In this video, seasoned Southern California flipper Joe Homs (over 40 years experience) explains why curb appeal is critical for selling a flip quickly and profitably, and outlines five high‑impact exterior upgrades that can be done on a modest budget. He emphasizes that buyers form their first impression from the outside, so neglecting the exterior can cost time and money. The five fixes are: (1) exterior painting (average $3,500‑$4,000) to give a fresh look; (2) cleaning or installing new dual‑pane windows for a modern appearance; (3) installing large, prominent house numbers for better visibility; (4) front‑yard landscaping, preferably sod, to create a clean, green entry; and (5) repairing or replacing the driveway (concrete, pavers, or new asphalt) to ensure a solid first impression. Joe encourages viewers to comment on their favorite curb‑appeal ideas, subscribe, watch related videos on inspection tips, and contact him for deal assistance.

In today's video, I'm going to give you the top 5 curb appeal fixes you can implement on your next flip for those big profits. Coming up next. Curb appeal is one of the most important factors that determine how fast you sell your flip. If you ignore the exterior of the house and only focus on the inside, you might deter potential buyers. For better or for worse, it's the first impression of your project. So make sure that you don't overlook this important step. Here are 5 curb appeal fixes that you can implement on your next flip. Really quick, I want to introduce myself to all the new members. I'm Joe Homs. I have over 40 years of experience flipping in Southern California. I made this channel for anybody looking to live the life they've always wanted through real estate. But I need you to subscribe because I don't want you to miss out to anything. Here are 5 ways to give your house a facelift. Keep watching till the end. The last one may surprise you. Number 1, painting the exterior. Really important. That's your curb appeal. That's where you're going to spend not a substantial amount of money because painting a house on the outside, $3,500, $4,000 on average. Again, depending on the size. But it is so important because that curb appeal, somebody's looking at that house. and they see that it's been freshly painted, goes a long way. Number 2, cleaning or installing new windows. I like to install new windows because people can actually notice that they're new windows. If it's a single-pane window, I always like to replace those with dual-pane, and it just looks way nicer at the end of the day when you walk into a place that's been completely remodeled And the windows are double-pane instead of single-pane old windows. Number 3, buying a new set of house numbers. Okay, so now if you go out in the community, you normally see these small, like 2-inch house numbers. I like to buy the big ones that are like 6 inches and they're really pronounced and put them out front and even kind of have them stick out. From where I put them. So it's either on a block wall, on, on the eave of the property, wherever it's at. But again, that's curb appeal. Just make that numbering look that much brighter and stick out. Number 4, landscaping. Again, curb appeal. So try to make the landscaping in the front the best that you can. In the back, you can minimize what you put back there. Because most of the time somebody's going to come in and they're going to do whatever they want in the backyard. If you don't have any grass, then just put some bark down. They're going to come in, if they have a dog, they're going to put grass in. They may end up putting a pool. They may end up putting a spa. But the front, you need to pay really special attention to that and make sure that everything looks fresh and clean. Put some potted plants, some flowery plants. I like to, personally, I like to put sod in the front because that looks brand spanking new. There are other flippers that when they buy the property, they have their landscaper seed it. My problem with that is that it grows weeds, and so then I have to deal with the weeds at the end of the day. So front yard landscaping is a must. Number 5, The driveway. The driveway again is curb appeal. Is it just a cement driveway? Is there cracks all over the place? Is this something that you're going to replace with concrete again? Are you going to put pavers in there to make it look a lot nicer? Driveways can be very important. So make sure that whatever driveway you have in there, if it's an asphalt driveway, I'd definitely replace that. So make sure that it looks again brand new. This is, this is what people are going to look at as they're walking into the house. Once they get in, they can see that everything's been redone, but to get them in through that door, driveway is a very important part. What are your favorite ways to improve curb appeal?
