Propstream Demonstration

Joe Homs and Burton from PropStream walk through a real estate data platform that combines residential, commercial, tax, and MLS records to find motivated sellers and analyze properties. The platform lets you filter 150+ criteria across 18 categories, export up to 10,000 addresses monthly, and skip-trace contacts for a few cents each. Burton shows how to build targeted lists for wholesaling, fix-and-flip, and cash-buyer strategies.

On this. There you go.
Hello, everybody. My name is Joe Homs. I'm a real estate investor, and I have been an investor, mentor, and broker for the last 40 years. And in today's show, I want to introduce Burton, and he's from PropStream, and he is going to go over PropStream and see why it's such a useful tool.
Everyone, my name is Burton. Thank you so much for having me, Joe. And for those that are watching, thank you for investing your time with us today. I'm not much of a talker, more of a presenter. So let's just dive right into that product for you. What I'm going to do is kind of explain what's under our hood. So currently what's sitting in PropStream is the following. We have residential data, commercial data, industrial data, vacant land, exempt properties, government building, Transportation locations. And what I'm talking about is just the basic characteristics, beds, bathrooms, square footage, the year of the building, zoning information, et cetera, et cetera. But we know as investors, as agents, for those that are watching, you needed more than just that. So we made it our business to collect data from other aggregators like tax assessor data. So you can see the taxes over the last few years, pre-foreclosure data, like a default, an auction, a release, Sales and deeds. So you can see past transaction history on individual properties, open mortgages. So when you're talking to a homeowner and you search their address in PropStream, you can see if they have 1 or maybe up to 4 mortgages on that property. Past mortgages, you know, if they had a note on the property and whether it's free and clear today. Involuntary liens, child support liens, tax liens, HOA, right? If you're not paying those fees, it's going to cause a lien. And those are datasets that we do collect. We also collect MLS on-market data nationwide. So we do collect feed from the MLS. You're able to see properties that are listed, pending, contingent, and we even have MLS historical data like a failed listing, a sold property. So for those that are in non-disclosure states, you can use PropStream to comp a property if you need to. Document images, for $5, you can get a deed, a pre-foreclosure document, Like an accessory map if you needed that. We have estimated values, or what you might have heard of as an AVM— accessories or AVM and accessories value model. We do have that as well. We prefer you to run comps, but that's here in PropStream. Master addresses, HOA data, parcel boundaries. So when you zoom in on the map, you can see the entire parcel of that lot. Bankruptcy data, Chapter 7, 11, and 13. Then we even have a little bit harder data to obtain, like flipper data. We know when someone's buying a property and we know when they put it on market. So you combine the two and we have an algorithm that does that here in PropStream, and we can show you who's buying and selling a house through a realtor in your market, AKA a flipper. United States Postal Service gives us a list of vacant properties, AKA a list of properties that are not answering their mail every month. So in PropStream, you can go in here and find an owner-occupied property that's not answering their mail. Or a non-owner-occupied property that's not answering the mail, right? Could be a vacation home, could be in between tenants perhaps. And we're the first to have pre-probate deceased owners. PropStream has the ability to identify deceased owner that still has their name on a title. These are the datasets that are currently sitting in PropStream, but it's what we do with that dataset that I think makes PropStream very, very, very important to your business. For those that want to see what we do with this dataset, hopefully this PowerPoint can address that for you. We've pretty much shaped our data to work alongside what you're currently doing in your business. And those 2 things that are important to your business are lead generation and analyzing a property. Because when you gather a list from some source and you start marketing to that list, right, that's your lead generation. But when those homeowners call you back because they got your postcard, now you have to analyze the property. And with all that data that we've collected, you're able to do both of these 2 things in PropStream. So let's break it down really quick. For lead generation, there are 3 parts to it. You don't have to use all 3 parts, but part 1 everybody's most likely going to do, and that's build a list in PropStream. Now with Joe's link, which will be in the description, you're going to get PropStream at a discounted price. It's $97 a month. There's no yearly contracts, $97 a month, and you'll be able to build a list of 10,000 properties every single month. We even give you a 7-day trial period if you want to give it a try. In the trial period, we'll give you 50 properties to try out. But let's assume you subscribe. You now have 10,000 properties. You can search anywhere. We don't region lock you. You can search in Phoenix, you can search in Miami, you can go to Boise, Idaho today if you wanted to. So search your market, then you're going to use either one of our 18 quick list choices or over 150 filters to build your own list— on or off market, high or low equity. We'll talk about that in a few moments. Then you could save your list. It could be a list of 1,000, 500, 2,000, 3,000. And then from there, you can export your results, aka those addresses. That's part 1. Most of us are probably going to do that. Part 2 and part 3 are optional. Part 2 is skip tracing with PropStream for a few pennies, 12 cents or 10 cents depending on your package. We can skip trace a list for you. So you can build a list in part 1, and in about 10 minutes or less, get landlines, cell phones, and emails. Now, if an address doesn't come back with any results, We won't charge you at all. That's part 2. And you don't have to do this if you already have a provider of phone numbers and contact information. All you're going to do with PropStream is just build your list and get that addresses at those addresses out of here and go to your next provider. But if you don't have someone that's going to get you phone numbers and emails, we're here for you. So you can build a list of tired landlords, for example, and get their cell phones and emails and their landline. And then you can export those results. That's part 2. Part 3, again, not for everybody, but it is here, and that is marketing. We have a campaign section that will set you up with a landing page for your list, and then you could send out postcards and emails. So here's how the flow would work. I could build a tired landlord list, then skip trace that list, maybe call the phone numbers, send emails out on the side if I wanted to. But then I can also set up a website for that tired landlords. I might not have a website right now, but with PropStream, we're going to give you a one-page landing site for that list that you're campaigning. So I can create this landing page that says I can help you with your property. Then after I set up that landing page, I could send out postcards and emails directly to that list within PropStream. Postcards and emails do come at a cost. You'll see that before you place the order, and I'll go over that in a few moments. But that's Lead generation on PropStream. Now, if you do this outside or within PropStream, what should happen is someone may call you back and now you're going to be able to use PropStream to analyze a property simply by searching the address. You're going to be able to get all of our data that I showed you a few moments ago, go through that data. Hopefully you're going to be going through it to find opportunities. Opportunity isn't always going to be a pre-foreclosure, right? It could be an out-of-state owner. Maybe they have multiple mortgages. Maybe it's vacant. Maybe The property was built in 1920. We have a lot of data for you to identify what the potential opportunities are. Then you can run comps. We have sold data, public and MLS data, so you can run comps to get an after-repair value or an as-is value, or just know what transfers or rent values are in the neighborhood. So we have a comp section for you when you're analyzing property. And fourth, the fourth and final thing is you can print the comp report. You can print the property report because you may end up having to educate the homeowner, or maybe your buyer, or maybe you want to go visit the property and you need the data with you. That's what PropStream can do for you. We do have some additional features like our mobile app for those out on the field analyzing properties or driving for dollars, maybe sending a postcard while you're out in the field or skip tracing a vacant lot to call the owner. Our mobile app is complimentary. We can help you with that. Team Members for those that are scaling. You don't have to buy a separate account, but you can share your account at a fraction of a cost. And List Automator. Once you build a list, we can automate that for you. So anytime a new record with that same filter comes in, we just add it to your list for you. That's called List Automator. These are additional features. Mobile app is free. Team Member and List Automator do come at a cost. This is what we can do for you right now. I'm going to give you guys a live demonstration. And how to generate leads in PropStream. Joe, did you have any questions about this outline before I jump into how one can follow the same setup here on our application?
No, keep going. You're doing great.
Awesome. So I'm going to go ahead and pull up PropStream now. So this is PropStream. When you first log in, software updates letting you know about our new data. We do do live webinars. If you want to learn more, please join our live free webinars. Monday through Friday at 3 PM Pacific Standard Topic— Pacific Standard Time. We do a certain topic, whether it's running comps, the mobile app, or even how to market. Please join us or watch the replays. And again, a reminder of some of our additional features. But when you hit close, I want you to remember the United States is your playing ground. We don't restrict you. You can search anywhere in the US. But what I do want to remind you of is when you first log in, just know that your toolbar is on the left-hand side. And the reason we start you with the search page is because we believe you're either here to generate a list or to search an individual property because you now have a lead. Either or, you're on the search page. But let's build a list. To do that in PropStream, go to our search bar and either search by county, city, or zip code. Now, if you want to use our draw search feature, you can. You can zoom in on an area, and through several left clicks you can create your own shaded area. But obviously we're trying to farm an area, so the bigger the area, the more results you'll get. So today, even though I'm in Orange County, California, Rancho Santa Margarita, I can say I'd like to— I'd like to go to Nashville today, or you know what, let's change it. That was already a search I did. Let's do Minneapolis today. So I want to search Minneapolis, Minnesota. And the moment I search the market, this is what PropStream is going to do for you. We're going to scour through our server and show you everything that we have identified that's on a list. Now, we're not showing you every address in Minneapolis, Minnesota. We have every address's information. I can right now zoom in on the map and I can click on a random property and get the individual information on that individual property. We'll talk about that later. Again, that's analyzing property. But right now what we're doing is trying to build a motivated sellers list, right? Or a distressed list or a buyers list perhaps. So when you search a market, we're not going to show you every address in the market, even though we have the data on every property in the market. What we're going to do is we're going to show you every property that's on a list that we've identified or collect for you, right? Here's the first 8 that you see at the top. So what it's saying is Burton in Minneapolis, Minnesota, there are 368,000 records we've identified. 2,500 of them are on the MLS. 400 of them are in pre-foreclosure. None of them are up for auction right now. 375 of them are owned by bank or bank-owned properties. 24,000 of them were bought in cash. 1,800 of them have an involuntary lien. 5,067 are not answering their mail. And 240,000 properties have $100,000 in equity or 50% in equity or more. That's the breakdown of this list. But if you look at my outline like I showed you earlier, I recommend that after you search, you actually go into our filter, make it a best practice for 2 reasons. One, in our filter you have actually 10 other categories. So MLS, To high equity. The first 8 are the first 8 in the dropdown menu, but we also have free and clear bankruptcies, divorces, tax delinquent properties, those flippers, failed listings, senior owners, vacant land, tired landlords, zombie properties, or pre-foreclosures that are not answering their mail, and then deceased owners. So again, search a market. All we're saying is 368,000 records are on These lists right here. So if I wanted a delinquent property, I click on tax delinquent, and here are the 10,142 properties that didn't make their tax payment on time. And now I can hit close, and I can stop right there. But 10,000 is a lot for my marketing budget. I would go broke, really. So that's where the additional filters on the left-hand side come into play. Now here on the left-hand side, you have owner-occupied filters. So if you want the owner occupying the property, yes. If you're looking for an absentee-owned property, no. If you don't care because they missed their tax payment, so whether they're there or not, you still want to walk, talk to them, then any. Do you want them answering their mail? That's occupied. Or not answering their mail? That's vacant. Or I don't care, both. You have property characteristic filters. If you click on this section, it collapses and you get to choose what class of property you want, even the type. of property you're going after, whether it's a dairy farm, a hotel, a bar, a tavern, you name it. Bedrooms, bathrooms, all the typical property characteristics that you can look for. Then you have our MLS filters here. You're going to be able to say, I want a tax lien property that's currently listed with an agent. There are your 146 that are listed that didn't make their tax payments. Or for most of us that are watching, we want off-market property. So you can say on market, no, I don't want any tax-delinquent properties that are currently listed. For those that do want on-market, you can choose what listing type there was, the current status that's in. For those that are watching that want off-market properties, we can even select never listed. So not only are you off-market, but you've never been listed in the last few years. MLS status states, for those that are looking for MLS properties, days on market, listing amounts. These are MLS filters for you. Okay, after that you have your pre-foreclosure filters. So here you can search for a property that's in default, an auction, maybe the default was released, maybe it's now bank-owned, maybe you don't want any of these categories. So this area allows you to look for pre-foreclosure or foreclosure or get away from it. Here are your filters for that category. Ownership info. Years of ownership, owner type, individual, corporate, maybe a trust, maybe a mixture of the 3. Last sell date, last sell price. We even can show you numbers of properties. So you can look for a homeowner who didn't pay their taxes that has maybe 2 or 4 properties. I'll show you how that comes about in a few moments. I'll even explain how we, we got away with showing you how to do that or how we came about finding that for you. Tax status, even the location of the owner, whether it's in pre-probate, again, a deceased owner, whether there's been a transfer. That's our ownership info section. Lien, bankruptcy, divorce status section. This allows you to target any of these categories. It also allows you to suppress any of these categories. So if you don't want a divorce, don't want a bankruptcy, not only can you target, but you can also suppress. For those that are targeting a lien, Feel free to specify the type of lien. So not only did you not pay your taxes, but you also have an HOA lien, leading me to believe you didn't pay your HOA at the same time. So your taxes have been missed, and now you're not making your HOA payments. 2 pains, 2 levels of motivation right here. So you can list stack in PropStream if you need to. You have recording dates, bankruptcy dates, divorce dates, even the lien amount. So you can get rid of the ones that have $2 liens and only look for the ones that have $500 or $5,000 liens or more. The last 2 sections are the valuation and equity and the mortgage section. Valuation and equity allows you to put the estimated value, rent values, but the most important filter here for everybody is most likely going to be the estimated equity filter. You have the percentage filter, which is the most popular one, or the dollar amount filter. But here a user can say, I want a property that has at least 70% in equity, but also they didn't make their tax payments on time. So this, depending on your strategy, will be very important whether you need high, low, or maybe even negative numbers. You can do -10 to -2. So if you're doing something creative, here are 23 properties that didn't pay their taxes with negative equity. We can do that for you. The last but certainly not least, Is our mortgage info section. Here you can look for tax delinquent property. For this example that has 2 mortgages, so not only are you making— not only did you miss your tax payments, but there are 2 mortgage payments you need to worry about on top of that. 3, 4 perhaps. Open mortgage balances, even the loan type that they currently have on the property, monthly payments, interest rates, even the interest rate type, which has become a very popular search, and I'll explain in a few moments. Loan-to-value ratios, whether it was once bought in cash, maybe it's free and clear, or maybe it has a seller carryback. PropStream has over 150 additional filters on top of our 18 categories. But don't let me confuse you. Let me break it down even easier for those that are watching. We've been in the business since 2006. I've been blessed to be with PropStream for about a decade now, started back in 2013, and I haven't looked back since. But I've had the luxury of working with investors nationwide. I've traveled, I've gone to events, I've done videos, you name it. In my tenure of studying investors and working with them, I want to break down the 2 searches that are currently being performed right now. The first search you're very familiar with, it's called the traditional search. It goes like this: in PropStream, you have the ability to do what you've already been doing. I call it the traditional search because this is what investors have been doing even before PropStream, before technology. Here's how it works. They'll go to a market and they'll pick a list. There's no right or wrong list. Now, some lists might need you to work faster, like a pre-foreclosure that's up for auction. Also might need you to take some time with the homeowner, like a failed listing, right? They might need more time, gather this stuff before they sell the property to you, right? So pick a list with some level of motivation. After you pick that list, 3 things follow right after that. Making sure it's off market so you don't have to deal with a realtor, especially if you're trying to get direct to seller. Equity, depending on your strategy, will dictate the equity. So if you're a fix and flipper, you're not trying to go find negative equity properties, right? Because you got to put money into the property, you got to pay off that note. There's no return there. So if you're a fix and flipper, for example, you're probably going to want some positive equity. And 4th, What is the property and owner characteristic that you want? Some of us are going to do mobile homes, single-family duplexes, triplexes. We don't know, so please let us know. Same with the owner characteristics. Some of you guys prefer 5 years, 10 years, 15 years, out-of-state, in-state, local. Please let us know. So the traditional search looks like this in PropStream. If you're watching right now, this is how your first search should be. Pull up a market, get your collective results, but go straight into the filter. And decide on a list. Maybe today it's all the liens. I'm looking for everybody that has a lien on their property. Perfect. There's 1,800 of them now, but they need to be off market. So go to the MLS status and make sure they're off market. Boom. Perfect. You can even make sure they've never been listed. Cherry on top right there. Step 2. Step 3, I'm a fix and flipper, so I need to make sure it has equity. I'm going to go to the valuation equity section and I'm going to make sure it has 50% in equity or more. And I'm not trying to fix and flip a mansion. So estimated value, let's keep it under maybe half a million dollars. Perfect. Fourth option, right? Because we have the list, it's off market. Now I have my equity. The fourth thing I need to do is the property and owner characteristics. So I'm going to flip a single-family property or single-family residential property. I'm going to go into the property characteristics. I'm going to look for residential property and the type of property, not a duplex, not a condo, but a single-family property. And I'm not trying to flip some— fix and flip something that was just built last year, right? So year built, maybe I want something prior to 2000. So you have a lien, you're off market, you're under half a million with 50% in equity or more, single-family property that was built before 2000. Perfect. Now, the owner that I want— the owner that I want is someone who's probably lived here for a few years and they're just tired now. And that could be 8 years, 10 years, we don't know. Find the Goldilocks number in your market, but let's assume it's 8 years for this market. Perfect. Now, I don't want to just talk to any owner, right? It could be corporate owners, there could be an LLC, there could be a trust. I want to talk to just a regular person. So the type of owner I want is an individual and I'm done. At this point, I could stop. Now I could stack more things, right? It's called list stacking. I could say, well, out of the 335 that are left, how many of them are not occupying their property? Absentee owned, right? So you could start list stacking. I don't recommend it. Obviously, you could see what happens. It narrows down your results, but feel free to do that. But this is your traditional search list: off-market, equity, property and owner type. Now you can hit close. What started with 300,000 records has dwindled down to 335. Highly targeted homeowners. Now you can check them off. Remember, you get 10,000 properties. So this whole time I haven't saved anything, so nothing has counted against me. It's when you check off your results and finally add them to a list like I'm doing now. And when I call this list the Minnesota Tax List, I can now hit save. It tells you, okay, we've now deducted 335 from your 10,000, or whatever the allotted amount that you have. And that's how you can build an off-market list in PropStream. Now there's a new way to search because we have so much data. I want you to realize that we don't sell you lists. A lot of products out there will sell you a list, same list you can just go get yourself, right? We sell you data and that data can be very, very powerful if you understand how powerful it is. So I hope I can show you the power of PropStream by showing you these next 4 steps I call Building situations. Since the dawn of data, since the dawn of technology, there's been a new way to build a list, and that's called building situations. I copy some of the steps in the traditional search, right? So steps 2, 3, and 4 are the first steps in building a situation, right? Because no matter what the situation is, or no matter what the list is that you're about to go after, you still need it to be off-market. Still needs to have the equity you need to go after and the property and owner type that you want. So let's play a role here. Let's, let's go through a scenario. Let's say I'm in Minneapolis, Minnesota with every other investor and every other agent out there, and let's assume they're also using PropStream and they've pulled every other list I can imagine. Does that mean I'm out of the game? Does that mean I no longer have a lead? Well, no, because some of them are going to say no to them. They're going to say yes to me. So don't Not pull a list because you think that. Continue to pull lists. But there is another way that you can build a list, and that's again building situations, and I'm going to do that right now. So rather than picking a list like most agents, investors, and those in the space are doing, with PropStream you can build situations, but you first need to make sure it's off market, right? So go to the MLS status, make sure it's off market. Heck, make sure it's never listed. What type of equity do you need? Well, the equity I need, because I'm a fix and flipper, is 50% or more. And again, let's make sure the house is under half a million dollars. Step 3, right? Because we now have it off market with our equity. Step 3, the type of property I want is a residential single-family property, again built before the year 2000. Type of owner that I want is someone who's owned this property. Let's do 7 years today, and you'll see why that's an individual. All right. So Burton, everything's off market, everything has equity and the type of property owner that you want. That leaves us with 44,000 properties, but you still haven't picked a list yet. That's the cool thing about PropStream. You don't have to pick a list. Rather, you can think of a situation. And here's what I want to share with you guys. Looking for a mortgage, for example. There's a reason I use 7 years of ownership. Why? Because there's a certain type of mortgage that after 7 years it becomes adjusted. And with all the adjustments in interest rates right now, that means their mortgage payments are increasing. So while you're going after pre-foreclosures and bankruptcies and liens, right, what I believe to be after the fact, I can find someone that's heading in that direction. In this example, I'm going to look for someone with an open mortgage That has an adjustable rate, and there are 663 homeowners that have an adjustable rate mortgage right now with seven years of ownership. So as they're watching the news and hearing interest rates are increasing, their monthly payments are also increasing as well. And while you're waiting for them to stop making payments and then show up in a default, I can actually call them right now and plant that seed and say, "Hey, I'm an investor. I'm looking to help," or "I'm looking to buy properties." Feel free to call me if you have any questions, and they might say, "Well, hold on. I'm in this situation right now. I'm not in pre-foreclosure, but I'm in this situation, and now I can start talking to them way before you get that pre-foreclosure record or that lien record, that bankruptcy, because something happens. A situation happens before they go on a list, and that's why I'm showing you guys how to build situations." Most providers are selling you a list, and that's okay. Still work on that. But data is powerful nowadays, and you understand that. I know you do, right? Look at all these huge data companies are making billions and billions of dollars off data. You can do that in PropStream, and I showed you a perfect example of that, right? For those that are realtors, here's another example. Here's a motivated seller that's never going to be on a list simply using property characteristics. I could find someone in your market with 10 years of ownership who lives in their house and has been sharing one bathroom. Agents, how many people walk into your office and say, I got to upgrade because we just have a new child now, or my 2-year-old is now 12 and we need our own bathroom? So here it is. Show me all the 3 bedrooms or more. So a house with a family, because 3 bedrooms is a lot, with 1 bathroom. And there are 8,900 properties sharing that scenario. And if you're a fix and flipper watching this, what would you do if you got a 4-bedroom, 1-bathroom that's 1,300 square footage? What would you do if you got that property on contract? Probably going to slap a second bathroom in there and up your price and then sell it, right? This is what you can do in PropStream. So guess what, guys? I can check off this list. Save it and call it the three-bedroom, one-bathroom list, or I need a new bathroom list, or whatever you want to call it. That's building situations and properties. So you can take the traditional stance, pick a list and work off that list, or because we have so much data, look for those adjustable rate mortgages that are increasing right now. Look for the ones that are sharing one bathroom. Look for the homeowners with multiple properties right now because the property values are going low, right? So just going into Minneapolis right now and looking for an individual who might have ten to fifteen. 15 properties, right? What does that look like to your portfolio when property value goes down? It's going to go down for these homeowners right here, these 8 of them. They might want to let go of a property or 2 to prevent that portfolio from dipping a little bit, right? And you don't have to always pick a list. Now, for those that are watching, don't forget we do have buyers' information, so you can go into PropStream and pick a cash buyers list.
Right?
So if you're looking to wholesale or raise private money, we got you covered. I will say though, just be slightly careful with the buyer's list. PropStream collects so much data. We go very, very far back sometimes, like in this case, 2008, 2007. 2 best practices when you're building a buyer's list: make sure you let us know what sell date you need, right? So if you want a recent buyer, go to the ownership info, let us know the sell date. So if I want a buyer in the last 60 days, I just go back 60 days, go back to October and say, show me all the cash buyers from October 1st of this year or later. So I'm going to leave that second part blank. And there are your 90 buyers. And you can even get granular. You can say, hey, this buyer needs to be buying residential single-family properties. And there you go. There's your 23 cash buyers in the last 60 days that bought a single-family property. And now you can hit close and check those off. Save it to a list and mark it to those buyers because you now have a contract. So this is how to build a list in PropStream. That's one approach that you can do with our search page. Now, don't forget, once you've built a list, we will store it away in your My Properties area. Once it's here, just like the list we just built a few moments ago, you can check them off and you can export it onto an Excel sheet. And just like that, you now have your motivated sellers on your very own Excel sheet. You can take anywhere you'd like. But remember, that's just part 1. Part 1 does not give you any contact information, just addresses, right? Because if you go to the county right now and grab records, just like we're doing for you right now, none of those are gonna have phone numbers. You have to take that list and find other providers that collect that data, and We got you covered. We've been doing this for a while. So with PropStream, you can just leave your list here and just click on skip tracing. Follow the steps of skip tracing, and in about 5 minutes or less, you can go to the contacts area, find your skip tracing list at the bottom left. Once you find your list, go ahead and click on it, and you're going to see the phone numbers and emails that we've sourced for you. Again, if you do not get any results, we won't charge you at all for that lead. So you actually will be refunded. Once you get your results, you can check those off and you can export your list. So again, you can export just the addresses of the motivated sellers, or for a few pennies, you can export the landlines, the cell phones, the emails along with that list. And for those that need help with marketing, the last section in PropStream is our campaign area. So not only can you build the list and get contact information, but in our campaign area, you can start a new campaign. So I can call this the Minneapolis campaign and choose a list. So this is why it's important to save a list. But once you build the list, you can start a campaign and choose a list like I'm doing right now. And when you save and start that campaign, your campaign will be separated from your auctions campaign that you had last week, from your Las Vegas campaign you had 2 months ago, right? Now, the reason we separate your campaign from all the other ones is because your campaign gets its own website, right? So every one of these active campaigns, you can have 100 campaigns, every one of them will have a landing site. So like my auction campaign, 75 homeowners that are up for auction, my landing page says 30-day offer on it first and foremost, that gets their attention. But when I go to the landing page, it says, hey, I buy houses in cash. We close in 30 days. I'm psychologically talking to them. They're up for auction. I got you in 30 days or less, right? Hopefully that resonates with them. But when I created my buyers campaign, I'm not trying to buy a house from them in 30 days. I'm trying to sell them a house. So my website says, cash buyers, how would you like to make money in 2 weeks? Right? One website for auction, I'm gonna buy your house. This website for cash buyers says, I wanna sell you a house. What do you think my website for tax liens is gonna say? I could help you with your tax issues, or let me solve your tax problems. So every campaign you create from a list that you save gets a free website. That's part of your subscription. And then after you create that website, let's funnel them to that. How do you funnel them to that website? Sending them postcards from PropStream. So depending on how many leads you're sending postcards to and the size you, you decide on will dictate your pricing. Feel free to use one of our predefined postcards. We have several postcards, so you can find one that you like, select it, and then from there you can hit the print and mail and send out your postcard. Or if you already have your own postcard, You can go to blank postcard and upload your own. So browse image, upload one of your postcards, and hit print and mail, and you're all set. We'll send it directly to your list from PropStream. Takes about a week and a half for delivery. The second avenue of marketing is email marketing. Click on email marketing, let us know what you would like the subject to say, who the email's coming from, where you would like to funnel their response to, essentially an email, and then they'll receive that email. But this is our lead generation approach. You start in part 1, which is build your list and save it. You could stop there. Or part 2, skip trace it and get your contacts information and then get out of here. Or part 3, your campaign section. So again, we've designed it to follow this structure Right here. Now, again, if you do this in PropStream or outside of PropStream, the inevitable will happen. That phone will ring. And when that phone rings and one of these homeowners decides to call you back because they got your postcard, we're going to be able to help you out. So let's use 3910 Portland Avenue as today's example. Let's assume we sent this list a postcard and the owner gave us a call. 3910 Portland Avenue. What, what is that going to look like? First off, you're probably not in PropStream, right? So log into PropStream, right? That phone rings. Hello, my name is Burton. Oh, you got my postcard. Great. Thank you for calling me. May I get your address, please? Perfect. Type in the address. 3910 Portland Drive or Avenue. There it is. Minneapolis, Minnesota. Great. The other avenue you can take— I don't recommend this unless you know exactly every property in your neighborhood. But you can zoom in and you can click on that property if you want to zoom in and you know exactly where it's at. Maybe they give you the cross streets, click on the property. Not many of us are going to do that. What we're rather going to do is search the address, which I recommend that you do, and then click on that address. And we're going to give you a lot more information than just clicking on a parcel. When you search the address, we're going to paint that property green. And we're going to take that property and give you the brief description here on the right-hand side. So address, estimated value, whether it's on or off market characteristics, some other values. We're also going to take the city that property's in and give you the listings. Not that you need to know it, but we're just letting you know, hey, there's 2,500 properties listed in this market. There's 24,000 cash buyer records here.
Right?
Just to kind of give you a little bit of insight of the local knowledge that's happening in this market. Since we're using Google Maps, feel free to zoom in, zoom out. You can drop yourself on street level and take a look at the property at ground level. You know, compliment them for keeping the yard clean. Ask them if they use the bench out front. Maybe they have a shop that you can see in the garage. Hey, you do woodshop? That's awesome. Use some of the features on Google Maps to stir a conversation that could separate you from every other investor that's called them. Right? So Google Maps is there. And finally, down below is the statistics. So below the map, if you click on this up arrow, we can show you whether there's been positive or negative price changes in the last 30 days, or rent changes positive or negative, price per square footage trends. Since we collect MLS data and sold data, a 3-bedroom property in this market goes in about 75 days on average. So now you could start talking like an expert. Right? Ah, you know, I know you want to buy my property, but let's say you did buy my property and you fixed and flipped it for me and and you sold it. How fast do you think you could sell it? Well, I think we could sell it about three months or less. So this is a lot of information that we're giving you just so you can get this confidence going because you're the investor, the professional. They're not. You got to have this data readily available. Now, if you are going to have a full-blown conversation with this homeowner again, this is just. Quick local information should be the first 2 minutes of your conversation or less. But if the conversation carries on, I need you to go into the details of the property. This is PropStream's bread and butter. We took all that data from earlier and smashed it together so you don't have to go on 10 different websites anymore. It's all here. What I mean by it's all here is that you get the address, A specific satellite photo of that property, and feel free to click on that and zoom in and zoom out if you need to. But we're going to highlight that specific property for you. Beds, bathroom, and square footage. So in the past, you had to ask for this stuff. Today you can say, hey, Betty, I see your property is nearly 30 years old. When's the last time you did the roof? Instead of saying, Betty, how old is your property? And she could say, you're the expert, and then hang up, right? Today you're the expert, and you have that information right there in front of you. Summary of the property type, status, whether it's distressed, whether you need to short sell it because it has negative equity, which this one does not. If there's an HOA, yes or no. Owner type, it's an individually owned property. Owner occupied, occupied, meaning they're answering their mail and living in this property, and they've been doing that for 26 years and 5 months. Financed, right? County. All this information is a summary of the property details. Right down here. So the first tab, we took information from this area and just kind of filled this out. But if you need more of this information— owner type, owner information, property characteristics, building, land, and location like zoning and school district, legal description, tax information, the last time it sold— after property details, you have what we call situational data. Because yeah, now that I know the property is 30 years old, 3-bedroom, 2-bathroom, 1,100 square footage, and you're tired of it, great. What situations are you going through with this property? And that's what you're going to see right after. So this property in this case has a lien because that's what we looked for earlier, right? We're looking for tax lien properties. She happened to go beyond that. She now has a lien on her property of $18,000, a federal tax lien. So, uh-oh. Right? Not only do I have to worry about your mortgage if there is a mortgage, but I have to take care of this lien on top of that. Now, what if she was on market? If she was on market like these 2,500 properties here, when I go into the details of that property, there will be an MLS tab. And no 2 properties are the same. Every property goes through a different situation. So the tab may be different the next property you search. What if the property's going through pre-foreclosure? What do you think is going to happen when I go to these properties? Exactly. Pre-foreclosure. And if there's multiple situations, like they're going through pre-foreclosure and it's on market pending, we're going to put those 2 situations together. So there are times you might see pre-foreclosure, lien, divorce, and MLS side by side, right? That's called situational data. Now, for Betty over here, just one situation. Just a lien, that's all. So I know our property details. I know we need to take care of this $20,000 lien. I'm rounding up here. I want to take a look at your financial stuff. So let me take a look at your tax information, right? Let me look at your mortgage. She doesn't have a mortgage. Why? Because in 1996 she paid cash for this property. So there's no mortgage. So if I do want this property, I can pretty much offer anything but There's a note, there's a lien on the property. So I can't just offer $10,000. I probably need to offer $50,000, $60,000, or something reasonable that's going to take care of her lien, put money in her pocket, and then I get to get that property at a discount, right? Depending on this condition. So that's the financial information. What if the property has a mortgage? Let's assume a property has a mortgage. This is what it will look like. If a property has a mortgage like this property here, You get to see all that information: the loan, the reporting date. Heck, you can even purchase the document for $5. We'll tell you the loan type, the loan amount, the estimated interest rate, the loan term. If we have the rate type, we'll tell you what that is as well. If there's 2 loans, 3 loans, 4 loans, you can see all of that as well. So for Betty's case, she paid in cash 1986. She hasn't done a second or third or fourth. So no, no. Balances on her mortgage, just the federal tax thing we need to take care of, right? So property data, situational data, financial stuff. Now that I know all of the stuff, okay, let me make an offer on your property. And that's where the comparables comes into play. So comparables and nearby listings will show you everything that's happening in terms of sales in the local market. So here, as you can see, the whole bottom half will change. The first box is your comparables. So here are your sales, your public sales. So anything that ever happens will get recorded at the public office. That's what this is right here, all your public record sales, right? And the cool thing about public records is you can control the situation. You can look for cash transactions. You can look for something that was financed, something that was foreclosed on, right? So in this case, there's been one cash transaction. in a half a mile radius from this area. So I want to go out a mile. I can change the distance to a mile if I want, and now it's going to show me all the cash buyers in a mile. So public records, you can control the situation and the distance and any other filters to narrow down the leads that you need. You also have MLS data. So here in the MLS section, I can look for sold. I can look for active, pending. I can apply some filters. Go out a mile, go under a mile, right? Choose the type of property or class that I need. So the difference between the 2 is everything gets recorded at the county. So if I buy a house privately in cash, the county will record that. MLS, things that sold through a realtor, right? The benefit here, we get photos, and sometimes we get records before the county. So if there's photos, you'll see photos here. Get to click on that. You get to see that property and you get to determine, okay, this house right here has definitely been renovated, definitely cleaned up, right? Has decent kitchen stuff. That house sold for about $325,000. Okay, I don't even live in this market, but now I know what a $325,000 house needs to look like to sell for that amount, right? That's the power of data. So here our users can say, okay, Betty's house is a 3-bedroom, 2-bathroom. So I want to look for all the sales in the last year or maybe move it forward, start maybe March of this year and look for only the 3-bedroom, 2-bathroom properties, certain year built, certain square footage, lot size. Only look for sold or active or whatever it is that you want, half a mile radius or a mile radius, and only look for residential and single-family properties. And then what you're able to do is now look at your narrowed results Scroll left to right. The first line is always the homeowner's line, so you can do now some side-by-side comparisons. And we see the last 3 are not even comparable, so we can uncheck those. Everything else seems to be decent and of the same range. Based on those 4 filtered comps, my new average sale price is $270,000, which was a lot bigger than the $74,000 that we just smashed together with an average. Right? And that 270 average of these 4 selected here is even— right, is what I want. But I need to educate the homeowner. So trying to explain to them over the phone isn't going to help. This is where this blue button Actions come into play. You can now go to Actions and hit View Comps Report, and we'll take your filters, your selected results, the subject property, And any photos, if there are any photos on these properties, and slap them on this PDF report that you're seeing right now. So now when I visit the homeowner, if they say, oh, I need to think about it, I'm going to say, can I get your email really quick? Because I'd like to show you my report. My report's going to show Betty her property address on the first page, listing history, history of the property. It's then going to show her my search criteria so she knows I'm not trying to pull a fast one. Hey Betty, look at the very bottom. I looked at MLS records, all 3 bedrooms, 2 bathrooms, single-family property, and this is what I found, Betty. A house that sold for as low as $220,000, one sold for as high as $323,000, and the average of everything is about $270,000. She might say, well, I want $323,000 for my house, and I could say, well, Betty, I'd love to give you that, but that house had a square footage of 1,300, which is almost 200 more than yours, and it was a little bit newer. Right? Or older, renovated, whatever that may be. Or it might be nearer the school, or it might be near the park, and that's why we can't give you that, right? So here's your subject property. Here are the 4 comps based on proximity: A, B, C, and D. And we can even show her the comps. We can give her the addresses, estimated values, and again, if there are any photos of the property, we'll put that in the report. So that she can say, oh, okay. So if she wants full price, if she wants what number 3 sold for, $323,000, right? I could say, Betty, I'd love to give you that, but $323,000 sold and looks like that right now. Right? And Betty, you know what? I think your house is still valuable, but we got to do the kitchen. We got to do the paint. The roof is falling, a little bit of holes in it. We got to take care of that. But, you know, based on this, you're not too far away. You're probably about 60% there. So how about I give you 60% of $323,000? How does that sound? How's $240,000 cash sound? How does $220,000 cash sound? That's how you can use our data to not only source motivated sellers, but the inevitable when they call you back, you're going to need something in front of you to speak to that homeowner. And again, For those that are in this business, you're speaking to 10, 15, 20 homeowners on a daily basis. And so we don't expect you to have 10, 15 manila folders ready to go because you never know who's going to call you. That's where we come into play. So if today, you know, Minneapolis calls me, great. If tomorrow Denver calls me, great. I can go to Denver, I can zoom in, I can click on the property, and now I can have a conversation with any of these homeowners right on the spot. We could talk to Michelle and her trust, and we talk about the mortgage. We can talk about the linked properties that she has, right? And I told you, how did we get the linked properties? Tax information. What a lot of individuals with multiple properties will do is they'll send their tax bill to one address, and we've done enough research to reverse engineer that. So this is how, when you go in PropStream and go, hey, I want to go to Denver, I want to look for an individual who has maybe 5 to 7 properties. Well, how did we come about that? Well, we know that that individual, right, in this case, Mary, she has this tax address and all her properties are being sent to that same tax address. That's how we know these are her properties. And this is going to be very important, especially in the next few months, With market values doing this, there was a news article recently with JP Morgan, JP Morgan wanting to dump a billion dollars into portfolios. We can help you find those with portfolios in your market. So with that said, Joe, I want to thank you so much for giving me the time this afternoon to share those that are watching exactly what PropStream can do, and I hope that we can provide some added value to your current real estate business. But I do want to thank you so much for. Letting me spread some light on our product.
No, thank you very much. I appreciate your time and your effort, and it was very eye-opening. I use another service, but I'm looking at yours, and you explained it perfectly, and it looks like you have a lot more data points there to search from. So thank you very much. I appreciate it.
Absolutely, Joe. Again, thank you for having me.
