In this instructional video, real‑estate investor Joe Homs explains what a land trust is and how it can be used to protect assets and preserve privacy in property investments. He outlines the basic structure—a trustee holds title to the property while the investor (or an LLC) is the beneficiary—and shows how naming conventions (e.g., “123 Main Street Trust, LLC”) keep ownership information off public records. Homs clarifies that a land trust alone offers limited liability protection, but when paired with a single‑property LLC for each asset, it can isolate risk so that a claim against one property does not affect the others. He also describes how land trusts fit into estate planning: each property‑LLC is owned by a living trust, allowing seamless transfer to heirs. Throughout, he stresses that he is not an attorney and advises viewers to seek legal counsel before implementing these structures. The video ends with typical YouTube calls to action (like, subscribe, book a consultation).

I made this channel for the new and experienced investor. Those of you who want to live the life you've always wanted through real estate, make sure that you like And subscribe and share this video with your friends. Number 1, and before I start with number 1, I do want to disclose that I am not an attorney, so please seek the advice of an attorney before you do any of these things that I'm suggesting. So number 1, privacy. And the reason that there's privacy is when you record a land trust, most of the time what I do is just record it in the address of the property. 123 Main Street Trust, and then you'll have the trustee on the end of that. Now the trustee could be any individual, it could also be an LLC, which is what I use. So 123 Main Street Trust, LLC, 123 Trustee. Now the trustee is the person who's in charge of signing all the documents in a real estate transaction. So you have a land trust. In the land trust has a beneficiary. So that would be you, the owner of the property. You as an individual or you as an LLC would be the owner. And then the trustee is the one that's in charge with your instructions to sign any documents related to that property. Are you following along? Make sure that you hit that like button and help me get in front of new investors. Let's talk about asset protection. In a land trust, There really is not any asset protection unless you do it certain ways. And then the only way that I know of is, again, land trust, 123 Main Street. The beneficiary, I usually list my LLC, so I got privacy protection to begin with. And then if somebody finds out who actually owns that property, they're going to find that it's my LLC. And I have an individual LLC for each property that I own. So the liability stops there, it doesn't go on to another LLC that I have 10 properties under. So be careful that you do that the correct way and you may seek the counsel of an attorney. Let's talk a little bit about estate planning. So I have multiple properties that I own, all my properties are in a land trust, they're all owned by different LLCs. At the end of the day, my LLCs are owned by my living trust. So if something happens to me, my living trust goes to my children, and then my children have the ability to do anything with any of the trusts or LLCs that I own because they are the beneficiaries of my living trust. From privacy to estate planning, a land trust can be a valuable tool in your real estate investments.
