Flipping houses looks easy on TV, right? Buy low, fix it up, sell high, and cash in. But after 40 years in this business, I can tell you that's a dangerous myth. I've seen people make millions and I've seen people go broke. And today I'm pulling back the curtain on what no one tells you about flipping properties. TV makes flipping look like a get-rich-quick scheme. What they don't show you— the stress, the delays, Most people jump into flipping with zero experience, thinking that a little paint and new floors will guarantee a profit. But here's the hard truth. Flipping is a business, and if you don't treat it like one, you're gonna lose money fast. In my 4 decades as a broker, mentor, and investor, I've seen it all. And let me tell you, most flippers fail because they don't know what they're walking into. So let's talk about the biggest mistakes that can wipe out your profits before you even get started. Okay, Joe, Let's get started. You buy a house, and on the surface, it looks like a simple cosmetic flip. And then boom, you find out that the foundation is cracked, the wiring is outdated, and the plumbing needs a total overhaul. And suddenly your quick flip just turned into a money pit. If you don't account for these, you'll be in for a rude awakening. I've seen first-time flippers lose their shirts because they underestimated the real cost of renovations. Flipping is not about luck. It's about numbers. I don't care how hot a neighborhood is. If the numbers don't work, you walk away. The biggest mistake I see— people fall in love with the house and ignore the math. That's how they lose money. ARV— what the house will sell for when renovated. Purchase price— if you overpay, you're in trouble from day one. Renovation budget— Get 3 estimates and then add 20% on top of that for surprises. Holding costs, mortgage, utilities, and insurance while it sits. Selling costs, realtor fees, closing costs, and staging expenses. If these numbers don't add up, don't try to force the deal. There will always be another opportunity. Now, if you want to flip successfully, You need these 3 things: knowledge, discipline, and a solid team. When it comes to knowledge, know the market, understand renovations, and master negotiations. Discipline, stick to your budget, never cut corners, and never overpay. As for a solid team, get a reliable contractor, an honest realtor, and a great mentor. If you need a mentor and you're in Orange County, reach out to me for local one-on-one help. I've mentored hundreds of new investors and the ones who listen, who run the numbers, who take their time, they're the ones who make real money. The ones who chase quick flips, they usually don't last. Here's the secret. Flipping isn't about houses. It's about people. You need the right contractors to get the job done on time, the right realtor to sell it fast, and the right mentor to keep you from making rookie mistakes. Flipping can be incredibly rewarding, But it's not a shortcut to wealth. If you want to succeed, start small, educate yourself, and find a mentor.
