey Joe." Are you still interested in buying my house? I changed my mind. I'm ready now. Okay, but you have to be consistent. You have to follow up with them. Number four, and very important: you need to network. And I mean network with anybody and everybody, anybody and everybody that will listen to you talk. Take a business card. Please make a business card up. You know, Joe Holmes, real estate investor. Put your phone number, email address, just keep it as simple as that. Go to networking meetings. Anybody that you talk to, if you hear somebody bringing up real estate, you know, feel free to go up to them and, you know, hey, I buy real estate at a discount and I overheard you guys talking. I hope you don't mind. Here's my card. If you need to sell something, please give me a call. So definitely networking all the time. You can go on sites like BiggerPockets, meetup.com. All those sites are great for networking, and plus do live networking as well. So if you're having trouble finding your next deal, make sure that you're finding a niche, staying consistent, following up, and networking. If you do those 4 things, you're pretty much guaranteed to find your next deal. If you need help talking to sellers, click on this video right here. I show you exactly how to qualify your seller to make sure that you really have a deal. Please feel free to reach out anytime. I'll see you on the next one.
